The Trustees present their report an(J accounts for the year ended 31 December 2022.
Structure, governance and management
The charity is an unincorwrated entity constttuted under a Deed of Trust and Is regIste￿d with the Charity Comrn1$51on
(Registered no. 2435991. Trustees are selected from members of the community considered by the existing board to
have suitable qualities and experience. They are formerly appointed at the twice yearly meetings of the Trustees and
Mana8ement commlttee. The Trustees served throughout the year and up to the date of these accounts, except as
delailed below:

Achievements and perforniance
The charlty ralses lunds through Its Investments. Includlng the management of a small number of propertles whTrch are
rented out. The Tetenlion relating to the repalrs to S of the 6 rental properties was released In July 2022, following a
final inspectlon by the Architect and presentation of the final account by the Bullders. Puins have been draw up to
Improve the shop attached to 503 Main Road wlth work due to start in early 2023.
The tenancies of the cottage5 remained stable for the most part with Priory Estates managlng all of the propertles on
behalf of the Trustee5. The shop attached to 503 Maln Road and 507 Main Road are currently unoccupled.
Priory Estates, was appointed by the Trustees to manage the rental properties on their behalf In 2020.
Reserves pollcy
The Trustees conslder that an appropriate level of reserves would be the sum equivalent to ¢over the standard ongoing
maintenance costs of the thurch for a period of one year. 50 that thè charlty could be able to operate in the event that
the cottages. from which it derives the majority of its income. were empty for 3 protracted length of time due to major
repair works belng undertaken. In addition. due to the age of these cottages. it is anticipaied that a sum In the region
of £120,(W could be required in the future to carry out rnajor remedial works in the event of an a(fver5e structural
suTrey. Accordingly. it 15 considered that the￿ should be suffiaent reserves to Cover the cost of thi5 in addition to the
standard ongoing maintenance regarding the church.

I report to the charity trustees on my examination of the accounts of Dovercourt Church and Poorlands
Charity for the yearended 31 December 2022. which are set out in pages 3 and 4.

As the charity's trustees you are responsible for the preparation of the accounts in accordan￿ with the
requirements of the Charities Act 20111'the ACYI.
I report in respect of my examination of the charitys accounts carrled out under Section 145 of the Act
and in carrying out my examination I have followed all the applicable Directions given by the Charity
Commission under Section 14515llbl of the Act.

I have completed my examination. I confirm that no material matters have come to my attention In
connection with the examination givin8 me cause to believe that in any material respect-
