Abbeyfield Ripon has len units of actoinmodation for older people. providing meals. thereby
allowing residents to live Independen￿Y. Independent living is difficult to define. for on taking up
residence health can and does decline. We are proud that we have individual residents, with
significant heahh needs. that continue lo thrrve over many years in a welcoming and friendly
'family'. There is no ovemwjht stsffing ￿ nursing care. Residents have pendants linking to a
support centre. During day-tsme hours a recentty appointed Administrator oversees the
organisation and welkbeing of our residents

The framework we operate is dassed as thè Abbeyfield Qualty Stsndard IAQSI. Self-
assessment is undert8ken every three years and our pro¢ess was timetabled for 2022, bul
defe￿ed b8cause of the pandemic. As a Trustee Board we are concemed as to the annual levy
and are seeking 8 meeting with corporate Abbeyfield representats'ves to detemine whgthgr Ihe
significant annual paymenl is value for money.

This year has witnessed a signrficant change in the composrtion of our 8oard. Rob Ankcom
resigned as Chaimian at the AGM after ￿1ve year8 as a Trustee. along wrth Dr lan Dimery who
had offered 811 his medlcal experience in Gener81 Practice. Our Tre#suTrr. Dennis 88le8,
resigned in September 2022, 8fter protecting our financial positlon over the past 4 years, and
en$iJrlng a sound contractual position on our energy usage. We are gralefijl for their indNidual
Contribution they made lo our Abbeyfield community.
l am dellghted to have welcomed new Trustees, Dr Steve Shamia, who lolns the Medlcal Team,
Jan Sherwood who leads on Resld8nl EngagemenL Volunteering, PR and Comms. Sue Nichols,
th a considerable financial geNice$ pedigree takes over as Treasurer, and Jan Alkjn-smrth,
who will support Jan She￿oOd. Peler & Yvonne Leivers have managed the Slaffing portfolio and
deatt very adequately with some difficult staffing issues and recruited some very capable staff.
Jan Newman and Kathryn Bailey have offered the continuing Medical and Clinical experienee so
vrtal to the well-being of OUT residents. Each of their amended brief reports are set out below. I

expenditure. Our incorn8 is generated ty rents from our Residents and from inveslments. Ineome
and investments provide funds to maintain the premisès in g(M)d o)ndition and to make

been updated, principalty the bathroom areas. and to kilchenetteg to reduce risk and ensure
safety.

uncertain trading world. The accounts are examined annually by a local Practice - the Barker
Partnership. who have been invofved Abbe￿eld Ripon for many years. Barkers ￿ satisfied
that our financos are competently managed and as such cmjr trading and investment accounts are
financially sound. The annual accounts are attached.

This is one of the mosl challenging lealures of our work. The reality of declining health offers
challenges as to whether lo accept a new resldent. and separately to determine whether 8
r8sidenl can continue living at Abbeyfield Ripon. Two malw lif￿anging decisions.. whether lo
leave their hom6 and come lo Abbeyfield Rip)n" and then later to leave us to seek 8 higher lev81
of care.
Given this background the Medical Team have explored the assessment pro¢ass. The Zoorn
Medical Assessments developed during the Covid Pandemic were not judged fft for purwse and
dld not offer an accurate picture ol the potential resident's abilities and often resulted In décislons
which had lo be revisited.
The M8dical team has now designed an ind8pendent living Queslh)nnaire for completson by the
applicant (supported by their famllyl. coupled wth 8n updaled request fonn for medical
Information from the Genéral Practs'lioner. These provide the basis for deci5ion-making pdor to
vlstting the resident in Ihelr own home or maklng further assessments within Abbeyfield. as the
place they would like lo reside. The Medical team have also reviewed and prepared a Flow Chart
simplifying admission procedures and decision-making wints. It has been agreed that the
Trustee for Resident Engagem¢nl. (Jan SherwO¢￿), would j(¥n the Medical Team lo represent
other Truste88 and Abbeyfield Slaff who polenb'ally have shared responsibility at the point of
admission and continuing residency. 'My Lrfe, procedures have been revised and updated and
continue on a six-rnonthly ba*s for all residents. offefing an important check on whether
Abbeyfield meets the health. welfare and safety needs of indiwdual residents.
Duty of Care. Health. Safety and Welfare checks are undertaken regularfy and the next audll wll
in early 2023. These checks are SUFPNted by extemal agencies under the Regulatory provlsions
as requlred by Lgw.
Staffln
Durfng 2022 8 major review of Staffing has been undertaken by Peter and Yvonne. To wotect
person81 conffdentiality trtis summary marks the major changes which occurred. All the staff
worked magnrfieenly during the years of Covid and protected the resKlents through stn'ct
guidance and dose adherence by liM￿ng access and through apwopriate personal prol8Ction
measures.
A revlew was undertaken of the administrati{￿ rde and a new managerial job de8CriPtion wa8
agreed, in line with similar roles at Abbeyfigld sites at Northallerton and Thirsk. Stsff appraisals
were completed in March. the first lime since Peter & Yvonne assumed responsibility for staffing
matters. Regular meetings have been held with stsff and a o)nsuttatM)n process was initiated in
terms of desKJn of a new kitchen. this work c￿tinuIng in 2023.

Duftng March and April 2022 our stsff were affected by Covid. Real pressures existed on all wo
fronts and Trustees provided meallime cover. The House-keeping {HK) staff re￿Vered quickly
and their work was Supklemented by a part-time employee.
On the basis of a long period of absen￿ the Administrative Offic*r resigned by ernail on 1 P July
2022. This wa8 a matter of ￿re1. Interviews were tAanned arid on 14•1 June the Staffing
Trustees appointed a new Adminlstrative Officer, who commenced work for 4 days 8 week from
2181 June. There were a number of serious legacy issues, and a gerious breakdown in the
handover betsveen the previous postholder and the new appointment. The Tnjslees are delighted
io report that despite many dMficulti8s the new arrangements are working very well and the gap in
organisational kno%￿edge and memory has been dosed effectivety. ￿readY we are seeing the
b8nefrts of an individual seeing Abbeyfield Ripon 'through fresh eyes..
In late July a number ol Inlerviews were held to ￿lster our HK catering team. An appointment
with considerable catering experience was confirmed and has proved a firstryclass addrtI￿ to an
Oxcellenl HK team.
other staff have been deployed on a Part-￿Me basi8. In tenns of eall-off employment. In 2023 the
staffing Trustees will conts'nue a search lor 'bank' catering staff, lo bdster our resources.
Addit4'0nally. we have issued a permanent C4)ntract lo our deaner, making 8 significant gaving on
agency coslg. As th6 Trustees resp￿sIble we Judge we are in a far more slable employmenl
position than we experienced during the COU￿ of Ihis year. We anticipate changes affecting our
pem)anent House-keèplng staff and as such our work in finding sulla1￿8, 8XFerienced candidates
continues.

During the year there have inevstably been changes lo the Abbefftld Community. There Is
sadness in saying 'Goodbye', but also 'JoY in wélcorning new residents. One of our Trustees,
Jan Sherwcod, has taken reSF*￿$1bIIty for thè front-facing, activit￿8 of Abbeyfield Ripon:
meoling new potential residents and their famllies. liaising with the Medlcal Team. and comlThJ to
gdp5 wlh our publicity, with a new Web￿le and updated news.
The re$idenls have enjoyed a number of Group activlties, induding attendance al Holy Tdnlty lo
¢8l¢brale Queen Elizabeth's Jubilee in Jun8, with a momorable tea and entertainmenl. In
September we held al Church Lane a thank you event for our retiring Trustees. Christmas Lunch
was served on 14th December by the Trusteès to the Residents and Stsff. Behaviour by all was of
the highest order. On 22nd December Holy Trinty Choir will sing carols in the quadrangle to our
residents.
Over lime there has been a tradition of Trustees regularty joining Residents fcf Lunch and Tea,
as the neNousness caused by the pandemic recedes and lrfe relums to ncfflial. Jan Allon-smith
is osjr newest Trustee recruit. and in support of Jan She￿, will support other Trustees in
regularty planned Resident events 16 per yearl and improving our volunteer capacity and
befnending. New volunteers are being actively sought and IcKal secondary schools have sho￿1
an interest as part of Iheir Crtizenship curriculum. Abb8yfield Ripon will b& joining HADCA to
promote volunteering in our community and lo offer training.
The Trustees have decided to invest in our extemal Communications and through Jan have
enlisted a local Company, bvith the launch of a more improved on-line presence
abbeyfield.co.uk. The sit8 vrll be managed by the Administrative Officer. with the approved
company providing training and updates. Leaflets and posler matenal will be pr(Mluced for wider
publlcty In the community. Our Abbeyfield Facebook page is updated by the son of one of our
Residents. Intemally we have tsken 'ownership' of the Google Business profile page, which
Comes with an offer of £400 tree advertising. The Trustees will seek opportunities to depboy our
publicty to local press and offer our material to good effect One estale agency contact has
already proved of v81ue.

OBJECTIVES AND ACTIVITIES
The pdnclpal a¢ts'wty of the &tiety ig to enhance the quality of Ille for older people by
prov￿Ing residential ¢aTr and support wthin a caring. open, honest and respectful
community, in accordancè with the aims and principles of Thé Abb8yfield Society Limited.
These activities fall wholly within hostel housing activit￿S as defined in the Housing Act
1974. When reviewing the chanvs objectives and actiw'b"es and future p18ns we have
referTed to the guidance contained in the Charity Commission's general guidance on
public benefrt.
ACHIEVEMENTS AND PERFORMANCE
The results of the year are as set out in the Income and Expenditure account on page 12.
11 is pleasing to note that Abbeyfield House is al 80% ocDJpancy. Trustees continue to be
pleased wtth the very posrttve leedback from residents. both formally through the regular
residents, meetings, and informally in conversation. Trustees assess the quality of
Abbeyfield House against the national Abbeyfield Core Standard which is a mark of
extemally assessed high quality prowsion and which the Scciety aL*ieved in 2015.
Wrthout being in any way complacert Trustees consider that the state of affalrs of the
Society is very satisfactory.

FINANCIAL REVIEW
During the year the ch8rty made a deficit of £16.093 compared to a defi¢it of £29,897 in
the pKevious ye8r. The fijnds at the year end are £484.161 12021 £500,254).
RESERVES
The Telnvestment and cyclical and major repair reserves are designated and shown as
such on the Balance Sheet.
All other funds hdd by the &Kiety at the Ba18nce Sheet date are avallable for
furtherance of the Soclety's aims and are theTrfore considered by the Committee to be
unrestiicted.
FUTURE DEVELOPMENTS AND RISK REVIEW
Trustees continue lo ¢onsider the possibility of wuirirwJ additional or rep18cement
premises both to increase the amount of accommodation the Society can provide and
also to continue to improve the quality of accommodation. In the meantime Trustees have
completed several malor improvernenls to the e￿$ting premiseg funded from r¢$eryès.
Fund5 not needed immediate use have been invèsted fw capital growth following
advice from reputable financial a￿lsOrS and income from funds held on deposit are used
lo conlribute towards annual operating cost$ of the Society. Risks to the financial assets
and well-being of the Society are mlnimise(I by sweading funds betw8an different
financial institutions a8 well as holding a minlmum of 6 months. operating costs in reserve
in case crf a sudden reduclion in octhpancy.

accordance wrth Accounting and Reporting by Ch8rities'. SLitement of Recommended
Practice applicable lo charilies preparing their accounts in accordance with th8 Fin8nclal
Reporting Stsndard applica￿t in the UK and Republic of Ireland {FRS 1021 (effective 1
January 2019). The Housing SORP 2014, Companies Act 2006 and th8 Charities Act
2011.
The financlal ststements are prepared in sterling. which is the functional currency of the
entity.

the Accounts, has been financed by grant aid and also the Society 5 own resources.

basis in order to write off the assets over their estimated useful lrfe.
Housing. Land and Buildings are deprec4ated over 50 years on a straight line basis.
Freehold Land is not depreciated.

Flxed asset investments are ststed at cost.

Where SHG is received as a contribution towards the capital costs of a sch8me and the
properties are included at historical cos( the totsl grant reeeivable ig deducted from the
cost of houslng properties.

The Soclety Is exempt from CorFof81ion Tax 8nd VAT due to its d)afilable ststus.
Cash Flow Statement
Exemption has been taken from preparing a cash flow statement on the grounds that the
