OUT prnperty managers, who attend the meetlngs). john Campbell, our treasurer and propertles manager, updates us on the chapel's financlal sltuatlon. We also dlscuss the malntrnance of the chapel building Itself and the manse (whlch Is currently belng let out). And over the past few years regular reports of the Schoolroom repalrs and pmgress of fundralslng to pay for them have featured on the agenda. These indude not onty those wlthln the curtilage of the Chapel, that is, the Chapel itself and the Sthoolroom. but also commercial properties In Flnkle StreeL the New Shambles and the Market Pla. whid) were bequeathed to us or PUTcha5ed In the 18th century and are thus all of a considerable age. The lod(-up shops on the west slde of the New Shambles were buIlt in 1804: the tWO-Storey. double-fronred shop with basement in Finkle Street ts probably of much earlier origin (though perhaps rebuilt): and the building ar no& 17-21 Market Place is also of 18th-century date. The upper floor. with its lon8 windows. looks as If it was originally an assembty room. almost rtaInty the historic'caledonlan Roo. wheTr the Unitsrian Baptists met in the perlod 1801-1817. The fine stone building at the Chapel entrance. 40 Market Place, with its beautifulty designed curved sta1re extension at the bacK unfortunately partty hidden by the latsr extension where the Chapel office ts housed, has long since len COnrted for use as a shop but wds bullt 85 the Manse for Caleb Rotheram the Younger in aut 1780 on 17th-century foundations where there had previously been a continuous row of shops; a beam In the basement bears the date 1658. There had been no access to the Chapel from Branthwaite Brow but the ginnel now gave entrance to the Chapel there for the first tlme. The gates would appear to date from this period: they were restored in 2019 and the sign ab)ve w45 made bj CB Arts of Ulverston and hung in 2022. It IS sometime5 Stated that this was where Caleb Rotheram the Elder ran the Kendal Aademy (1733-1752) but this is erroneous, not only because of the d*e but luSe the Academy and Manse were apparendy in FIne StreeL All these buildings are a signifi(3nt part of Kendal's townscape and herfrage and it ts our responsibTrlity to IcK)k 8fter them. We are now a member of the Kendal Local Heritage partnershi The Chapel also owns a latr Vlctorlan house in Nether Street which was occupied from 2006 to 2016 as the Manse. The Commerci propertles are looked after by our Managlng Agents, Messrs Peill & Co. whilst the house is looked after by Turner Scott The Chapel previously aIso owned Ralphford (or Ralph Ford) Hall and yard on Stramongate. now the Masons. Arms. whith was given to the Chapel by Thomas Gibson in 1777. but was sold in 1941. Access to the Chapel was originally ined through that yanl and up steps leadlng Into the corner of what is now the Multi-Faith Garden of Remembrance. TheTe are hints thar there were once other Properties. such as Bayley Close. of unknown locatlon on the west side of Strlcldandgate. but if so they have long passed outof the Chapel'5 possessioiL Inances The Chapel's financlal year runs from 01 January until 31 tkcember The Chapel has two current bank accounts with the Cumberland Bulldlng Society. the Trust Account and the Congregational, or ChapeL AccounL and a Savings AccounL TheTrU5tA0llnL The balance of the ThA¢cOUnt atthe beginning of 2025 was £24.480.23 and the total income for the year was £121.537.42. Expenditure amounted to £97.039,93. leaving a balance at the end of theyear of£48.977.72, an increase of£24.497.49. The account derives its income chiefly from the rent of the Chapel's commercial and residential properties bu( in response to our appeal for funds to restore the Schoolroom, substantial grants wetp received from the North and East Lancashlre Unilarian Mission (NELU and the Garfield Weston Foundation and from several smaller organisations in Cumbria Many private individuals also donated money as did Unitarian Chapels throughout Great BritaiL As well as all this. the Chapel held numerous money-raislng events such as cake sales. an open day. and course& Full details of this will be shown on tables to be distributed at the AGM.
Expenditure from the Trust Account durlng 2025 was concerned prlmarily with the followlng Items.. regular salaries. the restoration of the Schoolroom. payments to HMRC and professional and lesal fees. Money was also transferred ro the Savings AccounL It should be noted that other running costs and fees due to our Managins Agents are dedurted before we receive payment of ren The Congregatlonal or Chapel Account IS Used for the day to day running of the Chapel. The balance of the account at the beglnnlng of 2025 was £12.877.65 and Income amounted to £21,307.16. Out8oings were £16,181.29 and the balance at the end of the year was £27.242.41, a rtse of £14,364.76. The main single source of income was the regular donatlons from members and friends of the Chapel. amounting to £11,311.41, plus other donations (including from NELUM) of £9,223.29. Rites of Passage brought in £4,650.00. GiftAid was claimed where approprtats and amountsd to £5,652.85. Thts Income helps to maintain the life of this anclent and much loved Chapel. whlch belongs to us all and plays such an important part not onty In the Ilves of those who attend servlces In person and on Zoom but also, In nornial clrcumstances. in the life of this town. In previous years we have benefired from hlrlng out the Schoolroom. That source of Income Ss temporarily unavailable to U5. But several small groups meet In the Vesty or the Meetin8 Room. The annual General Assembly quota of £35 per member also come5 from this account but had already been paid. Donations amounting to £3.350.00 were made fo tharltles. Includlng Send a Child to Hucklow (SACH) and to various Kendal and other Cumbrian charities: Manna House, the Tuesday Club for people with learnlng dlfflcultles. and anlmal welfare group& The Chapel a]so has a Savlngs Account book wlth the Cumberland. in which at the be8innlng of 2025 there was a sum of £23,472.95. which by the end of the year had rEsen to £35,537.60, an increase of £12,064.65. The account Is belng used to keep the money raised towards the Testoratlon of the Schoolroom and It must be statsd that some of it had been money transferred from the other accounts that had been given for that purpose. Update to spring 2026 We are fominate to have commercial properties In the town. Our shops are currenty leL apart from 26-28 Finlde StreeL but the propertles are all very old and there is 3 constant need for inspection and maintsnance. The fornier manse at 4 Nether Street is now in good condition and Is also let The annual rent from our commercial properties when fully let (but not Includlng Flnkle Street) amounts to £93,260.00, and from the fornier manse £11.2S6.00. These increasingly difficutt limes economically and financlally but currently our properties are In demand Our rents are reasonable, whilst a lot of rents in the town are very hlgh 2nd numerous shops have dosed. Furtherniore there is an increasing tendency for people to shop onlin& This reduces the general footfall In the town and we suffer from this. The New Shambles had become very shabby and in 2024 the dedsion was taken to repaint it in heritage colours. The tenants chose the colours, each unit beRn8 painted in a Ilghr and a dark shade and the ¢olours are repeated down the row. The effect was immediate and startling and it received much favourable attention from photographers, onllne, and from 'Cumbria Life. magazine. The New Shambles is now a vlbrdnt shopplng are4 wlth a variety of shops. The shop at 2&28 Finlde Street Is current]y run as The Space.. At the end of May the balan on our bank accounts was as follows. There vS £30.019.39 in the trust account £24,068.36 in the consre8a¢ional account, and £54.184.91 In the savlngs accounL As well as the bank accounts, the Chapel has Investments, whlch are looked after by the Charities Aid Foundation and have a walue of £74,375.7& Flnally rhere Is the small B Thornpson Dr Holme and Ralph Ford Hall Trust wlth a value of £1.133.17. Incldentally the Dr Holme is he whose portrait hangs in the Vestry, whllst Ralph Ford (or Ralphford) Hall Is, as mentloned above. the origlnal name of the Masons, Arms and I have been unable to Identlfy B. Thompson.
It is obvious that the most serious issue facing the Chapel in krnis of finance Is the restoration of the Schoolroom. It is a Grade11 listed bulldlng and although we have received general consent to proceed we are subjert to condition5 at all times. In 2025 the gable wall was found to be leanlng outwards and a report declared it to be unsafe. The upper part has now been demolished and is currently (lune) being rebullL The next step wlll be to replace the roof In its entlrety as a prelude to removing and rebullding the llIn& The total remaining cost of this work is currently estlmatsd to be £269.794.46. considerdbly less than originally estimatsd but thls does not indude the cost of solar panels etc. The Chapel Trust wlll bear 35 much of the cost as It can and we have raised or recelved a considerable sum from different sources, Includin8 two rellt Incredlbly generous personal donations of £6.000.00 and £IO.000.00, Recently we applied to the North and East Lancashlre Unltsrlan Mtssion (NELUM) for a loan of £IOO,000.00; this was approved unanlmousty by delegates at the Annual Genernl Meetlng on 30th May, subjert to cerraln condltlons. We shall contlnue to apply for grants from such bodles as the Nattonal Churches Trust We have a lot of moral support throughout the country and once the work is completsd, we shall have a much stron8er and safer bulldln& which will serve our communlty and the people of Kendal for many years to come. In November the Chapel wa5 used for a Celebration of the Ilfe of Lee Melllsh. Mandy Reynolds June 2026 Commlttee Report coverlng theyear 2025 The committee exists to ensutl the smooth runnins of rhe chapel. Thts year we had six meetings and there are six of us on the committee including two trustees. Thls ts not really enoug and I hope that by the tlme you flnlsh thls repor4 you will considerjoining us. In eath meetlng we look at weekty responsibilitles such as maklng tea after the service, operatlng Zoom and the garden. As well as this we look at one-off events such as Mike Berners-Lee's talk and the forthcoming Climate Day on Suly 26th this year. Also during th15 past year we have contlnued to Invlte people who have a responslbillty within the chapel to attend the first part of the meeting to see if we can help In any way. It started with Nlck Morrlce, the pulpit secretary. last year. Then we invited Clare Mlnglns ro tell us about the Singing group. Then Debbie Nicholas attended in her role as children's artivities leader. It would be good if anyone else who has a responsibility within the chapel would come to a meering. We have also set up tollet twinning and regular charlrable glvlng thls year. Being on the committee Is not an arduous lo In fact It Is good fun a5 1 thlnk all the committee can agree. It's for the beneflt of the chapel which we all care about. so please conslder lolnSng.
