Mr Hayward endowed th¢ building by dITting that th¢ income from his estate should be applied towards the maintcnancc and repair of the house and gaTdcn. The building, which dalcs from the 15th Century and is listed (irad¢ II is divided in two. The local public library is housed in part of the building and the remainder is a self- contained maisonette which is occupied by a tenant. 'Ithe contribution made by both occupiers goes towards the running costs, general upk¢¢p and maintenanc¢ of the building.

As a small charity the most cost-cffective way of doing this AS to invest in pwled fimd5. The majority of trust assets comprise investrKnts with BlackRock Fund Manager5 and funds held in the ba]Jk. The dir¢ctors of the company have reviewed the investments and taken the view tIKy remain appropriate for th¢ trust as conservatively managed funds providing an income gnd wits] Reserves Policy The directors of the trusQe Company are working to ¢nsure the bank accowit holds a balance of at least £50,000 to allow for the Oation of the tnLSt for at least six months in the event of the 105s of income. However, where it is held to bc imprudent to transfer fimds to the investtt)cnts, the dir¢ctors will allow a higher of funds to be r¢tsined in the bank account until it is dccma appropriate for an inv¢stment to be madc. Those risks identified are: potential loss of income due to reliance on limited users and darnage to the building by firc. They are content that the risks are well understood and that appropriatc action to mitigate risks wherever possible has been taken. A fire risk assessment w&$ comrnissioned and completed after the end of the year and appropriate insurdncc policies have been put in place and policies will be reviewed aJ)nually. I report to the charity trustees on my examination of the accounts of Lingfield Guest House Trust for the year ended 31 March 2024.
Responsibilities and basis of report
As the charity’s trustees you are responsible for the preparation of the accounts in accordance with the requirements of the Charities Act 2011 (‘the Act’).
I report in respect of my examination of the charity’s accounts carried out under section 145 of the Act and in carrying out my examination I have followed all the applicable Directions given by the Charity Commission under section 145(5)(b) of the Act.
Independent examiner's statement
I have completed my examination. I confirm that no material matters have come to my attention in connection with the examination giving me cause to believe that in any material respect:

accounting records were not kept in respect of the charity as required by section 130 of the Act; or

the accounts do not accord with those records.
I have no concerns and have come across no other matters in connection with the examination to which attention should be drawn in this report in order to enable a proper understanding of the accounts to be reached.
