Thè trustees present their annual report and finan¢io1 statements for the year ended 31 October 2025.
The financial ststements have been prepared in a￿rdan￿ with the accounting policies set oul in note 1 to the
financial slalements and comply with the charity's governing documerrt, the Charities Act 2011, FRS 102 "The
Financial Reporting Standard applicable in the UK and Republic of Ireland, and the Chafilies SORP "P£¢ounting
and Reporting by Charities.. Statement of Rewmmended Practice applicable to charities preparing their account5 in
accordance with the Financial R8porting Standard applicable in the UK and Republic of Ireland IFRS 1021"

vealed to this age by Mary Baker Eddy.. To achieve this object the Church continued its main octivities during the
year of reFX)rt, namely, holding of public services, provision of a Sunday School, rna1ntenan￿ of a Reading Room,
and sponsorship of public lectures.
The Church a150 Shares ils premises ￿ the benefit of thè local communty, and hosts meellngs of committees
whose work is integral to the activities in the UK of The Mother Church, Boston, Massachusetts, USA.
A r81igious service is held every Sunday al 10'.30 a.m. and a Sunday School is held al the same time for young
people up to the age of 20. Every Wednesday evening al 7 pm a meeting is held which includes an opportunity lor
members of the congregation lo testify lo the healing power of Christian SGience and lo share eXPer￿nceS resulting
from the study and practice of the religion. A Thanksgiving Service is held 8nnu811y on the fourth Thursday in
November. All our services and testimony meetings are available online as well as being 'in person, to enable those
who are unable lo gel to our seN1￿$ to benefit from the spiritual inspiialion. 11 also enables people lo join from
other countries and dtfferent parts of the UK if they do not have access to a church localty.
The Church maintains at 11 St Chad's Street a Christian Saence Reading Room and is Currently open from
10.30am lo 2.30 pm on Tuesdays, Thursdays and Fridays each week. Here the Bible, the Christian Science
textbook, Science and Health wth Key lo the Scriptures, by Mary Baker Eddy, her other writings, al￿ other
litemlure published or authorised by the Christian Saence Publishing Soci8ly, are available to be read, borrowed or
pur¢h8sed. Ther@ is also aC￿sS lo online irrforwnalion on Christian Science websites.
During the year 2024125 a Christian Science lecture wes h8ld for the public in June given by Monique Hertgen CSB
of Duingl, France. Our premises have been used by various musical chanties and individuals for leaching and
concerts as required and occasionally by other local charities and community groups in the area for meeting8.
Financial revlew
The Statement of Financial Aetivlties on page 9 shows net incoming resources for the year of £904.758 compared to
nel incoming resoLJrces Df £17,060 in 2024. This is mainly due lo legacies received of £903,198 in 2025.
On the income side, the Church has received rental income from office space on the 1 st, 2nd arKI 3Td fl(K)rs of the
building of £58,884.
Al the year end, the Church's unreslri¢t8d ftjnds amounted lo £5,541.177 comprising of a designated lund of
£4,561,000 rellecting the net book value of the Church's freehold Eand and bull dings and fair value of investment
property. Nel current assets 81 the year ènd were £407,421 compared wlh £122,274 for 2024.

The Church maintsins a General Fund (unrestricted ￿nds) lo meet financial needs as they aTise. There is also a
separate account of £100,000 for essential repairs to the building.
The church as of 31 October 2025 has r6serves Of £1,121,38812024'. £484,460) invesled in a Portfolio Brewin
Dolphin. This is the third year we have 8ccrued Considerable reserves which are in an unr8slricled ftjnd. This has
enabled us lo creat8 a more solid financial basi5 for our charil y following the development Df our new church
building. The inleresvdividends reeeivable each quarter from the reserves are used to supplement our cashflow for
the day lo day activities of our church. Although we have two thirds of our potential rental income from office lets,
our donations from ¢hLJrch services are very variable, hence the requirement lo maintsin an acceptable level of
reserves.

income and as a contingency measure lo maintain the standard of repairs required for our building not only as a

adivities of our ReaLling Room which will require increasing the hours we are open. Funding will also be used lo

Investment powers and policy
The charity looked to maxlmise the retum in terms of both income and catsl.
The trustees have unrestricted powers of investsnent. As permitted by the charity's constitution, the trustees have
given the church's investment managers Brewin Dolphin UK discretion to manage the portfolio within an agreed risk
profile. Each year at le8St tyvo of the trustees and the treasurer meet with our assigned F)Ortfolio managor at Brewin
Dolphin to assess the performance of the portfolio is salisfaclory given the current financial markets worldwide and
our risk level which is low lo medium. Our current policy is not to draw Qown on our investments at present and to
manage our d8y-l¢>day financial needs from our regular income from donations, rentals and interest payments.
Risk Management
The Church depends rjn donations, and Ihe rental income from the uppor three floors of the Church ￿ik*Ing, for Ils
financial su8lenan¢e. Financial reserves are accumulated and invested in a COIF a￿ount and in a managed
portfolio with Brewin Dolphin. The TreasLtrer and bookkeeper prepar8 regular accounts for the Board and for the
members. All invoices are approved and checked by the Board and the Treasurer. Direet debits are in use for many
accounts_ Approved invtsiees a￿ paid primarily by bank transfer or occasional by cheque. Cheques are signed by
the Treasurer and either one or two Boarcl Members.
In addition to insurance eovering conl8nts and property assets, the Church carries public and employer's liability
insurance. Trustees are also covered by sp￿lfi¢ indemnity insurance. We h8ve recently undertaken a revaluation of
building costs for insurance purposes.

The financial model which was proposed when the Church moved into the new building, was that the k>ng-lemi
financial security would be ensured as the result of the lelling income from the offlces on the first. second, and third
floors. This continues to be our aim with additional investment income from our portfolio.

The trustees and all members continue lo support all the activllies of the church in prayer, and Ihey use the
precedent of the tsx demand made upon our Lord Jesus Christ described in the gospel of Matthew117.27} as an
assurance that their prayers will always be answered in the futu￿, just as they have in the past.
Update on progress durlng flnancial year ending 31 October 2025 and plans for future perlods
INhen planning activities for the year, the Board has considered the Charity Commission's guidance on public
benefit and, in particular. the specific guidan￿ on charities for the advancement of religion. Any activity beyond that
OLrtlined above can only be undertaken as the result of a motion passed by simple majority of members present at a
church meeting.
Our rental income during the year was from the letting of three fioors of office space for the majority of the year.
The first floor is now vacant from early October.
The generous donation from Third Church of Christ Scienlisl, London has been invested in a portfolo and the
Interest enttan￿$ our annual income. There has also been a bequest from a former member of £900,000. At least
£500,000 has been invested with Brewin Dolphin.
An application for the removal of the legal charge on the loan repaid is still with the Land Registry and confirmation
of removal should be received in early 2026.
Our fina￿1￿[ position is still secure and we are grateful for the donation8 ￿ceIVed from members in order lo
continue our activities.

Legal and Admlnistrativo Information
The Church is a Registered Charity, No. 236093, and is govemed by a Conslilulion, by ch￿￿h Rules. and also The
Manual of The Mother Church by Mary Baker Eddy. Discoverer and Founder of Christian Scienc@.
We currently have four trustees on our board. There is provision for a maximum of five and a minimum of three
trustees in our Constitution. All our trustees have previously served and have considerable experience of serving
on boards of Christian scien￿ churches and other activities including those of Chnstian Saence. We do work
closely with the Charity Commission to ensure that the trustees are following their requirements. Trustees can
att&nd courses piovided by our investors lo keep up to dale with current regulations. There would be an induction
for any new tnjstee who has not served before, and the board aims lo maintain expellenced trustees on the board
al all limes.
The board of trustees has regulai meetings and works closely with the treasurer. Most decisions are made by the
board and then members are advised at regular rnembers, meetings in particular where high-cost contracts such as
insurance or maintenance are Involved.
The church has no full-lime employees. A small number of individuals undertake part-time roles for th8 church and
receive regular honorarium payments which are processed through PAYE payroll. For accounting and reporting
purposes, these Individuals are treated as employees. Other activities are I￿rried out by volunteers or by
self-employed contractols paid againsl invoices.

Th8 Church is a branch of The Mother Church, The First Church of Christ Scientist, Boslon, Massachusetts, USA.
bul is in il's government completely independent, self-financed and self-governed. All branches of the Mother
Church enjoy a congregational form of government. There are no hierarchies and there are no clergy.
The four Board Trustees are Church members who are elected annually by the membership. In practice the
Trustees serve on a rolaling basis for up to three years. However. there is no prohlbillon for a Trustee to serving
more than three years, nor to being elected again after an interval.
There is no formal training, however Trustees do attend appropriate courses where required and update legal and
financial kno￿edge wularly. They also consult with professional organisations for regular support of the Trustees,
role. Trustees a￿ elected on a rotating basis, so that n￿Y elected members of the Board are normally sorving swth
experienced memb¢rs. All other Church ofticers are members, also appDinted annually by th• Board.

Conslitulion, by chU￿h Rules, and the Manual. The principal office addross is given in the Legal and

1.1 Basls of preparatlon
The financial slalemenls have been Fxepared ift a￿OrdanCe with the charity's governing document, the
Charities Act 2011, FRS 102 'The Finanual Repcirting Standard applicable in the UK and Republic of Ireland
and the Charities SORP "Accounting and Reporting by Charities.. Slalement of Recommended Practice
applicable to charities preparing their accounts in a￿ordanCe with the Financial Reporting Standard
applicable in the UK and Republic of I￿%and <FRS 102)" The Gharity 1$ a Public Benefit Enlily as ￿fined by
FRS 102.
The charity has taken advantage of the proviston$ in the SORP for charities not lo prepare a statonenl of
cash ftows.
The financ4al ststemenls have departed from the Charili8s (Accounts and Reports) Regulations 2008 only lo
th& extent required to Pfovide a true and fair view. This departure has involvetl following the Statement of
Recommended Practice for charities applying FRS 102 rather than the version of the Statement of
Recommended practi￿ which is rèfeNed to in the Regulations but which has since been wlhdrawn.
The financial slatefnents are prepared in steding, which is the fvndional CAJrren¢y of the charty. Monetary
amounts in these financial statements are rounded lo the nearest £.
The finandal statements have been prepared under the histoncal cost convention modified to indude the
revaluation of investment properties and ￿rtain financial instruments at fair value. The principal accounting
policies adopted are sel out below.
1.2 Going concern
Al the lime of approving the financial slatemenls, the trustees have a reasonable expectation that the charity
has adequate resources lo corrtinue in operational existence for the foreseeabl8 ftjture. Thus the trustees
continue to adopt th8 going concern basis of accounting in preparing the finanryal slalements.
1.3 Charitable funds
Unrestricted funds are available for use at the disuetion of the trustee8 in furtherance of their charitsble
objectives.
Restricted funds are subject lo specific conditr.ons by donors or grantors as lo how they may be used. The
purposes and uses of the reslricled funds are sel out in the notes to the financial slalements.
Endowment fiJnds are subiect lo specific conditions by donors that the capital musl be maintained by the
charity.
1.4 Income
Income is ￿COgnised when thè tharity is legally entitled to il after arry performance conditions have been met.
the amounts can be measured reliably, and il is probable that income will be received.
Cash donations are recognised on receipt. Other donations are recognised once the charity has been notified
of the donation, unless performance conditions require deferral of the amount. Income lax recoverable in
relation lo donatiorEs received under GiftAid or deeds of covenant is recognised al the time of the donation.

Legacies are recognised on receipt or otherwise rf the charity has been notified of an impending distribution,
the amount is known. and receipt is expected. If the amount is not known, the legacy is treated as
contingent asset.
1.6 Expenditure
Expenditure is recognised once Ihere is a legal or construGlive gbliggtion lo transfer economic benefrt lo a
third paty, il is probable that a transfer of economic benefits will be required in settlement, and the amount of
the obligation can be measured reliably.
Expenditure is classified by activity. The wsts of each activity are made up of the total of dir￿ wsts and
shared costs, including support costs involved in undertaking each activity. Direct costs attributsbl& to a single
activity are allocated (tiredy lo that activity. Shared costs which contribute to more than one activtty and
support CDSts which are not attributable lo a single activity are apportioned between those activit￿S on a basis
consislenl with the use of resources. Central staff costs are allocated on the basis of time spent, and
depreciatson charges are allocated on the portion of the asset's use.
1.6 Tangible flxed assets
T8ngible fixed assets are initially measured al cost and subsequently measured al cost or valuation, n8101
depreciation and any impairment losses.
Depreciation is recognised so as lo write off the cost or valuation of assets less their residual values over their
useful lives on the following bases..
Freehold land and buildings
Excluding the estimated cost of land and its estimated
residual value is ￿epre￿ated over a period of 50 years
15% reducing balance and 25°h reducing balance
Fixtures and fittings
The gain or loss arising on the disposal of an asset is delomiined as the difference befvleen the sale proceeds
and the carrying value of the asset. and is recognised in the statement of financial activities.
1.7 Investment property
Part of the charity's freehold propety is let for the purpose of earning rental in￿me. The propety was
measured initially at cost and subsequently has been valued informally by a Chartered Surveyor and 18
included in the financial stslements at fair value wth changes in fair value recognised in nel gainsl{losse51 on
investments on the sta18ment of Financial Activities.
1.8 Ffxed asset investments
Fixed asset investments are initially measured at Iransaction price excluding transaction costs, and are
sUbseqUen￿Y measured al fair value al eaoh reporting date. Changes in fair value ar8 r8cognised in net
in¢omellexpendlture} for the year. Transaction costs are expensed as incurred.
Income from unlisted securities is accounted ft)r in the year 11 is receivable and when it can be nEasured
reliably by the fund. Income frgm deposits is accrued in to the year for which it is due. Investment income
includes all tsx recoverable since the fund is not liable to tax on income that is used for tharitable purposes.
1.9 Impaimient of fixed assets
Al each reporting end dale. the Charty reviews the carrying amourts of ils tangible assets lo detemiine
whèther there is any indication that those assets have SLJffered an impairment loss. If any such indicalior¢
exists, the recoverable amount of the asset is estimated in order to detem)ine the extent of the impairment

1.10 Stocks
Stocks are stated at the lower of cost and estimated selling pri¢8 less costs to complete and sell. Cost
comprises direct materials and, where applicable, direct labour costs and those overheads that have been
incurred in bringing the stocks Its their present location and condition. Items held for distribution at no or
nominal consideration are measured the lower of replacement cost and eosl.
Nel realisable value is the estimated selling price less 011 estimated costs of comp181ion and costs to be
incurred in marketing, selling and distribution.
1.11 Cash and cash equlvalents
Cash and cash equivalents inelude cash in hand, deposfts held 8t call wf(h banks. other short-lerm Ilquid
investments with original maturities of three months or less, and bank overdrafts. Bank overdrafts are shown
within borrowings in current liabilitles.
1.12 Financial Instrumonts
The charity has elected to appty the provisions of Section 11 'Basic Finanryal InstruTnents' and Section 12
'Olher Financial Instruments Issues, of FRS 102 to all of its financial instruments.
Financial instruments are recognised in the charity's balance sheet when th8 charity bècomes party to the
contractual provisions of the inslrumenl.
Financial assets and liabilities are offsèt, with the nel amount8 presenled in the financial statements, when
th&re is a legally enforceable right to set off the recognlsed amounts and there is an intention lo setue Dn a nat
basis or lo realise the asset and settle the liabilty simuhaneously_
Baslc financial assets
Basic financial asse15, which indude debtors and cash and bank balances, are initially measured at
Iransaction price Including transaction costs and am subsequently carried al amortised cost using the effective
interest method unless the arrangement constitutes a finanang Iransaclion, where the transaction Ss

Basic financial liabilities, induding credttors and bank loans ore inttially recogni8ed al Iransgction price Un￿88
the arrangement conslitules a financing transaction, where the debt instrument is measured al the present
value of the future payments discounted at a market rate of interest. Flnancial liabilities classified as payable
within one year are not amortised.
Debt In8trumenls are SLbbsequenlly carried at amortised cost, using the effective interest rate method.
Trade creditors are obligations lo pay for goods or services that have been acquired in the ordin¥y course of
operations from suppliers. Amounts payable are ¢lassifieLt as eurrenl liabilities if payment is due within one
year or less. If not, they are presented as non-currenl liabiltties. Trade creditors are recognised inits'ally at
transaction price and subsequently measured at amortised cost using the effective interest method.
Derecognltlon of financial liabilities
Financi81 liabilities are derecogni8ed when the charity's contractual obligations expire or are disch8rged or
cancelled.

1.13 Employee bgneflts
The cost of any unused holiday entitlement is recognised in the period in which the employee's services are
received.
Termination benefits are recognised immediately as an expènse when the charity is demonstrably committed
lo terminate the employment of an employee or to provide termination benefits.
Critical accountlng 8stimate5 and judgements
In the application of the charity's a￿Ounting policies, the trustees are required to make judgement$, estimates
and essumptions about the carrying amount of assets and liabilrf(ies that are not readily apparent from other
sources. The estimates and associated assumptions are based on historical experience and other factors that
are considered lo be relevant. Actual results may differ from these estimates.
The estimates and underlying 88sumplions are reviewed on an ongoing bosis. Revisions lo accounting
eslim81es are recognised in the period in which the estimate is revised where Ihe revision affects only that
period, or in the period of the revision and ftjture periods where the revision affects both current and future
periods.

In the prior year, the investment portfolio was presented as a current asset. Following review of the investment
manager's report and the trustees, investment strategy for income and Gapitsl growth, the portfolio has been
redassified as s fixed asset investment in the current year. The investments ar8 managed on a long-lerm
basis, with a time horizon in excess of 10 years, and are not held for short-term realisation. Comparative
figures have been restsled accordingly.
