Reserves held at 31st December 2023 were £1.771.889 12022 £1,719.060). of which £754,824 is held as the endowment fund and £285,S91 Is held as restricted funds. Maintenance contributions had been raised over previous year5 to achieve a level close to 'target rent, for the Chelrnsford area. Thls has improved the financial kN)sf(ion of the charty and aided the recent programme of Improvements to the houslng stock. At thelr meeting In january 2024 the Twstees agreed to increase the weekty maintenance contributions by 7.7% in line with the Regulator of Social Housin9 guidelines (inclusive of water and sewerage charges) effective from 20th March 2024. During the coming year the Trustees aim to continue work to replace the Nnlock gutters on the tsts and replace the gulters on the bungalows in a style more fittsng with the consetvation a￿a. They will also contlnue to Install wet-rooms and new kitchens as approptlate buth when there are voids and for exlstlng resldents.
