The Charty was established undw a deed dated 28 February 1983 its primary purpose is to provide
Almshouses f￿ PCWX persons re￿dent in the Parish of Cort(￿. The Chaiitls deed was ¥a￿d by a new deed
dated 31 October 1994 to anable ￿ Charity to devek)p Nevrton Close. The Corton PcL)ffs Trnst land with the
Almshouse tNJildings the￿ have been vested in the or￿la1 Custodk?n for Charitses for the Corton Amshouse
Charity in a deed dated 31 October 1994.
The land and building costs. were on eompletion. transferred into the ac￿Unts of the Corton Almshouse Chanty
from Corton Poorfs Land Trust with a rdating long-term creditor being shown to ￿p￿Sent the ¢apttal recoupment
to be made in the fiJture.
The truslees c￿$￿jer th8 market value of the proFerties exceeds the value shown in the balan￿ sheet. but
exact value cannot be detgrmin8d ￿thOut a professional vaknation. The Almshouses and Cottage Homes are for
poor persons, in a¢cordan¢e with the obiectsves of the charity. The costs of improvements to the Cottage Homes
met out of the income of Ccvton Poc¢s Charity were transferred into the acc(MJnts of the Corton Almshouse
Charity.

During the year the Charity furthered its charitatle purposes by providwYJ and maintaining almshousè
accommodation eligible pe￿on5 in aco)rdance with its govemirwJ sthemes.

Main Achrfjvements
Works at the Amsh(MJses have foc#Jsed on improving a)M￿Trance. safety. and living condthons across the site.
Loft insulation was installed to ensure all bungalows are now fulty comF4iant, arKI a new bathroom was frtted in
number 64. Exlemal inspections V•ere COM￿eted. with all hjentsfied remedial works carried along$￿e a ful
fire safety inspecbon. Replacement d￿rS and windows were installed at numb8rs 39. 41, 43. 8rKI 45. and trickle
vents were added to th8 F￿rcheS of all on9inal buroalows to impyove ventilation.
A new BT line was instaNed to support the warden call system. has since been upgraded to a digital
system, and new extractor fans have been installed in all bur¥Jalows.
The agreed Current Inv8stment Policy rematns unchaw and ¢)ffers a moderate risk with long-lem protecllon
from inflation, and this is appropriate for the Chari￿s kry4emi strategy conceming the capital value of its
investments. as it is not reliant on tho interest from the investrn8nts of th8 day-tcpday op8ration of the Charity.
The Charity continues to invest in Charifvnd AcwmulatA)n Units and Charifund Income Units.

Nel movemenl in funds amounted lo an increase of£37.676 This was due to a £40.679 gain on investments. and
deficit of £3,003 of incoming over outwng resourc85. Th8 trustees confirm that th8 funds held al the yearend
cover the otligation5 of the charity arKI future known expenditijre. The financial wsition at the yearend is
satisfactw.
It is not the policy of the tru51ees of Corton AlmShoL￿e Charity lo keep signffic4nt reseryes other Ihan those
designated for specific purpos8s such as repair funds. A bJthJet is wepared each year dealing with estimated
income and expendilure. aiming to leave a small balance in har￿. Any surplus is taken into account when
preparing the next anftual budget and in de¢KliryJ the weekly Maintenan￿ ¢$wtributi￿$ to be paid by the
residents.
Future D•v•lopm•nts
The schedule of refurbishing the present kYq)erties which are rKN4 over twenty years is continuing.
