Report of The Trustees

Aims and Objectives

The overall aim of the Association is to advance Buddhism in the East Midlands Area, and the objectives are,

communities.

Public Benefit

The Trustees confirm that they have complied with the requirements of Section 17 of The Charity Act 2011 to have due regard to the public benefit public by The Charity Commission for England and Wales.

Conclusion and Charity as a whole:

In conclusion, As the Trustees of The East Midlands Buddhist Association(EMBA) we have the overall responsibility of the preparation of accounts and other documents in accordance with the requirements of The Charity Act 2011.

The Independent Examiner has confirmed in carrying out an inspection of E.M.B.A. accounts under section 145 of the 2011 Act, and in carrying out the examination, followed all the applicable directions given by The Charity Commission under section 145(5)(b) of the Act.

This Final Audited Annual Financial report with the Independent Examiner's Statement will be uploaded on the Charity Commission website.

Independent Examiner's Report

I report to the trustees on my examination of the accounts of The East Midlands Buddhist Association (EMBA) for the year ended 31st of December 2025.

Responsibilities and basis of elements

As the charity's trustees of The East Midlands Buddhist Association (EMBA) you are responsible for the preparation of the accounts in accordance with the requirements of the Charity Act 2011 ('the Act').

I report in respect of my examination of The East Midlands Buddhist Association(EMBA) accounts carried out under section 145 of the 2011 Act and in carrying out my examination I have followed all the applicable Directions given by The Charity Commission under section 145(5)(b) of the Act.

Independent Examiner's Statement

I have completed my examinations. I confirm that no material matters have come to my attention in connection with the examination which gives me cause to believe that in, any material respects:

  1. the accounting records were not kept in accordance with section 130 of the Charities Act; or

  2. the accounts did not accord with the accounting records; or

  3. the accounts did not comply with the applicable requirements concerning the form and content of accounts set out in the Charities (Accounts and Reports) Regulations 2008 other than any requirement that the accounts give a 'true and fair view' which is not a matter considered as part of an independent examination.

I have no concerns and have come across no other matters in connection with the examination to which attention should be drawn in this report to enable a proper understanding of the accounts to be reached.

EMBA incurred a legal expense of £3,000 in the year 2024 for barrister fees related to resolving an issue with the EMBA deed registered with the Land Registry.

As historical records were not available to separately identify the values of the freehold land and buildings, the trustees appointed Jago Associates to carry out a professional valuation of the property. In accordance with their report dated 2 June 2025, the building was valued at £206,000 and the land at £68,000.

Tangible fixed assets, other than freehold buildings, are depreciated at a rate of 15% per annum on the written down value basis. Freehold buildings are depreciated at a rate of 2% per annum on the reducing balance basis. No depreciation is charged in the year of purchase.

(b) Advance paid towards building acquisition

During the year the charity made an advance payment of £55,000 towards the possible purchase of a property under an option agreement giving the charity the right to buy the property for £250,000 at any time up to 31 December 2029.

Of this advance, £8,572 was funded from restricted building fund income, with the balance of £46,428 funded from unrestricted funds. The trustees have no intention to reimburse the unrestricted fund from restricted funds.

The full £55,000 is shown as advance towards property purchase.
