The Trustees present their report and accounts for the year ended 31 December 2025.
The financia5 slalemenls have bèen prep8red in accordance with the accounting policies sel out in note 1 to the
financial statements and ¢omply with the chaiily's governing document, the Charities Act 2011, FRS 102 'The
Financial Reporting Standard applicable in the UK and Republic ol Ireland" and the Charities SORP "Accounting
and Reporting by Charities.. Slalemenl of Recommended Pra¢li¢e appliGable to charities preparing their 2¢¢0unls
in accordance with the Financial Reporting Standard applicable in the UK and Republic of Iretand {FRS 7021"
ObJe¢tlves and activities
The ¢harily's objects are pre5ewing and running the ten almshouses situated in Ulpha, Cumbria for the benefit ol
the almspeople, with pieference given lo those born in the parish of Ulpha, or who have lived in the area for more
than five years, especially having been employed in agriculture.
The Trustees have paid due regatd lo guidance on ptjblic benefil issued by the Charity Commission in deciding
what activities the charity should undertake.

The Iruslees believe that the market value of the land and buildings owned by the charity al Ulph8 is significantly
in excess of the hisloriGal Gosl in the accounts.
The Trustees have assessed the majoi risks to which the chamty is exposed, and are satisfied that sysl&ms are in
place lo miligale exposure to the major risks.

Thé Almshouse is a ch8rily administered and managed in conformity with a scheme sealed by the Charity
Commissioners on 30th June 1978.

meeting, and if found lo be suitsble, the ¢andidale is approached. Onco they havo agreed the ItUStees will then
vole on the appointment. Induction to the trust is on an ad hoc basis, 8nd generally experience is gained by
allending the quarterly Iruslees meetings although the Iruslees are supplied with the relevant charity commission
publiGalions.

FOR THE YEAR ENDED 31 DECEMBER 2025
The Board is respc>nsible for preparing the report and finan¢i81 slalements in accordance with appli¢able law and
regulations.
Registered social housing legislation require the Board lo prepare fi'nancial statements for each financial year which
give a true and fair view of the 51ale of affairs of the association and of the income and expenditure of the
association for that period_ In preparing these financial stalemenls, the Board is required lo..
i. select suitable accounting policies and then apply them consislenlly.,
ii. make judgements and estimates that are reasonable and prudent.,

disclosed explained in the financial stalemenls." and

association will continue in business.
The Board is responsible for keeping proper accounting records which dis¢lose with rttasonable accuracy at any
lime the financial position of the association and lo enable il lo ensure that the financial slalements comply with the
relevant legislation. 11 hss general responsibllily for taking reasonable steps to safeguard the assets of the club and
lo prevent and delecl fraud and other irregularities.
The law applicable to chaiilies in England and Wales requires the Trustees lo prepare financial slalemenls for each
financial year which give a true and fair view of the stale of affairs of the charity and of the incoming resources and
application of resources of the charity for that year.
In preparing these financial slalemenls, the Trustees are required lo..

are also responsible for safeguarding the assets of the charily and hence for taking reasonable steps for the
prevention and detectson of fraud and other irregularities.

Charity Information
J & E Gunson Almshouse Trust is a registered Charity and registered provider of social housing in the United
Kingdom. The address for the regislered office is given on the first page of these financial slalements. Joseph
and Eleanor Gunson AlmshDuse Trust conslilulès a public enlily as defined by FRS 102.
1.1 Accountlng conventlon
The financial slalements have been prepared in accordance with appIl￿ble accounting standards induding
Financial Reporting Standard 102 The Financial Rewrting Standard Applicable in the UK and Republic of
Ireland IFRS 1021, the Slalemenl of ReGommended Practice for So¢ial Housing Providers 2018, and with the
Accounting Direction for private registered providers of social housing in England 2019. The financial
statements are also prepared the requirements of the Housing and RegenerationAcl 20Q8
The financial statements are prepared in sterling, whlch is the functional Currency of the charity. Monetary
amounts in these financial statements are rounded to the nea￿st £.
The financial statements have been prepared under the historical Gost convention. The principal accounling
policies adopted are sel out below.
1.2 Golng concein
Al the limè of approving the Iinancial slatemenls, Trustees have a reasonable expeclalion that the charity
has adequate resourGes to Gonlinue in operational existence for the foreseeable future. Thus the Trustees
continue lo adopt thé going concem basis of accounting in p￿parIng the financial slatemenls.
1.3 Charltable funds
Unreslricled funds are available for uso al the discretion of the Trustèes in furtherance of their charitable
objectives.
1.4 Incoming resources
Tumover represents maintenance CDnlribulions receivable. revenue grants from local 8Uthorilie$ and national
charitable trusts and fundraising income.
1.5 Tanglble flxed assety
Tangible fixed assets are initially measured al cost and subsequently measured at cost or valuation, nel of
depreciation and any impairment losses.
Depreciation is recognised so as lo write off the Gosl or valuation of assets less their residual values over their
useful lives on the following bases.,

The galn or loss arising on the disposal of an asset is determined as the differen¢e between the sale
proceeds and the carrying value of the asset, and is recognised in the statement of financial activities.

depre¢ialion is made In respect ol land. The lan(f and buildings are used lor the purposes of the charity and
form part of ils permananl endowmttnl.
1.6 Flxed asset Investments
Investments are slated at markÈl value. The unrealised gains or lobses arising from these are allocated lo the
relevant reserve appointed on the number of units held on each reserve.
