Activi the Trust The major activity engaging the Trustees during 2021 was the disposal of the cottage and adjoining small hall referred to in Part 2 of the Schedule to the Trust Deed. The Trust Deed empowers the trustees to do this" paragraph 5.2 says the trustee5 have the 'power to sell, lease or otherwtse dispose of the all or any part of the charity's propety described in part 2 of the schedule.. In accordano wth the guidan￿ provided by the Chanty Commission in their document 'Sales, leases and transfers or mortgages". what trustees need to know about Ihe disposing of charity land,, the twstees obtained a report from Westtey & Huff Chartered Surveyors in November 2017. The report concluded that the building, which had gradually deteriorated in condition over many years was 'a in need of considerable updab'ng and improving..... and 'tt maybe that the best altemative would be to redevelop the site subject to planning perniission.. Steps were taken, through the instruction of an architecL to obtain planning permission but the costs of pursuing this proved more than the Trust could afft)rd. Accordingly Thomas Morris Estate Agents of St Neots vEre instructed to sell the propety toward the end of 2019. This proved protracted, firsUy as the deeds could not be traced and tiue had to be restored via the Official Custodian and seLxJndly a sale of the property fell through at the end of 2020 just prior to exchange. The property was re-marketed and the property was sold to an arms length purchaser ft)r £231,000 (£31,000 more than the previous atK)rted transaction) following best and

final sealed bids in February 2021 and with the agreement of the trustees. The sale completed in June 2021. The sale proceeds net of fees and costs totslled £227,415.60 In December 2021 a request was received from Offord school for the Trust to ftjnd the supply of ipads for the use of the pupils in the schLK)l as the school were unable to afford these. This transaction was still outstanding at the end of 2021, so will form part of the 2021-2022 reporL The Trust did not engage in any other acttvits.es during 2021. Financial matters A copy of the Trust's ac¢ounts whith have been professionally reviewed is attached to this report. The major financial item during 2021 was the re￿Ipt of the sale proceeds for the propety at 181 High St refe￿ed to above. The only other financial transaction during the year was payment of outstsnding gas and electricity charges to Shell Energy totalling £1,800. In her report. the auditor rightly drew attention to the need to formalise our record keeping and this is now being done. The Future The sale of the propety at 181 High St Offt)rd Cluny has provided the Trust wth funding to enable it to support the education of young people in the parish where finan￿ is an issue, and li will conts.nue to do so in the years ahead.
