The Charity operates under a sealed Scheme of Management dated the 19[th] of May 1982, and subsequent orders, to maintain and manage six almshouses.

In 2024, the repairs and maintenance programme of work was continued. The major items of maintenance and repair expense were the refurbishment of one of the kitchens. In addition there were ongoing items concerning electrical and gas boiler repairs. The annual fire equipment inspection was carried out and the gas central heating boilers have been serviced with a Landlord’s (Gas Safety) Certificate issued. The residents’ own gas appliances were checked by a Gas Safe Registered plumber and all was in order. The residents appear to be very satisfied with the properties and the standard of maintenance and were appreciative of the improvements that were made. During the year the Residents and Trustees held an afternoon tea party which was attended by the Town Mayor.

A surplus of £7,070 was made on the running costs of the Charity during 2024; £10,000 was transferred from the bank account to be added to investments for the future refurbishment and replacement of assets and the continuation of the repair programme. In addition, a sum of £3,750 was transferred to the Cyclical Maintenance Fund as advised by the Almshouses Association specimen budget. Residents’ contributions were increased during the year in line with inflation to cover the increasing costs of future repairs and maintenance. The combined assets of the Charities showed an increase in value of £30,533 to £1,693,861 mainly due to the increased insurance valuation of the houses and the surplus invested from the bank account.

1. Accounting Policies

The principal accounting policies adopted by the Charity, which is a public benefit entity, in the preparation of the accounts are as follows.

1.1 Basis of preparation

These accounts have been prepared under the historical cost convention, as modified by the inclusion of charitable properties and fixed asset investments and investment properties at valuation.

These accounts have been prepared in accordance with “Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102)” (effective 1 January 2019) - (Charities SORP (FRS 102)), the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) and the Charities Act 2011.

These accounts are presented in pounds sterling and rounded to the nearest pound.

1.2 Going concern

The Trustees have prepared financial projections, taking into consideration the current economic conditions and have, at the time of approving these accounts, a reasonable expectation that the charity has adequate resources to continue in operational existence for the foreseeable future. Thus they continue to adopt the going concern basis of accounting in preparing the accounts.

Responsibilities and As the charity's trustees, you are responsible for the preparation of the basis of report accounts in accordance with the requirements of the Charities Act 2011 (“the Act”). I report in respect of my examination of the Trust’s accounts carried out under section 145 of the 2011 Act and in carrying out my examination, I have followed all the applicable Directions given by the Charity Commission under section 145(5)(b) of the Act.
