poor and neety ￿sid1ng in or near Earsdon, Newburn and Shilbc*ttl8. The Charity owns and Thainlain8
12 adjaont properties in NEwburn for which the residents contrii*rte 8 nominal w88kly sum to cover
maiwtsnanc¢ and running costs.

Dur#)g the year, the charity achièvéd fijll occupan￿, with no vo￿8 being eXperier￿d. Maintenan
C£Jntributions have steadily inu¢ased in line with test practice and now réprèsent adequate cover for
ongoing and routine costs.

The Stalernenl of Fin8nud Activiti8s shows net incnrning resources forthe year Ibelore movements in
thè Ma￿et value ol investments) of £13,128 and ujmulative reserves to carry forward ot £461.857.
The Trustees have c£)n8KlèrÉd any major risks to which the charty might be exposed in the near
future, and con$ider that the present level of fwding is adequate to support the charity's current
operations. The Trustees considèr the currènt financial position of the chanty to be g(M)d a)d continue

mortgage loan from Housing Corporation sewred by 8 charge cfi housing, land and buildings
and from thè Almshouses own ￿0Yree$. Whilst the prop8rties are maintsined in a state of repair
such that their estimateil residual valuè is not less th￿ their improvement Cost oi Carrying
arnount, an annual charge lor de￿¢iatiOn of 1% $traight line has been prwd6d in line with the
pr8vw)us year
Houslng assoclavon grant
Housing Association Grant IHAGI is paid by thE Housing CorpOrat￿n to reduce the ￿st of
development and is, therefore, sl¥)wn as a deduction from the cost of Hous1￿ Propèrtiès on the
Balance sheet. HAG is lepay8b￿ under ￿rtain circumstsnces, primarily lollowng the 8ale of the
