The trustees who are also directors of the charity for the purposes of the Companies Act 2006, present their report with the financial statements of the charity for the year ended 30 September 2025. The trustees have adopted the provisions of Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019).
OBJECTIVES AND ACTIVITIES
Objectives and aims
The objectives of the charity as per its governing document are:

The relief and care of elderly persons of all classes suffering from the disabilities of old age or otherwise in need. - The spreading of Christian principles to all human relationships and the application of humanitarian aims to promote the relief of the elderly.

To provide further education in the sphere of voluntary work, social work and similar activities so as to inculcate the principles of good citizenship.
-
Such other purposes recognised by English law as charitable as the society shall determine from time to time.
In setting objectives and planning for activities, the Trustees have given due consideration to general guidance published by the Charity Commission relating to public benefit, including the guidance 'Public benefit: running a charity (PB2)'.
Activities Undertaken to achieve objectives and further the charity's purposes for the public benefit
The Society exists to provide a happy environment within the community of Abbots Langley for supported living accommodation for up to 13 elderly residents. The Society owns a property 'Tannerswood' at 11 Greenways in Abbots Langley which it maintains and runs for this purpose.
Achievements and performance
The Society is set up to provide supported shared living for elderly residents in Abbots Langley. We aim to offer a friendly environment where residents can enjoy living independently but in a community. The Society provides and maintains the physical accommodation, shared facilities including the garden, meals, and staff (including at night) who can support and help. This provides an option for people who no longer want to live alone; but who do not need nursing care, so enabling people to continue to live independently for longer before needing to move into a care home or similar accommodation.
We are delighted that we maintain a very high occupancy level, as well as a waiting-list, so that any vacancies can be filled quickly as they become available.

FINANCIAL REVIEW
Financial position
Rental income was once again increased (+4%), reflecting successful efforts to maintain high occupancy levels as well as prudent rent increases to ensure the finances of the home remain on a sound footing.
We have continued to invest significant sums into major repairs and refurbishment of Tannerswood including replacement of all remaining wooden windows and replacement of the boilers for the heating and hot water system, as well as refurbishment of rooms as tenants vacate to ensure they are attractive for re-letting.
We reviewed and increased staff salaries during the year, ensuring we recruited and retained our excellent staff team. We have seen noticeably lower energy costs, due to reduced prices and also savings as a result of the solar panels installed in the previous year. This, together with slightly lower refurbishment costs, meant that overall expenditure was 5% lower than the prior year. We continue to maintain careful management of all day-to-day expenditure, and as a result we achieved a small overall surplus to offset the small deficit recorded in the prior year.
Financial outlook
The Trustees remain confident that the house is sustainable on the current basis and we continue to plan redecoration and refurbishment for the coming year.
We are mindful of the ongoing impact of inflation, in particular in relation to the cost of fuel and food. We will also seek to continue to pay market rates for our staff to ensure we retain a full compliment of suitable staff and can provide the service expected.
We have upgraded the fabric of the building and the internal decoration of communal areas, and this means we are now in a position to build up reserves to ensure we can meet major repair costs that may be needed in future. We will do our best to minimise future rent increases for residents, while also recognising that we must ensure the future financial stability of the home. We monitor our rent levels in comparison with other similar homes nearby and we are confident that Tannerswood continues to offer excellent value for our residents and lower rents than comparable homes nearby.
Reserves policy
The Trustees seek to maintain sufficient reserves to be able to continue to operate for some months if occupancy levels drop, to allow time to reduce expenditure or take other appropriate action; and to be able to fund major unplanned repairs (although the Trustees also undertake regular assessments of the property in order to undertake needed repairs and upgrades on a planned basis in order to minimise the risk of the need for unplanned expenditure).
Going concern
The Trustees are satisfied that we can fund ongoing expenditure and re-investment from rental income and that we have sufficient reserves in case of major unplanned repairs.
Methods of appointment or election of Trustees
Trustees may be elected by the members at the Annual General Meeting or appointed by the members or Trustees in accordance with the provisions of the Constitution.

Governing document
The charity is controlled by its governing document, a memorandum and articles of association, and constitutes a private company limited by guarantee, as defined by the Companies Act 2006.

Independent examiner's report to the trustees of The Abbeyfield West Herts Society Limited
I report to the charity trustees on my examination of the accounts of the Company for the year ended 30 September 2025.
Responsibilities and basis of report
As trustees (and also its directors for the purposes of company law) you are responsible for the preparation of the accounts in accordance with the requirements of the Companies Act 2006 ('the 2006 Act').
Having satisfied myself that the accounts of the Company are not required to be audited under Part 16 of the 2006 Act and are eligible for independent examination, I report in respect of my examination of your charity's accounts as carried out under Section 145 of the Charities Act 2011 ('the 2011 Act').
Since the charity’s gross income exceeded £250,000 your examiner must be a member of a body listed in section 145 of the Act. I confirm that I am qualified to undertake the examination because I am a member of the Institute of Chartered Accountants for England & Wales, which is one of the listed bodies.
In carrying out my examination I have followed the Directions given by the Charity Commission under Section 145(5) (b) of the 2011 Act.
Independent examiner's statement
I have completed my examination. I confirm that no matters have come to my attention in connection with the examination giving me cause to believe:

accounting records were not kept in respect of the Company as required by Section 386 of the 2006 Act; or
-
the accounts do not accord with those records; or
-
the accounts do not comply with the accounting requirements of Section 396 of the 2006 Act other than any requirement that the accounts give a true and fair view which is not a matter considered as part of an independent examination; or
-
the accounts have not been prepared in accordance with the methods and principles of the Statement of Recommended Practice for accounting and reporting by charities (applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102)).
I have no concerns and have come across no other matters in connection with the examination to which attention should be drawn in this report in order to enable a proper understanding of the accounts to be reached.

1. ACCOUNTING POLICIES
Basis of preparing the financial statements
The financial statements of the charitable company, which is a public benefit entity under FRS 102, have been prepared in accordance with the Charities SORP (FRS 102) 'Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019)', Financial Reporting Standard 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland' and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.
The financial statements have been prepared on a going concern basis. The Trustees have reviewed and considered relevant information, including the annual budget and future cash flows in making their assessment. The financial statements are presented in sterling which is the functional currency of the charity and are rounded to the nearest £.
Critical accounting judgements and key sources of estimation uncertainty
In preparing the financial statements it is necessary to make certain judgements, estimates and assumptions that affect the amounts recognised in the financial statements. These assumptions are reassessed annually as part of the accounts preparation process.
In the view of the trustees applying the accounting policies adopted, no judgements were required that have a significant effect on the amounts recognised in the financial statements nor do any estimates or assumptions made carry a significant risk of material judgement in the next financial year.
Income
All income is recognised in the Statement of Financial Activities once the charity has entitlement to the funds, it is probable that the income will be received and the amount can be measured reliably.
Donations are recognised in full in the Statement of Financial Activities when entitled, receipt is probable and when the amount can be quantified with reasonable accuracy.
Grant income is credited to the Statement of Financial Activities when received or receivable whichever is earlier, unless the grant relates to a future year, in which case it is deferred. Income from charitable activities is credited to the Statement of Financial Activities when received or receivable whichever is earlier, unless it relates to a specific future year or event, in which case it is deferred.
Expenditure
Liabilities are recognised as expenditure as soon as there is a legal or constructive obligation committing the charity to that expenditure, it is probable that a transfer of economic benefits will be required in settlement and the amount of the obligation can be measured reliably. Expenditure is accounted for on an accruals basis and has been classified under headings that aggregate all cost related to the category. Where costs cannot be directly attributed to particular headings they have been allocated to activities on a basis consistent with the use of resources.
Tangible fixed assets
Tangible fixed assets are stated at cost less accumulated depreciation and accumulated impairment losses. Where parts of an item of tangible fixed assets have different useful lives, they are accounted for as a separate items of tangible fixed assets.
Depreciation is provided at the following annual rates in order to write off each asset over its useful estimated life, on a straight line basis or, if held under a finance lease, over the lease term, whichever is shorter.

Taxation
The charity is exempt from corporation tax on its charitable activities.
Fund accounting
Unrestricted funds can be used in accordance with the charitable objectives at the discretion of the trustees.
Restricted funds can only be used for particular restricted purposes within the objects of the charity. Restrictions arise when specified by the donor or when funds are raised for particular restricted purposes.
Further explanation of the nature and purpose of each fund is included in the notes to the financial statements.
Pension costs and other post-retirement benefits
The charitable company operates a defined contribution pension scheme. Contributions payable to the charitable company's pension scheme are charged to the Statement of Financial Activities in the period to which they relate.
Cash and cash equivalents
Cash and cash equivalents includes cash in hand, deposits held at call with banks, other short-term highly liquid investments with original maturities of three months or less and bank overdrafts. Bank overdrafts, when applicable, are shown within borrowings in current liabilities.
