Section D Achievements and performance
Summary of the main achievements of the charity during the year

Financial control exercised – weekly maintenance contributions, ERF, CMF and Reserves Policy discussed regularly.

Regular contact over the last year, within the current Covid rules and social distancing, (at least monthly) with all residents by Chairman, Clerk or Trustees. We were able to hold our Christmas celebration together.

3 Trustee Meetings were held to monitor trust business. (92% attendance of Trustees recorded)

Two trustees retired in July 2022 . One had served on the committee for 30years in various roles and the residents and trustees will miss his commitment and support.

Three new Trustee appointed in March 2022.

It was agreed that transfer of funds to the investment account was indicated and that will take place at the beginning of 2023.

Quinquennial inspection of all the property had been completed in August 2021. The recommendations of the report were completed this year with due regard to the roofs and outside areas. The ownership of the outside path was clarified.

The bungalow which had become vacant at the end of 2021 was refurbished and a new tenant was accommodated.

The trustees decided that in view of the Covid epidemic the weekly rents should remain unchanged in the early part of the year but this was reviewed after 6 months and a small increase agreed.

I report to the trustees on my examination of the accounts of the above charity (“the Trust”) for the year ended 31 December 2020.
Responsibilities and As the charity trustees of the Trust, you are responsible for the preparation basis of report of the accounts in accordance with the requirements of the Charities Act 2011 (“the Act”).
I report in respect of my examination of the Trust’s accounts carried out under section 145 of the 2011 Act and in carrying out my examination, I have followed the applicable Directions given by the Charity Commission under section 145(5)(b) of the Act.
Independent I have completed my examination. I confirm that no material matters have examiner's statement come to my attention ( ~~other than that disclosed below~~ *) in connection with the examination which gives me cause to believe that in, any material respect:
