The Trustees present their report along with the financial statements of the charity for the year ended 31 December
2025. The trustees have adopted the prov151ons of the Statement of Recommended Praellce ISORPI Accounting
and ReportSnB by Charltles In preparing the annual report and financSal statement5 of the charlty.
The flnancial statements have been prepared in accordance with the accounting policies set out In note5 to the
accounts pages 7 to 9 and comply wlth the charity's governing document, the Charltle5 Act 2011 and Accounting
and Reportlng by Charities.. Statement of Recommended Practice applStable to charitles preparing their accounts In
accordance with the Flnanclal Reportlng Standard applltèble In the UK and Republic of Ireland publlshed in October
2019.
OBJECTIVES AND ACTIVITIES
Oblectlves and alms
The objects of the Charity are as follows..
111 The provlslon of alFnshouse5 for 'poor women of good condutt, elther widows or unmarried who shall be of the
age of 50 years at the least at the date of thelr appointment and who shall continue unmarried,
121 Any residual Income Is to be applied for the assistance of Ministers or trainee Minlster5 of Religlon., the support of
orphanages and similar institution5,' the support of Instltutlons carlng for chronlcally slck persons- and the relief of
persons In straitened clrcumstances.
Signlflcant actlvltles
The Charity currently provides seventeen alrnshou5e propertSes and Its alm Is to utili5e these as far as possible to meet
the oblecilves of the Charlty.
Publlc beneflt
The activltle5 of the Charity aTe the provision and malntenance of seventeen almshouses for the beneficlal class
referred to In the first object above and In doing thls the Trustees keep In mlnd the Charity Commissioners, guldance
on public benefit.
ACHIEVEMENTS AND PERFORMANCE
Charltable a¢tlvltles
During the year the Trustees contlnued to be concerned for the welfare of residents and malntenallce of the
almshouses. The Trustees were pleased that 311 Tesidents were happy in their home5 and that the properties were
being kept at a hlgh standard of maintenance. There were two propertles that had not been refurblshed In recent
years but their elderly occupants precluded this type of work belhg undert3ken.
There had been no changes In resldent 50 no major refurbishments were undertaken.
The year wa5 one in whSch Trustees took stock and consldered future plans for the almshouses. Trustees continued
to look for posslble development land on whlch to bulld more almshouses in the Hutton area.

Reserves pollcy
The Charlty's policy on resèrves Is to maintain sufficient reserves to enable the Charlly to continue to achieve Its

FUTURE PLANS
The Trustee5 are mindful of the eon5iderable investments held by the Charlty. They contlnue to explore the
possibllity of providing more almshouse5 and are looking to future energy efficiency and gas boiler replacement
option5. They contlnue to invest in malntenance fund5 to ensure a hiEh quallty of living conditlons at all the
almshouses.
STRUCTURE, GOVERNANCE AND MANAGEMENT
Governlng document
Rev. William Berman founded the Charity in the year 1700 and It was established by an Order of the Charlty
Commissioners dated 2nd May 1871 and 15 regulated by a Scheme of the sarne date. It Wa5 further approved and
constltuted by a Scheme dated 30th October 1953 and variatSon5 dated Ilth May 1989 and 2nd April 1997 and an
order dated 1st June 2007.
Recrultment and appolntment of new trustee5
The Trustee5 continue to be mindful of the need to malntaln a strong Trust body by making timely appolntment5
when vacancles occur.
As vacancies for Trustee5 arise applications are sought from potential tandidates known to
the Trustees and other suitable local people. Applicants are then considered by the Trustees and appointments
made by re501ytion of the Trustees.
OrganlsatSonal strurture
The Clerk to the Charity carries out the day to day running of the Charity under the guidance and 5upervi5ion of the
Trustees, who normally meet four times during each year and more frequently when there 15 business to be
transacted.
Inductlon and tralnlng of new trustees
New Trustees are briefed by the Clerk and the existing Trustees on the hlstory and actlvitle5 of the Charlty. They are
provided with a copy of the Charity Commission publlcatiofj 'The Essential Trustee dÈtaS1ing their responsibllltle5 and
providing guSdance on belng a Trustee. New TrustÈe5 are provided with a copy of the Charity Scheme and the latest
accounts,
Related partles
There are no other charitie5 related to the Wllllam BÈiman's Trust. The Clerk to the Charity is also Clerk to other
almshouse charltlès.
Risk man38ement
As an Integral part of their management pollcy the Trustees maintaln regula￿ check5 on risk Factors which may
adversely affect the Charitv.
Through the employment of pri)fessional advisors the Trustees seek to ensure that all of the Charity's manaeement
and decislon making proce55es take full account of, and comply with, relevant legislation and regulatory control5.
Insurance Includlng property ownershlp and public liability is reassessed annuallv.

ACCOUNTING POLICIES
Basls of preparlng the Ilnanclal statements
The charity constitute5 a public benefit entlty as dellned by FRS 102.
The accounts have been prepared in accordance with Accounting and Reporting by Charities.. Statement of
Recommended Practlee ISORPI appllcable to charltles preparlng their accounts in accordance with the
Financial Reportlng Standard applicable in the UK and Republlc of Ireland Issued In October 2019, the Financlal
Reporting Standard applicable in the United Kingdom and Republic of Ireland IFRS 1021, the Charlties Act 2011,
and UK Generally Accepted Accounting Practice.
The financlal statements have been prepaied under the historical cost conventlon, wlth the exception of
investments which are included at market value, as modified by the revaluatbon of certain assets.
For the purposes of pre5entatitsn the flnanclal statements are rounded to the nearest pound sterling 1£) and
are inclusive of Value Added Tax.
Fund Accounting
Unrestricted funds can be used in accordanee with the charltable oblettives at the discretlon of the trustees.
Deslgnated funds are unrestricted fund5 of the charlty which the trustees have declded at thelr dlscretlon to
set aside to use for a specific purpose. Restricted fvnd5 can only be used for partlcular restricted purposes
within the oblect5 of the charity. Restrictions arise when specified by the donor or when funds are raised for
particular restricted purposes. Pe¥mBnènt endowrnent funds are non-expendable funds whlch are normally
held indefinitely. Further explanation of the nature and purpose of each fund Is included in the notes to the
financial statements.
Golng concern
The account5 are prepared on a going concern ba515 a5 theie are no materlal uncertalntles about the Charity's
ability to continue.
Income
All income Is recogni5ed In the Statement of Flnanclal Actlvltles onee the charity has entltlement to the funds,
It Is probable that the income wi11 be recelved and the arnount can be measurèd rèllably.
Income from government and other grants, whether 'capital' grants or 'revenue' grants, Is recognised when
the Charlty has entltlement to the funds, any performance condltltsns attached to the grants have been met, It
Is probable that the income will be received and the amount can be measured rellably and15 not deferred.
For legacie5, entitlement15 taken a5 the earlier of the date on which either.. the Charity is aware that probate
has been granted, the estate has been flnalised and notiflcation has been made by the executorlsl to the
Charlty that a dlstrlbutlon will be made, or when a dlstribution15 received from the estate.
Donations and other voluntary Income are reflected in the accounts for the period in which they are received.
Donations in kind are recognlsed by the Charlty when recelved except In the case of servlces provided free or
undervalue by voluntary staff or other5 whlch are not reflected In the aeeounts.
Interest Recelvable
Interest on funds held on deposlt is included when receivable and the amount can be measured reliably by the
Charity,. thls Is normally upon notification of the interest pald or payable by the Bank.

Expenditure
LlabS1ities are recognlsed a5 expenditure as 500n as there is a legal or constructive obligatSon comrn1tting the
charity to that expendlture, it is probable that a transfer of eeonomlc beneflts will be required in settlement
nd the amount of the obligation can be measured reliably. Expendlture Is accounted for on an accruals basls
and ha5 been classified undei headings that aggregate all cost related to the category. Where costs cannot be
dlrectly attributed to particular headings they have been allocated to activlties on a ba515 consistent wlth the
use of resourees.
Repalrs and Malntenance of Propertles
The charges In the Statement of Flnanclal Actlvities In respect of Cyclical Malntenance and Extraordinary
Repalrs reflect the Trustees, constant ctrntern to keep the propertles In Bood condition, and are In accordance
with the Almshouse Assoclatiolls, recommendatlon that Alm5hou5e Charltle5 Should set aslde each year
specific sums in this respect. Transfers are rnade from the Income Account each year to the Extraordinary
Repalr Fund to cover extraordinary repairs as they arise and to the Cyclical Malntenance Fund to cover repalrs
whlch arlse on a eyclScal basts.
Support Costs
The Charlty's governance costs are allocated entSrely to the Almshouse Costs since support costs relatlng to
other actlvltles are consldered Immaterlal.
Grants offered subject to conditions which have not been met at the year end date are noted as a
commltment but not accrued as expendlture.
Tangible fixed assets
The cost of refurbi5hmenl and improvements to the existing freehold property are written oll to the Income
Account as incurred.
Any malor Smprovements to the existlng freehold property or new building works are
eapltalised.
The freehold property is depreciated using the straight line method at a rate calculated to write Dff the as5et5
over thelr estimated useful life which is consldered to be 100 years.
Investments
Investments are shown on the Balance Sheet at their market value. Changes in market values during an
accounting period are reflected in the accounts as unrealised gains or losses. Upon disposal of an investment
the dlfference between original cost and dlsposal proceeds Is reflected In the accounts as a realised gain or
loss and an adjustment 15 made to unrea1I5ed gain5 or losses to reverse unreallsed movements In value in
earlier years.
Debtors
Contribution and other debtors are retogn15ed at the settlement amount due. Prepayments are valued at the
amount prepaid net of any trade di5count5 due.
Cash at Bank and In Hand
Cash at bank and cash in hand Includes cash and short term highly Ilquld investments wlth a Short maturlty of
three rnonths or less from the date of 3cqulsitlon or opening of the deposit or slmllar account.

Income Account
The Income Account 15 unrestricted and available for the Beneral purposes of the Charity. The Fund
represents accumulated surpluses of the Charity.
Extraordlnary Repair Fund
The Extraordlnary Repair Fund is unrestricted but de5ignaled by the Trustees for future major repairs and
Improvements to the charlty's alm5house5. The Fund is specillcally Invested. Income from the Investments
s added to the Fund. A transfer to the Fund is made each year from thè Inton)e Attount of a speclfic
amount agreed by the Trustee5.
Cycllcal Malntenance Fund
The Cyclical Maintenante Fund Is unrestricted but designated by the Trustees for futurè rÈcurrlng malntenance
as necessary at the Charity'5 alm5hou5e5. A transfer to the Fund is made each year from the Income Account
of a specific amount agreed by the Trustees.
Development Fund
The Development Fund Is unrestricted but designated by the Trustees to make provlslon lor new
accommodation for the beneflclal class of the Charity in the future. A transfer to the Fund is made from the
Income Account of a Specific amount as agreed by the Trustees.
C3pltal Account
The Capital Account Is Perrnanent Endowment of the Charity. The Fund is partly represented by the Charity's
equlty in land and buildings with the balance belne speclflcally invested. Income from these investments is
avallable for the general purposes of the Charity. Changes In the net book value of the housing properties
are ¥eflected in the Capital Account by a transfer from or to the Income Aeeount.

Capltal Recoupment Fund
The Capital Recoupment Fund is permanent endowment of the Charlty was established to recoup funds
wlthdrawn from the Capital Account and MIS5 Isobel Susan Ern11y Fleld's Bequest to Improve the Charity's
propertie5.
The Charlty Commlsslon accepted the Trustees resolutlon, dated 10 Aprll 2019, to cancel the annual
recoupments so that these funds can be utilised on the Charlty'5 beneflciaries.
