StrucEurÈ, Governance and Management
The Charity is an unincorporated charity, constituted under a trustdated 28July 1971 and Is a registered charlty,
number 5CA)931. The day to day running of the charlty is by the trustees.
The ¢harity was established from the residuary trust fvnd of the late john Eastwood, which was given to the
Corporation of the Borough of Todmorden to purchase land in the sald borou6h and to erert and maintzin,
thereon in perpetulty, dwelling hou5éS to be calledThe John Eastwood Homes. foroccvpatlon by poorand Infirm
persons of the age of slxty five years and over, either married or single, who have resided in the sald borough
for at least twenty years.
Objectlves of the charity
The objects of the charlty are to provlde hoffle5 for occupation for the poor and infirm persons of thè age of
sixty five years and over. either married or single. who have resided in the said borough forthe la5ttwentyyears.
Achlewments and performance
The charlty ha5, from the start of the year. continued to own 14 dwelllngs which havè been rented out
throughout the year in accordance with the objective5 above. The charity has had a satisfattory year.
Flnanclal Review
There were net incoming resources for the year of £60,08712024.' £51.9501, with retained funds of £1,046,800
12024.. £986,793) at the year end.
Public Benelit
The charity has continued to maintaln and to rent properties at advantageous rates t(7 the old and infirm in the
village of Walsden throughout the year.
Rlsk MaDagement
The trustees have assessed the major risks to which the charity Is exposed and are satisfied the systems arè in
place to mitigate exposure to the major risks.

Reserves Pollcy
The chartty has no restri¢ted reserves. All reserve5 are held and available to fvrther the aims of thè tharity.
Future Plans
In 2020 the charity entered a joint venture development with Calder Valley Community Land Trust to erect 6
dwellings in the old school fleld in Walsden (now named Birks Courtl of which The john Eastwood Homes now
owns 2 wlth an optlon to buy the other 4 in the future. These will be acquired when funds so permlt in the
ftsture.
The charity also holds a plot of land on Blrks Wharf In Walsden, for developmenL which is anticipatèd to
commence In summer 2026.
Trustee< responsibilities
The trustees are responsible for preparlng the Trustees. Annual Report and the financial statements in
accordancewith applicable law and United Kingdom Accounting Stsndard5 (United Kin8dom GenerallyAccepted
Ac¢ounting Practice).
The Law applicable to charities requires the charfty trustees to prepare financlal statements for each financial
yèar which give a true and fair view of the state of affair5 of the charity and of the rncoming resources and
application of resources of the ¢harity for that period. In preparinÈ the financial statements. the trustees are
required to:

The trustees are responslble for keeplng proper accountlng records that disclose wlth reasonable accuracy, at

with the Companies Act 2006, thè applicable Charities IAccounts and Reports) Regulation5, and the prtsvision of
the Trust deed. They are also responsible for safeguarding the assets of the charity and taking reasonable step5
forthe prevention and detèction of fraud and othèr SrregularitSes.

I report on the accounts of The john Eastwood Homes forthe year ended 31 December 2025 whlch are set out
on pa6es 5 to 11.
This report is made solely to the charitvs trustees, as a body in accordance with Section 145 of the Charltles Act
2011. My examination work has been undertaken so that I might state to the charitys trustee5 those matter51
am required to statetothem in an independent examlners report and for no other purpose. Tothe fullest extent
permltted by law. I do not accept or assume responslblllty to anyone other that the charity and ltstrustee5 as a
body. for my examlnatlons work, for thls report, or for the optlons I have formed.
Respective responslbllltles of trustees and examlner
The trustees are responsible for the preparation of the accounts. The trustees consider that an audit Is not
required for this year under section 144121 of the Chari(ie5 Art 2011 (the 2011 Act) and that an Independent
examlnation is needed.
