Almshouses were amalgamated and are now known as The Malpas Almshouses, which is governed by a Trust Deed. This currently comprises five accommodaGon units in Malpas.

Financial Review
The accounts have been prepared on a Receipts and Payments basis, consistent with prior years, and not in accordance with SORP26.
Receipts (Income)
Cholmondeley Terrace) conGnued to be fully occupied throughout the year.
3.9% (2024 3.2%) in Wigfield Terrace and 5.0% (2024 6.6%) in Cholmondeley Terrace, making the weekly ContribuGon £123.46 (from £118.85) and £121.15 (from £115.38) respecGvely. The ContribuGons are paid monthly by the Beneficiaries. As a result of all five properGes being fully occupied in the year and the increase in ContribuGons, the total income from Beneficiaries in the year increased to £31,030 which is £1,285 higher than the previous year.
Interest income from the Skipton deposit account was £248, which is £50 lower than the previous year of £298, due to a drop in interest rates.
Payments (Expenses)
Total operaGng expenses were £14,228, which is £5,126 higher than the previous year. The most significant expense is Property Maintenance at £6,809, which is £3,344 higher than last year. The majority of this increase is due a Fire Curtain being installed in the lo^ space at Cholmondeley Terrace at a cost of £2,940, which was recommended in the 2023 Quinquennial InspecGon Report. The remainder of the costs relate to boiler servicing, safety inspecGons and minor repairs.
The Garden Maintenance cost of £325 is less than last year as fewer visits and less spent on the hedge.
There were no costs for uGliGes or council tax this year due to all properGes being fully occupied.
The SubscripGon fee for the Almshouse AssociaGon this year is £291, similar to last year’s fee of £287. In November 2025, the Clerk and two Trustees acended the annual Almshouses Conference at a cost of £330.
The Clerk’s Honorarium was increased this year from £720 to £800 per quarter. The Clerk was provided with a Mobile Phone for work purposes at a cost of £118.
Professional fees of £2,028 relate to advice from Bower Edleston concerning the replacement of the roof at Wigfield Terrace. In 2024 the £500 expense related to a Bat Survey at Wigfield Terrace as part of the review to replace the roof.
The Insurance premium for the year was £1,126, an increase of £25 from 2024. The insurance covers the Almshouses ProperGes, Employers’ Liability and Management ProtecGon.
The net surplus from the Almshouses was £17,049 in 2025, which is £3,891 lower than last year.
further costs associated with the redevelopment in 2024 and 2025. However, during 2025 plans were made to replace the roof of Wigfield Terrace, as suggested in the 2023 Quinquennial InspecGon Report. Due to delays in the tender process and securing a suitable contractor, this work will now be carried out in 2026.
Reserves
The Property Repair Fund (held in the Skipton Building Society) earned interest of £248 in the year. There were sufficient reserves in the P&L fund to cover the property maintenance recommended in the Quinquennial Report and so no money was required to be transferred from the Property Repair Fund in 2025.
The General Redevelopment Fund has a balance of £149,917 at year end held in M&G Investment Units. The increase in the year of £32,479 comprises twelve monthly £1,000 transfers from the P&L Reserve and an unrealised gain in the value of the M&G units of £20,479. In due course, some units will need to be sold in 2026 to help fund the esGmated total cost of the Wigfield Roof replacement of £50,000, including VAT.
The P&L Reserve (held in the Lloyds Bank) has a balance of £17,205 at year end. This balance is higher than normal due to the delay in expected roof repair costs.
The Property Insurers, Royal & Sun Alliance Insurance Ltd, revalued the properGes on 30 June 2025 to £1,034,499, an increase of £33,438 (3.3%) from 2024.
Total reserves at 31 December 2025 are £1,210,925 which is £70,966 higher than 2024.

The key points from their report are as follows:

Minor repairs to roof, gucering, facia boards etc were addressed in 2024 and 2025.

Roof Replacement advised within next 2-5 years – a Bat Survey was undertaken in June 2024 and none noted. Bower Edleston were engaged in June 2025 to look at the requirements, necessary surveys, and manage the Tender Process. Due to delays in the sign-off of Health & Safety requirements and tradesman availability, work will now start in May 2026.

Windows to be considered for replacement and/or double glazing – this will be looked at a^er roof work is completed.
Cholmondeley Terrace

Areas of damp/condensaGon in kitchens and bathrooms were invesGgated and kitchens treated and painted and extractor fans tested – this is ongoing in 2026.

Roof separaGon between the two properGes was completed with a Fire Curtain in November 2025.
