Statements of the Strathpeffer Community Development Trust Limtted for the year ended 31 August
2025.
The results for the year are presanled in a fom to comply with the Charities and Trustee Investment
{Scotlandl Act 2005 Ilhe 2005 Adl the Charities A¢wunts Iscotlandl Regulations 2006 las amendedl
and the Companies Act 2006 lthe 2006 Act).
The Directors and Trustees ReFQrt and full accompanying Financial Slatements are publish￿ and
distributed to all members in Rccordance with statutory regulations lor registered companies.
During the year we had 11 Directors on our Board many of whom also represented other
organisalions in the community.
I woukt like to thank all Ihg board members for all their contributions and dedicatson. They have been
very supp(¥tive throughout the year by volunteering their lime and suptx)rting the various project5.
Without the volunteer suprKJrt for the SCDT, il would not exist and many of the activitlgs and
contributions to the village would no* be sustainable.
As a board we are very graleful lo the many people in the community who kindly offer their valuable
time too to support the communtty. It has made a signrficant difference and woul¢J not be sustainable

Day to day operation of the CoffimLEnity Cgntre. owned and run by the charity, is delegated lo the

Structu￿. governar￿e, and management
All SCDT Board M8eting5 are held at the Strathpeffer Community Centro and meet on a quarter]y
basis. There Is also a SU￿CoMmittee for the Slralhpeffer Communrty Centre arnl a Steering Group for
S18tion Trading that has oversight of the day lo day business of both entrties.
The chair of the SCDT is Miranda Wharam. The chair of the Community Centre subcommittee is Peter
Walling. The thair of the Community Shop subcommittee is Sarah Thomson.
Th8 board is keen to encourage MO￿ people from within the community to become involved. If

Risk Assessme
The Board consider that the m8jor risks to the SCDT remain as they were last year. The contrnulng
ifficult economic climate and 8 narrow group ol business users. We continue to slriv8 towards
broadening our business custom8r base. We are heavi￿ reliant on income from various grants and
funding streams involving public sector bryjies, and they contrnue to face challenging budgetary
conditions.

cost of living. This impacted on mosl of our aclivilies.
In NoVem￿r, the SIrath￿ffsr Community Oevglopmenl Trust ISCDTI sel up a consultation 6vèning at
the Ben Wyvis Hotel cinema room to 8howcas6 and consutt aboul th8 n8w village website and It W88
offlclallylounched on 30th November.
SCDT also set up a finance 8ubgroup and agreed a new quartedy reporting fomial to ensure greater
financlal oversjght Bnd scrullny. Ron McAulay took ovor the role ol I￿aSUrel lor the trust. Kata
Derbyshire conlinugd in her Tolo wlth the SCDT wage8.
SCDT joingd the Development TN8t A88oclation Scolland IDTASI to acct85 broador Support and

Alongside the Strathpeffer CommunSty Council, SCDT wo$ Involved In the plannlng and consultations
for the Commynity Action Plan ICAPI 2025-2030 and Local Place Plan ILPPI. A vlllag& consullatlon
w*s h8ld In February Bnd March with & Presentation for both plans in May 2025 al the Old Slation.

The communlty centre held an g¥lremely su¢cassfiJl Sclenc8 Fair in Septamber with over slx hundrgd
ottendees. The annual Chrlslmas Market was successful once agaln and rAi$9d £853.00 and this yéar
was combined with winter celebrations a¢ross the vlllag8.
The heating syslem for the nursery is now controlled by NEST, which makes thTrs more energy
efficlent. Highland Broadband was also installed for Iree which will make conslderable monthly savlng8
for the community ¢8nlre.
Th8 community shop completed a full stock take in January 2025. There was also an arranged vlsil by
Environmantal Health lo ansure the shop 18 complignl with heBllh regulations. A 188flel was also
prcxluced by th8 shop lo promote the new food rgfill prolecl. Food remained the biggest sale Tlem.
Tho sharing larder conbnugs to be usod by tho mor8 vuln•r8ble members ol the community 8nd thè
Paronl and Toddler group confjnuos to be very popular.
We werè SUC(￿5ful in applying for a grant froffl.. the EDFIFoundalion Scotland Corri8moille wind fami
fund whlch supported tho Strathpeffer Science Falr held at the communty centro.
The trust as a conduit for the HCES Alll Dearg Hydro S¢h6me. These funds amounted to £2,245
In the financial year. 50Vo of the grant is automalically passed on lo the Contin CC under the temis of
th& grant. The remalnlng 50% Is nom￿lY allocated to a project or projects wthln the Slrathpeffer

Flnanclal revlgw
Total income this year {£111,026) has dropped by £17.674 compar8d wth the figures for last year
{£128,7001 which was a very successful year with the establishment of the new shop. In totsl, we
have recorded a deficit of £8,019 this year which includes an allowance for depreciation of £4,71 T.
When the depreciatitsn figure is strfpped out, we ¢an see an overall reduction in OUT cash balance of
£3,302. 11 is worth noting that during this financial year we patd yèars. woth of electricity charges
Ic.£5,000 per yearl. This was due to the late re(*ipt of an invoice for the prewous year.
An assessment of thg relative perfomiance of each of the community ￿ntre and the shop is gThi8n in
the explanatory notes on page 24.
Thè restricted funds closing bdance indudes the v81ue of the community ￿ntre buikling.
The Board rernains vtJr ilant to the challenging CUTrent environment in which the Centre oper8tey, in
common with other Community Halls, and continues to emphasise the need to increase revenue from
commercial use while balancing the availability and cost to community groups. The Board continu8S to
seek out additional customers and regular events which will help lo attract people lo the centre.
The Company pays ground rent of £5 per ygar in respect of the larKI on which the building is
constructed. The Company pays rènt in respe¢t of use of the Main Hall outsith schotsl hours. The
company pays £353.70 morrthly to Hlghland Museum for the rontal of the shtw unit.
Wé continua lo be'Real Living Wage Employers, whlch not only 8UPPOrts our staff but also en8b￿S us
to apply for a wider range of grants.
Rese￿e9 Policy
During the year the board reviewed the Reserves Policy for the trust given thè new additional
r8sponsibililies of the communty shop. The Ix)ard decAded that tt should maintain a figure of £1 5,000
in reserve to cover costs for a p8riod of 3 months.
Plans for future perlods
The Development Trust once more looks fomard lo working with Communty Groups to ensurè that
the best usè 1$ made of the fa¢ililies within the area for the benefit of the wholo communFiy.
