Woodland Centre was perfect for our trip. We were a family of 3 and I have a fear of fire so the incredible site manager moved us to a room with an external fire exit without hesitation and without judgement. The room had comfy beds and clean bedding. The kitchen and bathrooms were clean and kitted out well. Such a good location and at a great price… we’d definitely book again!

The location was great and the staff were really helpful and knowledgeable. The communal room was also great and had games etc that could be used in the evenings.

There wasn’t anything that I didn’t like. It does only have a few parking spaces but this is due to the central location and there is parking on the road.

Super friendly staff, great location where everything in Betws-y-Coed is walkable and super great value. Highly recommended for a group of friends who want to hit the mountains in the day and have a couple of hours in the pub by night. Nothing. It's not a dislike but be aware, this probably isn't the kind of place you'd bring your wife for a special treat, it's basic accommodation and unbeatable if that's what you're after.

The setting, accommodation, facilities and host are incredible. The kitchen has everything for you to cook just like at home and I was able to make myself a super great lunch, ready for my Snowdon hike! The bedrooms were large with a lot of space for storing your belongings and felt extremely safe. Everything is very clean and nicely kept grounds. Finally, but definitely not last, the warden Michelle is just incredible in welcoming you, helping you if needed and just with a whole lot of life experience that means she can connect and share with guests in a really meaningful way. Even if you are not there looking for that, her presence just really added a whole extra layer of specialness to my time spent there. Xenia, Netherlands

This was my second stay here and as with the first it was excellent. The Wardens, Michelle and Helen, were super helpful and all the facilities were clean and well maintained. The location is close to shops and pubs and only minutes away from the mountains I came for. I would definitely recommend to any groups or solo travellers.

I absolutely loved my stay. Michelle is the caretaker and she was just incredible - so nurturing and caring. This place doesn’t feel like a hostel, it’s cosy, homely and so relaxed and friendly… plus you’re surrounded by such beauty just outside the door. It’s a really special place.

I truly loved everything and have never felt that before in a hostel.

I spent 2 nights at Woodlands Centre and believe me, that place has a very good energy!! Michele, the Warden is a lovely woman, she was very welcoming and always ready to help you cS The place is very clean and tidy and has everything you need. Decent price, big well-equipped kitchen, nice lounge, comfortable mattress, great location... And also the garden it's a lovely place to sit down on the grass on a sunny day and chill out with a glass of wine & I definitely would recommend it and for sure I'll be back soon!

Perfect é Group of 10 mountain bikers stayed 2 nights all in one bunk room. The welcome was warm and friendly from the off. Michelle the warden was brilliant and nothing g was too much trouble. We had a magical stay at the Woodlands Centre. The hostel is out of a fairy tale - rising up from the gorgeous hills of Betwsy-Coed, whose town centre was just a few minutes' walk away. It was the perfect location to go exploring from, with many easily accessible walking paths in all directions close to the hostel. The hostel itself is also a lovely place to spend your time, with a large and functional kitchen, living room, garden and comfortable bedrooms. We were taken care of most hospitably and will definitely be coming back!

I stayed at Woodlands as a cheap base for climbing Snowdon. Thoroughly impressive facilities for the price I paid - fully equipped kitchen with multiple cooking areas, clean bathrooms with hot showers (maybe too hot!), decent WiFi. Town centre is within walking distance for all essentials. The most outstanding factor however is the service of the staff. The warden went above and beyond to help me after I learned the road to Pen y Pass was temporarily closed. Before my arrival, she checked the adjusted Sherpa bus times at the visitor centre. When it was clear I couldn't make it to the hike's meeting point by bus, she offered to drive me there in the centre's van. Whilst I can't guarantee you'll have the same offer, it is clear the staff at Woodlands are extremely considerate and will do everything in their means to help you. I hope to stay here again. Some areas might get cramped when it's busy - mainly the dormitory and the kitchen. It wasn't busy when I went.

Our stay at the Woodlands centre was absolutely magical in every way. We were received most hospitably and taken care of so warmly during our stay. The hostel is an absolute dream house from a fairytale in the woodlands of Betws-y-Coed, with the town's centre just at the foot of the small hill. Walking trails in all directions are very easily accessible from the hostel, and we had a wonderful time exploring the beautiful surroundings. And then could enjoy a wonderful evening at home with a fully kitted out kitchen, and big cozy living room, and comfortable beds. We will definitely return! Nothing was missing!

Amazing location close to restaurants and beautiful walks close by. The buses to Snowdonia are within a 5 minute walk of the hostel as well which was great! The common areas were spacious, a large kitchen to use, showers had hot water and the beds were wooden so there was no squeaking. The staff were lovely and gave us advice for our trip - would stay here again next time we’re back!

I absolutely loved my stay at the Woodlands Centre! Wasn't sure what to expect given the super low prices, but the female dorm was clean, the other guests were considerate and quiet, and the warden was so accommodating and helpful! The only thing I would note - if you're traveling in from out of town, the buses to and from the town are sparse, so you'll need to get your timing right on those and plan ahead.

I was a sole traveller staying for the weekend for hiking in beautiful Snowdonia. Quite honestly for the price, I was absolutely blown away by this place and cannot wait to return. Michele, the Warden was an absolute star and was on-hand for just about anything. There was a big family group in and they were great fun and I shared a room with 3 other lone male travellers and we got on well, despite the language barriers! (French and Scouse). We are looking to book the whole place for my Mum's 80th Birthday next year as it's absolutely ideal for big groups. The Savoy it isn't, it's better than that as it's in the heart of one of the best places in the world!

Rooms There's a variety of rooms, from single up to a dormitory. Some are lockable, some aren't.

Noteworthy details This place is up a steep hill. Be cautious reversing up the hill as you may damage your clutch if you try. The best thing is to take a bit of a run up in first and just gun it, but make sure you've unloaded passengers and as much luggage as you can first!

Woodlands was a fantastic hostel to stay at in Betws-y-Coed. It is conveniently in close proximity to the town and the train station, and is situated in a picturesque location. The accommodation and facilities were comfortable and clean, and Helen (the host) was very welcoming and hospitable. I look forward to staying here again.

It’s 2 mins walk from all the action in this cute little village and has parking space (2-3) right up to the door. The highlight of the stay is every ready to help Warden Michele - she is so kind and helping.

Spacious lounge/dining room with v. comfortable couches. Well stocked kitchen. Good wifi and coded door eliminated worrying about losing keys. Was able to drop off pack midday and continue looking around town until check-in (big bonus to not have to lug around 20kg of kit). Quick and near access to bus stops, train station, restaurants and a convenience store at bottom of street

I stayed at the woodlands center when travelling alone and it was a great experience. Helen, the warden, was very helpful and extremely nice. The whole place was spotless with continuous maintenance being made. It is located right at the heart of Betws y Coed making the perfect spot for anyone wanting an simple holiday. The place is very safe with locks on both entrance and room doors.

The staff were extremely welcoming and helpful. They gave me a great personal welcome and tips for exploring the area. They even gave me a WhatsApp number for any queries which was helpful when I needed to find a usb socket. Great location for a get together with friends or family. This place is in a stunning location for the area. It is easy to walk into town to all the amenities and food places with no hassle. The centre is a fab building. It has everything you need. Great showers, comfy beds, fully equipped kitchen and drying room for wet biking gear. Michelle and Helen were very friendly and welcoming and provided a great weekend to us. Having the lounge available to chill out in on an evening was great thing and allowed for lots of chatting and socialising. Such a fab place - we will be back next year to do more exploring from here. Thanks so much to everyone who works so hard keeping this centre going.

We stayed here with a school group in September 2023 and hired the whole centre for a very good rate using the email contacts on the centre's website.

It is in a great location and was easy to park our minibus. The rooms are well sized for dorm types, there is a nice lounge to relax and eat in, the showers along with everything else were very clean and the kitchen was very well stocked. We would recommend for school groups of up to around 25 pupils.

Fantastic staff who went that extra mile to make our stay very pleasant. We go to the area to ride mountain bikes. This place is perfect. Despite the building being a little run down, the location is amazing, the shared communal room is very cosy, the staff were super friendly, and the kitchen is almost a commercial-style kitchen with everything you could need. No lockable storage space in the dorm.

Wonderful surroundings and a beautiful building. I liked the vibe of a country hostel with the facilities such as shower- and drying-room. It was very quiet and peaceful during winter and close to hiking trails as well as the train station.

Heating had to be adjusted by the warden manually, but that didn't bother me because I don't like it too warm anyway so I didn't "complain" about it. If I would they would have fixed it immediately.

Structure Governance and Management

Governing Document

The Organisation was founded in 1959 and its governing document is its Constitution dated 24 September 1998.

The Association is registered as a charity with the Charities Commission. All of the trustees are members of the Association. No trustee has a beneficial interest in the Association. Membership of the Association is open, irrespective of sex, sexual orientation, race, nationality or political, religious, or other opinion to: (i) Individuals aged eighteen or over.

(ii) Individuals aged under eighteen years who shall be known as junior members. They shall have the power to elect one of their number to represent them at meetings, but that representative shall have no voting rights.

which operate solely or in part within the area of benefit, are voluntary or nonprofit distributing and which wish to support the objects of the Association, which shall be known as Affiliated Groups.

The number of Association members at 31 March 2024 was 339 (2023 - 310).

Appointment of Trustees

The Trustees shall under the requirements of the Constitution of the Association retire from office at the Annual Members' Meeting and may, if willing to act, be re-appointed. New Board Members can be appointed during the year, but have to be re elected at the Annual Members' Meeting.

Trustees at 31 March 2024 are listed on page 1. At the Members' Meeting held on 24 April 2024 all the Trustees offered their resignations. All of the Trustees were re-elected for a further term of office.

Trustee Induction and Training

New Trustees will receive an induction pack including:

New Trustees are also invited and encouraged to attend induction sessions lead by the chairman/secretary for familiarisation with the documents and discussion/explanation of the roles and responsibilities associated with their appointment as a Trustee. A visit to the ''Woodlands'' Centre to meet the Warden and gain an overview of the day to day activities and operating procedures of the Centre is also arranged with further follow up visits during their period of office.

Organisational Structure

The Association's constitution allow the Board of Trustees to consist of not less than three, but there is no upper limit. The current board, who are listed on page 1 has nine active members and is required to meet not less than four times a year, with interim meetings if required to deal with specific items of business.

The Board is responsible for the oversight and strategic planning of the operation of the Centre and the operation of the organisation as a charity.

The day to day running of the Centre is delegated to the Warden and the Booking Clerk, who are appointed by the Board.

The Trustees look after financial aspects of the organisation with most day to day activities being delegated to the Warden and Booking Clerk.

The Warden and Booking Clerk may attend board meetings, when requested to report, discuss and advise as necessary but have no voting rights.

Risk Management

The Trustees have policies in place to ensure compliance with regulations relating to the health and safety of staff, volunteers, service users, and visitors. These include procedures in the event of fire, illness/accident, suspected abuse and to ensure high standards in food and kitchen hygiene. A general outline of legislation is also displayed at the Centre.

Risk assessments are carried out in respect of any perceived hazards and procedures developed to minimise any potential risk. These are reviewed at least annually.

The Association complies with the Working Time Directive, which came out on 1 October 1998 and the National Minimum Wage, which came into Force on 1 April 1999 and any subsequent updates.

The Trustees have also implemented policies for dealing with complaints, complements, grievance and discipline.

The Association has insured with Ansvar Insurance through W R S Limited - Insurance Brokers both public liability insurance and employer's liability insurance.

Related Parties

There is at present no formal agreement with other parties. However funds have in the past been donated from the Community Fund for the original purchase of ''Woodlands'' and operational support from Staffordshire County Council. In a previous year a grant of £ 5,000 was received from Garfield Weston Foundation to help fund the construction of the Warden’s accommodation.

Objectives and Activities

When planning the activities for the year the Board of Trustees have considered the Charity Commissioners' guidance on public benefit. The objects of the Association are, by associating together with the inhabitants of Staffordshire and to the surrounding areas and Local Authorities, voluntary and other organisations in a common effort to provide, in the interests of Social Welfare and the advancement of education, facilities for recreation and other leisure time occupations for the young people of Staffordshire and other surrounding areas, being facilities:-

This year has seen the Centre begin to exceed pre-pandemic levels and the Centre continues to be busy. We are very pleased to report that we have had 367 bookings for 4,693 bed nights which equates to 39% utilisation, an improvement of 22% on the previous year. 29 of the bookings were for the whole Centre, which is back to the numbers we saw prior to the pandemic effected period. The membership also grew during this period by 29. Youth utilisation remained steady at 51% from 22 bookings which accounted for 2,416 bed nights.

The youth organisations that have benefited from the Centre include:

Income for the year, which was mainly from booking sales, improved on previous highs to be £ 65,950. Despite the rise in cost of living expenses on consumables ,utilities and inflationary costs, total expenditure was successfully reduced to £ 58,185. This reduction was mostly due to the change in utilities provider, but the positive effect has been dampened by the higher costs for consumables this year. As this situation further improves, we hope to better reflect the increased income from bookings and begin a new phase of larger scale reinvestment projects in 2024-25.

Having realigned our growth plan following the Covid pandemic, we are pleased to report the utilisation figures line up with our target of 55% by 2027. Youth group utilisation has also remained consistent with growth towards the 70% target. Overall income has exceeded the target for the year at £ 65,000. Future target income figures may need to be realigned.

Our marketing strategy continues to use social media successfully, in conjunction with The Independent Hostels Association IHUK which is working well. We have also maintained use of GroupAccommodation.com for selling to groups and Booking.com to fill up short term gaps in between group bookings.

This year we recruited a new Warden, Michele Lisa Hopwood, who along with Fiona Witton (Booking Officer) and Helen Randles in her new role as Fire & Water Safety Officer and Cover Warden, continue to support the day-to-day functions of the Centre. Work on regulatory policies and GDPR compliance continued to be a focus this year.

Water safety checks were performed by Helen Randles with the help of Advance Water Services. The employer’s liability insurance was renewed, and the certificate displayed at the Woodlands premises. We carried out all necessary fire safety testing and completed a fire risk assessment, updating the logbook with any new findings or actions. The kitchen extraction system was also professionally cleaned and serviced. Good progress continues to be made on the new booking system.

Despite rising inflation increasing the cost of provision more generally, we have been able to successfully hold our pricing structure in 2023-24 and ensure we remain affordable through the youth rate for our target groups. We plan to review the pricing structure in Spring 2025 (to impact year 202526)

All Trustees’ meetings have been minuted and were conducted according to our constitution. The minutes are stored in our SharePoint and are available at any time. All necessary correspondence has been dealt with.

Activity on the website has continued to restore to pre-pandemic levels. Organic search accounted for 68% of our website traffic. Facebook and IHUK were our top referrers to the website.

We held four working weekends during the year in April 2023, September 2023, October 2023 and February 2024. Our volunteers enjoy giving back to the Centre and we had a great turnout to each. Together with our volunteers and members the Trustees have managed to achieve a huge amount. Some of the achievements are listed as follows:

Perfect if you want to walk up a few mountains in the day and have a pub meal at night. Scored 8.0. Perfect 👍 Group of 10 mountain bikers stayed 2 nights all in one bunk room. The welcome was warm and friendly from the off. Michele the Warden was brilliant and nothing was too much trouble. We had a magical stay at the Woodlands Centre. The hostel is out of a fairy tale - rising up from the gorgeous hills of Betws-y-Coed, whose town centre was just a few minutes' walk away. It was the perfect location to go exploring from, with many easily accessible walking paths in all directions close to the hostel. The hostel itself is also a lovely place to spend your time, with a large and functional kitchen, living room, garden and comfortable bedrooms. I stayed at Woodlands as a cheap base for climbing Snowdon. Thoroughly impressive facilities for the price I paid - fully equipped kitchen with multiple cooking areas, clean bathrooms with hot showers (maybe too hot!), decent WiFi. Town centre is within walking distance for all essentials. The most outstanding factor however is the service of the staff. The Warden went above and beyond to help me after I learned the road to Pen y Pass was temporarily closed. Before my arrival, she checked the adjusted Sherpa bus times at the visitor centre. When it was clear I couldn't make it to the hike's meeting point by bus, she offered to drive me there in the Centre's van. Whilst I can't guarantee you'll have the same offer, it is clear the staff at Woodlands are extremely considerate and will do everything in their means to help you. I hope to stay here again.

I absolutely loved my stay at the Woodlands Centre! Wasn't sure what to expect given the super low prices, but the female dorm was clean, the other guests were considerate and quiet, and the Warden was so accommodating and helpful! The only thing I would note - if you're traveling in from out of town, the buses to and from the town are sparse, so you'll need to get your timing right on those and plan ahead. 5/5. I was a sole traveller staying for the weekend for hiking in beautiful Snowdonia. Quite honestly for the price, I was absolutely blown away by this place and cannot wait to return. Michele, the Warden was an absolute star and was on-hand for just about anything. There was a big family group in and they were great fun and I shared a room with 3 other lone male travellers and we got on well, despite the language barriers! (French and Scouse). We are looking to book the whole place for my Mum's 80th Birthday next year as it's absolutely ideal for big groups. Great Experience

I stayed at the Woodlands Centre when travelling alone and it was a great experience. Helen, the Warden, was very helpful and extremely nice. The whole place was spotless with continuous maintenance being made. It is located right at the heart of Betws y Coed making the perfect spot for anyone wanting a simple holiday. The place is very safe with locks on both entrance and room doors.

Great location for a get together with friends or family. This place is in a stunning location for the area. It is easy to walk into town to all the amenities and food places with no hassle. The Centre is a fab building. It has everything you need. Great showers, comfy beds, fully equipped kitchen and drying room for wet biking gear. Michele and Helen were very friendly and welcoming and provided a great weekend to us. Having the lounge available to chill out in on an evening was great thing and allowed for lots of chatting and socialising. We stayed here with a school group in September 2023 and hired the whole Centre for a very good rate using the email contacts on the Centre's website.

It is in a great location and was easy to park our minibus. The rooms are well sized for dorm types, there is a nice lounge to relax and eat in, the showers along with everything else were very clean and the kitchen was very well stocked. We would recommend for school groups of up to around 25 pupils. Rooms 5.0

I haven't stayed in a hostel for many years, and I was worried that I might regret my choice, but this hostel is excellent! It is clean and has everything you need. I was there in February and there weren't many guests. There are loads of places to eat around, including a bakery and a pizza restaurant. The town itself is stunning. I am planning to return.

Wonderful surroundings and a beautiful building. I liked the vibe of a country hostel with the facilities such as shower- and drying-room. It was very quiet and peaceful during winter and close to hiking trails as well as the train station.

The Trustees are responsible for preparing the Annual Report and the financial statements in accordance with applicable law and regulations.

Charity law and Accounting and Reporting by Charities: Statement of Recommended Practice: requires the Trustees to prepare financial statements for each financial year. Under that law the Trustees have elected to prepare the financial statements in accordance with United Kingdom Generally Accepted Accounting Practice (United Kingdom Accounting Standards and applicable law). The financial statements are required to give a true and fair view of the state of affairs of the Association and of the income and expenditure of the Association for that year.

As described on page 18, the Association's trustees are responsible for the preparation of the accounts, and they consider that the Association is exempt from an audit. It is my responsibility to carry out procedures designed to enable me to report my opinion.

Basis of opinion

My work was conducted in accordance with the Statement of Standards for Reporting Accountants, and with the general Directions given by the Charity Commission. My procedures includes a review of the accounting records kept by the Association and a comparison of the accounts presented with those records. It also includes consideration of any unusual items or disclosures in the accounts, and making such limited enquiries of the officers of the Association as I considered necessary for the purposes of this report. The procedures undertaken do not provide all the evidence that would be required in an audit and consequently no opinion is given as to whether the accounts present a “true and fair view’’ and the report is limited to those matters set out in the statement below.

1. PRINCIPAL ACCOUNTING POLICIES

a.

Basis of preparation

The financial statements have been prepared in accordance with Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the United Kingdom and Republic of Ireland (FRS102) (effective 1 January 2015) – (Charities SORP (FRS 102)), the Financial Reporting Standard applicable in the United Kingdom and Republic of Ireland (FRS 102).

The Association meets the definition of a public benefit entity under FRS 102. Assets and liabilities are initially recognised at historical cost or transaction value unless otherwise stated in the relevant accounting policy notes.

The Association reported a net cash inflow of £ 10,246 in the year to 31 March 2024. The inflow resulted from operating income exceeding costs offset by additions to fixed assets. Cash of £ 6,901 was used on acquiring fixed assets in the year. The Trustees are monitoring performance and cash reserves throughout the year and will look to adjusting prices for services provided when necessary. Local Authority funding from Staffordshire Council has been withdrawn. Action is being taken as required to compensate for this loss in income by generating funds by encouraging more diversity, but concentrating on youth, in those that use the facilities and services of the Centre and various fund raising activities.

c. Depreciation

Depreciation is provided at rates calculated to write off the cost of fixed assets, less their estimated residual value, over their expected useful lives.

At each balance sheet date, the Association reviews the carrying amount of its tangible fixed assets to determine whether there is an indication that any items have suffered impairment loss. If any such indication exists, the recoverable amount of an asset is estimated in order to determine the extent of the impairment loss, if any.

Tax deferred or accelerated is accounted for in respect of all material timing differences to the extent that it is probable that a liability or asset will crystalise.

Structure Governance and Management

Governing Document

The Organisation was founded in 1959 and its governing document is its Constitution dated 24 September 1998.

The Association is registered as a charity with the Charities Commission. All of the trustees are members of the Association. No trustee has a beneficial interest in the Association. Membership of the Association is open, irrespective of sex, sexual orientation, race, nationality or political, religious, or other opinion to: (i) Individuals aged eighteen or over.

(ii) Individuals aged under eighteen years who shall be known as junior members. They shall have the power to elect one of their number to represent them at meetings, but that representative shall have no voting rights.

which operate solely or in part within the area of benefit, are voluntary or nonprofit distributing and which wish to support the objects of the Association, which shall be known as Affiliated Groups.

The number of Association members at 31 March 2024 was 339 (2023 - 310).

Appointment of Trustees

The Trustees shall under the requirements of the Constitution of the Association retire from office at the Annual Members' Meeting and may, if willing to act, be re-appointed. New Board Members can be appointed during the year, but have to be re elected at the Annual Members' Meeting.

Trustees at 31 March 2024 are listed on page 1. At the Members' Meeting held on 24 April 2024 all the Trustees offered their resignations. All of the Trustees were re-elected for a further term of office.

Trustee Induction and Training

New Trustees will receive an induction pack including:

New Trustees are also invited and encouraged to attend induction sessions lead by the chairman/secretary for familiarisation with the documents and discussion/explanation of the roles and responsibilities associated with their appointment as a Trustee. A visit to the ''Woodlands'' Centre to meet the Warden and gain an overview of the day to day activities and operating procedures of the Centre is also arranged with further follow up visits during their period of office.

Organisational Structure

The Association's constitution allow the Board of Trustees to consist of not less than three, but there is no upper limit. The current board, who are listed on page 1 has nine active members and is required to meet not less than four times a year, with interim meetings if required to deal with specific items of business.

The Board is responsible for the oversight and strategic planning of the operation of the Centre and the operation of the organisation as a charity.

The day to day running of the Centre is delegated to the Warden and the Booking Clerk, who are appointed by the Board.

The Trustees look after financial aspects of the organisation with most day to day activities being delegated to the Warden and Booking Clerk.

The Warden and Booking Clerk may attend board meetings, when requested to report, discuss and advise as necessary but have no voting rights.

Risk Management

The Trustees have policies in place to ensure compliance with regulations relating to the health and safety of staff, volunteers, service users, and visitors. These include procedures in the event of fire, illness/accident, suspected abuse and to ensure high standards in food and kitchen hygiene. A general outline of legislation is also displayed at the Centre.

Risk assessments are carried out in respect of any perceived hazards and procedures developed to minimise any potential risk. These are reviewed at least annually.

The Association complies with the Working Time Directive, which came out on 1 October 1998 and the National Minimum Wage, which came into Force on 1 April 1999 and any subsequent updates.

The Trustees have also implemented policies for dealing with complaints, complements, grievance and discipline.

The Association has insured with Ansvar Insurance through W R S Limited - Insurance Brokers both public liability insurance and employer's liability insurance.

Related Parties

There is at present no formal agreement with other parties. However funds have in the past been donated from the Community Fund for the original purchase of ''Woodlands'' and operational support from Staffordshire County Council. In a previous year a grant of £ 5,000 was received from Garfield Weston Foundation to help fund the construction of the Warden’s accommodation.

Objectives and Activities

When planning the activities for the year the Board of Trustees have considered the Charity Commissioners' guidance on public benefit. The objects of the Association are, by associating together with the inhabitants of Staffordshire and to the surrounding areas and Local Authorities, voluntary and other organisations in a common effort to provide, in the interests of Social Welfare and the advancement of education, facilities for recreation and other leisure time occupations for the young people of Staffordshire and other surrounding areas, being facilities:-

This year has seen the Centre begin to exceed pre-pandemic levels and the Centre continues to be busy. We are very pleased to report that we have had 367 bookings for 4,693 bed nights which equates to 39% utilisation, an improvement of 22% on the previous year. 29 of the bookings were for the whole Centre, which is back to the numbers we saw prior to the pandemic effected period. The membership also grew during this period by 29. Youth utilisation remained steady at 51% from 22 bookings which accounted for 2,416 bed nights.

The youth organisations that have benefited from the Centre include:

Income for the year, which was mainly from booking sales, improved on previous highs to be £ 65,950. Despite the rise in cost of living expenses on consumables ,utilities and inflationary costs, total expenditure was successfully reduced to £ 58,185. This reduction was mostly due to the change in utilities provider, but the positive effect has been dampened by the higher costs for consumables this year. As this situation further improves, we hope to better reflect the increased income from bookings and begin a new phase of larger scale reinvestment projects in 2024-25.

Having realigned our growth plan following the Covid pandemic, we are pleased to report the utilisation figures line up with our target of 55% by 2027. Youth group utilisation has also remained consistent with growth towards the 70% target. Overall income has exceeded the target for the year at £ 65,000. Future target income figures may need to be realigned.

Our marketing strategy continues to use social media successfully, in conjunction with The Independent Hostels Association IHUK which is working well. We have also maintained use of GroupAccommodation.com for selling to groups and Booking.com to fill up short term gaps in between group bookings.

This year we recruited a new Warden, Michele Lisa Hopwood, who along with Fiona Witton (Booking Officer) and Helen Randles in her new role as Fire & Water Safety Officer and Cover Warden, continue to support the day-to-day functions of the Centre. Work on regulatory policies and GDPR compliance continued to be a focus this year.

Water safety checks were performed by Helen Randles with the help of Advance Water Services. The employer’s liability insurance was renewed, and the certificate displayed at the Woodlands premises. We carried out all necessary fire safety testing and completed a fire risk assessment, updating the logbook with any new findings or actions. The kitchen extraction system was also professionally cleaned and serviced. Good progress continues to be made on the new booking system.

Despite rising inflation increasing the cost of provision more generally, we have been able to successfully hold our pricing structure in 2023-24 and ensure we remain affordable through the youth rate for our target groups. We plan to review the pricing structure in Spring 2025 (to impact year 202526)

All Trustees’ meetings have been minuted and were conducted according to our constitution. The minutes are stored in our SharePoint and are available at any time. All necessary correspondence has been dealt with.

Activity on the website has continued to restore to pre-pandemic levels. Organic search accounted for 68% of our website traffic. Facebook and IHUK were our top referrers to the website.

We held four working weekends during the year in April 2023, September 2023, October 2023 and February 2024. Our volunteers enjoy giving back to the Centre and we had a great turnout to each. Together with our volunteers and members the Trustees have managed to achieve a huge amount. Some of the achievements are listed as follows:

Michele, the Warden is a lovely woman, she was very welcoming and always ready to help you . The place is very clean and tidy and has everything you need. Decent price, big well-equipped kitchen, nice lounge, comfortable mattress, great location … And also the garden it’s a lovely place to sit down on the grass on a sunny day and chill out with a glass of wine I definitely would recommend it and for sure I’ll be back soon ! Perfect 👍 Group of 10 mountain bikers stayed 2 nights all in one bunk room. The welcome was warm and friendly from the off. Michele the Warden was brilliant and nothing was too much trouble. We had a magical stay at the Woodlands Centre. The hostel is out of a fairy tale - rising up from the gorgeous hills of Betws-y-Coed, whose town centre was just a few minutes' walk away. It was the perfect location to go exploring from, with many easily accessible walking paths in all directions close to the hostel. The hostel itself is also a lovely place to spend your time, with a large and functional kitchen, living room, garden and comfortable bedrooms. I stayed at Woodlands as a cheap base for climbing Snowdon. Thoroughly impressive facilities for the price I paid - fully equipped kitchen with multiple cooking areas, clean bathrooms with hot showers (maybe too hot!), decent WiFi. Town centre is within walking distance for all essentials. The most outstanding factor however is the service of the staff. The Warden went above and beyond to help me after I learned the road to Pen y Pass was temporarily closed. Before my arrival, she checked the adjusted Sherpa bus times at the visitor centre. When it was clear I couldn't make it to the hike's meeting point by bus, she offered to drive me there in the Centre's van. Whilst I can't guarantee you'll have the same offer, it is clear the staff at Woodlands are extremely considerate and will do everything in their means to help you. I hope to stay here again.

Some areas might get cramped when it's busy - mainly the dormitory and the kitchen. It wasn't busy when I went. Bessam June 2023

We were received most hospitably and taken care of so warmly during our stay. The hostel is an absolute dream house from a fairytale in the woodlands of Betws-y-Coed, with the town's centre just at the foot of the small hill. Walking trails in all directions are very easily accessible from the hostel, and we had a wonderful time exploring the beautiful surroundings. And then could enjoy a wonderful evening at home with a fully kitted out kitchen, and big cozy living room, and comfortable beds. We will definitely return! Nothing was missing! Greatly located hostel in a beautiful town with all the amenities you need along with friendly and helpful staff! Scored 10. Amazing location close to restaurants and beautiful walks close by. The buses to Snowdonia are within a 5 minute walk of the hostel as well which was great! The common areas were spacious, a large kitchen to use, showers had hot water and the beds were wooden so there was no squeaking. I absolutely loved my stay at the Woodlands Centre! Wasn't sure what to expect given the super low prices, but the female dorm was clean, the other guests were considerate and quiet, and the Warden was so accommodating and helpful! The only thing I would note - if you're traveling in from out of town, the buses to and from the town are sparse, so you'll need to get your timing right on those and plan ahead. 5/5. I was a sole traveller staying for the weekend for hiking in beautiful Snowdonia. Quite honestly for the price, I was absolutely blown away by this place and cannot wait to return. Michele, the Warden was an absolute star and was on-hand for just about anything. There was a big family group in and they were great fun and I shared a room with 3 other lone male travellers and we got on well, despite the language barriers! (French and Scouse). We are looking to book the whole place for my Mum's 80th Birthday next year as it's absolutely ideal for big groups. Be cautious reversing up the hill as you may damage your clutch if you try. Great Experience

I stayed at the Woodlands Centre when travelling alone and it was a great experience. Helen, the Warden, was very helpful and extremely nice. The whole place was spotless with continuous maintenance being made. It is located right at the heart of Betws y Coed making the perfect spot for anyone wanting a simple holiday. The place is very safe with locks on both entrance and room doors.

Great location for a get together with friends or family. This place is in a stunning location for the area. It is easy to walk into town to all the amenities and food places with no hassle. The Centre is a fab building. It has everything you need. Great showers, comfy beds, fully equipped kitchen and drying room for wet biking gear. Michele and Helen were very friendly and welcoming and provided a great weekend to us. Having the lounge available to chill out in on an evening was great thing and allowed for lots of chatting and socialising. We stayed here with a school group in September 2023 and hired the whole Centre for a very good rate using the email contacts on the Centre's website.

It is in a great location and was easy to park our minibus. The rooms are well sized for dorm types, there is a nice lounge to relax and eat in, the showers along with everything else were very clean and the kitchen was very well stocked. We would recommend for school groups of up to around 25 pupils. Rooms 5.0

I haven't stayed in a hostel for many years, and I was worried that I might regret my choice, but this hostel is excellent! It is clean and has everything you need. Wonderful surroundings and a beautiful building. I liked the vibe of a country hostel with the facilities such as shower- and drying-room. It was very quiet and peaceful during winter and close to hiking trails as well as the train station.

Heating had to be adjusted by the Warden manually, but that didn't bother me because I don't like it too warm anyway so I didn't "complain" about it. If I would they would have fixed it immediately. Philipp, Germany March 2024

The Trustees are responsible for preparing the Annual Report and the financial statements in accordance with applicable law and regulations.

Charity law and Accounting and Reporting by Charities: Statement of Recommended Practice: requires the Trustees to prepare financial statements for each financial year. Under that law the Trustees have elected to prepare the financial statements in accordance with United Kingdom Generally Accepted Accounting Practice (United Kingdom Accounting Standards and applicable law). As described on page 18, the Association's trustees are responsible for the preparation of the accounts, and they consider that the Association is exempt from an audit. It is my responsibility to carry out procedures designed to enable me to report my opinion.

Basis of opinion

My work was conducted in accordance with the Statement of Standards for Reporting Accountants, and with the general Directions given by the Charity Commission. My procedures includes a review of the accounting records kept by the Association and a comparison of the accounts presented with those records. It also includes consideration of any unusual items or disclosures in the accounts, and making such limited enquiries of the officers of the Association as I considered necessary for the purposes of this report. The procedures undertaken do not provide all the evidence that would be required in an audit and consequently no opinion is given as to whether the accounts present a “true and fair view’’ and the report is limited to those matters set out in the statement below.

1. PRINCIPAL ACCOUNTING POLICIES

a.

Basis of preparation

The financial statements have been prepared in accordance with Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the United Kingdom and Republic of Ireland (FRS102) (effective 1 January 2015) – (Charities SORP (FRS 102)), the Financial Reporting Standard applicable in the United Kingdom and Republic of Ireland (FRS 102).

The Association meets the definition of a public benefit entity under FRS 102. Assets and liabilities are initially recognised at historical cost or transaction value unless otherwise stated in the relevant accounting policy notes.

The Association reported a net cash inflow of £ 10,246 in the year to 31 March 2024. The inflow resulted from operating income exceeding costs offset by additions to fixed assets. Cash of £ 6,901 was used on acquiring fixed assets in the year. The Trustees are monitoring performance and cash reserves throughout the year and will look to adjusting prices for services provided when necessary. Local Authority funding from Staffordshire Council has been withdrawn. Action is being taken as required to compensate for this loss in income by generating funds by encouraging more diversity, but concentrating on youth, in those that use the facilities and services of the Centre and various fund raising activities.

c. Depreciation

Depreciation is provided at rates calculated to write off the cost of fixed assets, less their estimated residual value, over their expected useful lives.

At each balance sheet date, the Association reviews the carrying amount of its tangible fixed assets to determine whether there is an indication that any items have suffered impairment loss. If any such indication exists, the recoverable amount of an asset is estimated in order to determine the extent of the impairment loss, if any.

On written down basis

Furniture & fittings 20% per annum Equipment 20% per annum

Land and buildings are not depreciated.

Tax deferred or accelerated is accounted for in respect of all material timing differences to the extent that it is probable that a liability or asset will crystalise.

Income comprises amounts received from booking fees, grants, fund raising, donations and miscellaneous receipts, derived from ordinary activities.

Grants

Grants received are taken to income and expenditure account in the year in which the expenditure to which they relate are incurred. Grants received in advance of the year in which the expenditure is incurred are carried forward in the balance sheet as deferred income.
