101885). Establlshed in 1984, it has delivered business Incubation workspatr and
buslness support programmes for over 40 years.
Wlth the openlng of the Enterprlse & Innovation Dlgl-Hub at Mountjoy Road In October
2025, the company now manages a total property Portfolio of approximately 110,000
square feet across two sites. The comblned estate supports more than 130 bu5ine55es
and over 650 Jobs in the I￿11 area, rislng towards 150 businesses and 700 Job5 a5 the
Dlgl-Hub reaches full occupancy. This makes the company one of the most significant
driver5 of employment and enterprise In the Fennanagh and Omagh Dlstrlrt Council
area.
The company's workspace range5 from 180 to 1,000 square feet and includes purpose-
bullt technology Incubatlon UDIts, Innovatlon-focused office5. manufacturing and Ilght
Industrlal space and the new stste-of-the-art digital workspace at the Dlgi-Hub. All
workspace Is offered on Ilexlble 'easy-In, easy-out. lease terms, reflecting the needs of
modern entrepreneurs and buslnesse5.
The company is governed by a voluntary board of directors drawn from the local
buslness communlty and supported by a strong professional management team. It has
charltable status and Its core purpose, to reduce unemployment and create wealth

The fomier Omagh Health Centre on Mountjoy Road was successfully transformed
into a landmark town-centre enterprise destination, officially opened by the Flrst
M5nister and deputy Flrst Minister on 1st Ortober 2025.
The company repald Its £300,000 loan to the Ulster Communlty Investment Trust in
full in 2021. strengthenlng its balance sheet.

Donations and Legacy Income Include incoming resources from gifts, donations
and grants and is recognised in full in the Statement of Finandal Actlvltles when
receivable. Artlvltles for generating funds are commerclal activltles which are
recognised as earned when the related goods and servI￿S are provided.
2.5 Expendlturn
Expenditure Is reco9nlsed when a Ilablllty Is Incurred. Contrartual arrangements and
perfomance related grants are ￿COgnised as goods and services are supplied. Where
costs cannot be d1￿CtlY attributed to a partlcular heading, they have been allocated to
activitles on a basls conslstent wlth use of resources. Staff costs and overhead
expenses are allocated to actlvltles on the basls of staff tlme spent on those actlvltle5.

This comprise5 all the resources applied by the chadtable Company In undertaklng
Its work to meet its charitable objertlves. Charitsble artivities will Include the
costs of governance arrangements which relate to the general running of the
charltable company.
(11) Ralllng Fund•
Thls comprfses all the resources applied by the charltable company for all
fundraSslng actlvltles, events and non-charltable tradlng artlvltles.
(111) Support Costs
Support costs Include the central offlce fiJnctlons such as general management,
payroll admlnlstratlon, budgeting and accountlng, Infomiation technology, human
resources and flnanclng.
2.6 Fund Accountlng
The charltable company has two types of funds for whlch It Is responslble at the year
end".
Unmtrlrted Funds - Funds which are expendable at the discretlon of the
Dirertors in furtherance of the objertives of the charitable company. In addltlon,
funds may be held in order to finance capltal investment and W0￿1ng capital.
Restrlcted Funds
Monles received for speclfic purposes. Such purposes are
within the overall aims of the charitable company.

2.7 Reserves
Reserve5 are needed to brldge the tlming gap between spendlng and recelving of
Income and to cover unplanned temporary shortfalls in income should they arlse.
Holding adequate reserves safeguards the provislon of our servlces in the event of
unexpected slgnlficant finandal pressures. The trustee5 consider that the ideal level of
reserves would be th￿e months expenditure plus total liabilities at year end.
2.8 Property, Plant •nd Equlpment and D•pre¢lJtlon
Property, plant and equipment are initially recorded at cost. Cost includes the ori9lnal
purchase price, costs dlrecuy attrtbutable to bdngln9 the a55et to its working
condltlon for its intended use, d15mantling and restoration costs and borrowlng costs

To the extent there is no evidence that it Is probable that some or all of the faclllty
wlll be drawn down, the fee Is capltalised as a pre-payment for liquldlty servlce5 and

Trade payables are obligations to pay for goods or services that have been acquired in
the ordlnary course of business from suppllers. Accounts payable are classifled as

2.13 Penslon and other post retlrement obllgations
The charitable company operates a defined contribution penslon scheme which Is
penslon plan under whith fixed contribution5 are paid into a pension fund and the
charitable company has no legal or construrtlve obllgation to pay further contrlbLttlons
even if the fund does not hold sufficient assets to pay all employees the benefits
relatlng to employee Servi￿ In the current or prior periods.
Contrlbutlons to deflned contrfbutlon plans are recognlsed In the Statement of
Financial Activities when they are due. If contribution payments exceed the
contrlbutlon due for the servio, the excess is recognlsed as a P￿PaYMent.
2.14 Employee Benefits
The cost of any unused hollday entitlement Is recognlsed in the perlod In whlth the
employee's seNlces are received.
Termination benefits a￿ ￿COgnISed Immedlately as an expense when the Company Is
