A r81igious service is held every Sunday al 10'.30 a.m. and a Sunday School is held al the same time for young people up to the age of 20. Every Wednesday evening al 7 pm a meeting is held which includes an opportunity lor members of the congregation lo testify lo the healing power of Christian SGience and lo share eXPer￿nceS resulting from the study and practice of the religion. A Thanksgiving Service is held 8nnu811y on the fourth Thursday in November. All our services and testimony meetings are available online as well as being 'in person, to enable those who are unable lo gel to our seN1￿$ to benefit from the spiritual inspiialion. 11 also enables people lo join from other countries and dtfferent parts of the UK if they do not have access to a church localty. The Church maintains at 11 St Chad's Street a Christian Saence Reading Room and is Currently open from 10.30am lo 2.30 pm on Tuesdays, Thursdays and Fridays each week. Here the Bible, the Christian Science textbook, Science and Health wth Key lo the Scriptures, by Mary Baker Eddy, her other writings, al￿ other litemlure published or authorised by the Christian Saence Publishing Soci8ly, are available to be read, borrowed or pur¢h8sed. During the year 2024125 a Christian Science lecture wes h8ld for the public in June given by Monique Hertgen CSB of Duingl, France. Our premises have been used by various musical chanties and individuals for leaching and concerts as required and occasionally by other local charities and community groups in the area for meeting8. Financial revlew The Statement of Financial Aetivlties on page 9 shows net incoming resources for the year of £904.758 compared to nel incoming resoLJrces Df £17,060 in 2024. This is mainly due lo legacies received of £903,198 in 2025. On the income side, the Church has received rental income from office space on the 1 st, 2nd arKI 3Td fl(K)rs of the building of £58,884. Al the year end, the Church's unreslri¢t8d ftjnds amounted lo £5,541.177 comprising of a designated lund of £4,561,000 rellecting the net book value of the Church's freehold Eand and bull dings and fair value of investment property. Nel current assets 81 the year ènd were £407,421 compared wlh £122,274 for 2024.

There is also a separate account of £100,000 for essential repairs to the building. The church as of 31 October 2025 has r6serves Of £1,121,38812024'. £484,460) invesled in a Portfolio Brewin Dolphin. This is the third year we have 8ccrued Considerable reserves which are in an unr8slricled ftjnd. This has enabled us lo creat8 a more solid financial basi5 for our charil y following the development Df our new church building. The inleresvdividends reeeivable each quarter from the reserves are used to supplement our cashflow for the day lo day activities of our church. Although we have two thirds of our potential rental income from office lets, our donations from ¢hLJrch services are very variable, hence the requirement lo maintsin an acceptable level of reserves. will relain these reserves at a level of al least £500,000 for the next financsal year lo supplement our day lo day income and as a contingency measure lo maintain the standard of repairs required for our building not only as a church. bul also for the offices which are let on the upper three floors. Also lo enable us to develop our outreach to the public via lectures and the promotion of our church setvices. We are currently in the process of expanding the adivities of our ReaLling Room which will require increasing the hours we are open. Funding will also be used lo advertise our services and 8¢tivilies more w¢dely in London. We are also installino a new improved amplification. streaming arxl camera system for our online and in-person congregation. Investment powers and policy The charity looked to maxlmise the retum in terms of both income and catsl. The trustees have unrestricted powers of investsnent. As permitted by the charity's constitution, the trustees have given the church's investment managers Brewin Dolphin UK discretion to manage the portfolio within an agreed risk profile. Each year at le8St tyvo of the trustees and the treasurer meet with our assigned F)Ortfolio managor at Brewin Dolphin to assess the performance of the portfolio is salisfaclory given the current financial markets worldwide and our risk level which is low lo medium. Our current policy is not to draw Qown on our investments at present and to manage our d8y-l¢>day financial needs from our regular income from donations, rentals and interest payments. Risk Management The Church depends rjn donations, and Ihe rental income from the uppor three floors of the Church ￿ik*Ing, for Ils financial su8lenan¢e. Financial reserves are accumulated and invested in a COIF a￿ount and in a managed portfolio with Brewin Dolphin. The TreasLtrer and bookkeeper prepar8 regular accounts for the Board and for the members. All invoices are approved and checked by the Board and the Treasurer. Direet debits are in use for many accounts_ Approved invtsiees a￿ paid primarily by bank transfer or occasional by cheque. Cheques are signed by the Treasurer and either one or two Boarcl Members. In addition to insurance eovering conl8nts and property assets, the Church carries public and employer's liability insurance. Trustees are also covered by sp￿lfi¢ indemnity insurance. We h8ve recently undertaken a revaluation of building costs for insurance purposes.

Golng Concem Risk Assessment The financial model which was proposed when the Church moved into the new building, was that the k>ng-lemi financial security would be ensured as the result of the lelling income from the offlces on the first. second, and third floors. This continues to be our aim with additional investment income from our portfolio. are also confident that others charitsble organisations in the Christian Science movement such as Ihe ￿￿$1M1nSter Fund, will, if reqUI￿d in the fthure, SUPPDrt a London branch church which is very near to one of the largest transportation interchanges in Europe, and is a continuing prOV￿er of meeting spa￿$ both fr)r a number of Christian Saence CoM￿lttees, as well as local community charib"es. The trustees and all members continue lo support all the activllies of the church in prayer, and Ihey use the precedent of the tsx demand made upon our Lord Jesus Christ described in the gospel of Matthew117.27} as an assurance that their prayers will always be answered in the futu￿, just as they have in the past. Update on progress durlng flnancial year ending 31 October 2025 and plans for future perlods INhen planning activities for the year, the Board has considered the Charity Commission's guidance on public benefit and, in particular. the specific guidan￿ on charities for the advancement of religion. Any activity beyond that OLrtlined above can only be undertaken as the result of a motion passed by simple majority of members present at a church meeting. Our rental income during the year was from the letting of three fioors of office space for the majority of the year. The first floor is now vacant from early October. The generous donation from Third Church of Christ Scienlisl, London has been invested in a portfolo and the Interest enttan￿$ our annual income. There has also been a bequest from a former member of £900,000. At least £500,000 has been invested with Brewin Dolphin. An application for the removal of the legal charge on the loan repaid is still with the Land Registry and confirmation of removal should be received in early 2026. Our fina￿1￿[ position is still secure and we are grateful for the donation8 ￿ceIVed from members in order lo continue our activities.

Discoverer and Founder of Christian Scienc@. We currently have four trustees on our board. There is provision for a maximum of five and a minimum of three trustees in our Constitution. All our trustees have previously served and have considerable experience of serving on boards of Christian scien￿ churches and other activities including those of Chnstian Saence. We do work closely with the Charity Commission to ensure that the trustees are following their requirements. Trustees can att&nd courses piovided by our investors lo keep up to dale with current regulations. There would be an induction for any new tnjstee who has not served before, and the board aims lo maintain expellenced trustees on the board al all limes. The board of trustees has regulai meetings and works closely with the treasurer. Most decisions are made by the board and then members are advised at regular rnembers, meetings in particular where high-cost contracts such as insurance or maintenance are Involved. The church has no full-lime employees. A small number of individuals undertake part-time roles for th8 church and receive regular honorarium payments which are processed through PAYE payroll. For accounting and reporting purposes, these Individuals are treated as employees. Other activities are I￿rried out by volunteers or by self-employed contractols paid againsl invoices. All branches of the Mother Church enjoy a congregational form of government. There are no hierarchies and there are no clergy. The four Board Trustees are Church members who are elected annually by the membership. In practice the Trustees serve on a rolaling basis for up to three years. However. there is no prohlbillon for a Trustee to serving more than three years, nor to being elected again after an interval. There is no formal training, however Trustees do attend appropriate courses where required and update legal and financial kno￿edge wularly. They also consult with professional organisations for regular support of the Trustees, role. This departure has involvetl following the Statement of Recommended Practice for charities applying FRS 102 rather than the version of the Statement of Recommended practi￿ which is rèfeNed to in the Regulations but which has since been wlhdrawn. The financial slatefnents are prepared in steding, which is the fvndional CAJrren¢y of the charty. Monetary amounts in these financial statements are rounded lo the nearest £. The finandal statements have been prepared under the histoncal cost convention modified to indude the revaluation of investment properties and ￿rtain financial instruments at fair value. The principal accounting policies adopted are sel out below. 1.2 Going concern Al the lime of approving the financial slatemenls, the trustees have a reasonable expectation that the charity has adequate resources lo corrtinue in operational existence for the foreseeabl8 ftjture. Thus the trustees continue to adopt th8 going concern basis of accounting in preparing the finanryal slalements. 1.3 Charitable funds Unrestricted funds are available for use at the disuetion of the trustee8 in furtherance of their charitsble objectives.
