ThFS was after undertaking major repairs amounting to £32,141 (2024: £47,364). This is made up of cyclical repaits £10.627 (2024.. £6,635) and exts'aoi'ditLary repairs £21.514 {2024: £40,729). PUBLIC BEIYEFIT Tlie Tn]ste¢s have ¢onsidered tlie Charity Cominission guidance on public bcncfit and considerthatthey have m¢t their obligation by PToviding housing Éo individuals over sixty years of age on low intomes. STATEMEf4T OF COMPLIANCE The Tnjstees confirm that the Association has eomplied with the Homes and Communities Agency's Goven)ance and Financial Viability Standai'd Code of Practi¢e, CHAIR'S REPORT Last year we reported our tn05t stable year in ternis of Resident turnover, and l am pleased to be able to say that tlie run has continued over the last 12 inonths. However, towards the end of the year. we we sad that one of our longest standiiig Residents had r¢a¢hed the point where she could no longer meet the criteria for independent liviiig and Betty Nichol moved into Trinity Fold in Marcli. In April, Peter and Elizabeth Oates also moved out. Sadly, Peter was siiffei'ing from tenninal cancer, and moving before lie died seemed the best plan for Elizabetli. Peter was deterniined to makc it to his 90th Birthdayy on 5tli May. and we were pleased that he did. Many Residents and Trustees attended a celebration at his new hom¢. Peter died peaiefully on 18th May. We have continued to see the financial benefits of that stability. though we are conscious that it is likely we will liave & number of vacancies in the near future. W¢ have a number of Resident5 With deteriorating health problems. The Trustees and wardens hav¢ be¢n involved in a number of discussions ivith C&Ers and families to ensure the Residents get the b¢st care possible. Our surplus ndts. could well be CRlled upon to renovate some flats tliat long 5taiiding Residents have been ocellpylllg. Our Wardens have continued to be a great success, though th¢y hav¢ suffered some of their own health issues recently. Both have now signed pertnaiient contracts. and plan to be with us for some years yet. The Trustees are very grateful foT their dedication to the role, the support they give our Resident5, workillg flexibly when required. The Chair Exercise classes njn by Kim have been very successful and are well attended. There have been no personnel changes in the lasttwelve months, wtrLich is beneficial as we have a very strong team of Trustees, Wardems and officials. Our treasurer has mov¢d our Bartilays r¢5¢Tve lo Epworth wliere it attracts a better rate of interest and Continues to keep abr¢ast of the financial position and keep the Tn]stees infonned. We have made some signifJc8nt investments in the property over the last hvelve months, continuing the rollout of new windows, and installing ittcr¢a5¢d loft insulation in half the flats. installing CCTV and fitting motors to the gatss at the rear of the propetty in order to stop cars cutting through.

We iiow have a 5cliedul¢ for reviewing these policies so that they will always remain current. I would like to tliank the Truste¢s for all the work they have done on these. aiid this has left us in a much stronger place th] w¢ were 12 months ago. W¢ reported last year th&t we would Ii)ok 8t d¢-registering as a provider of social housing, and whilst this 1.4 not yet complct4 signifLcant work has been towards it done. The process should near completion in the next few months. Alan Kendall CLERK'S REPORT The Almshouses liave b¢¢n close to fully occupied through0 the year. Flat 9. the property previously occupied by the warden has now been utilised as a base for our day wllrdens. a conference rooin and a bedroom for vi51ting relatives. The Founder's Day service in June was led by the Revd Keny Tankard, Chair of th¢ West Yorkshir¢ Methodist District and attended by the Mayor of Halifax. Anne Kingston and Steve Dun¢an, d¢puty Lvrd LieuteT]ant of Yorkshire. Residents and Friends elljoyed a hearty tea aft¢r tli¢ s¢rvic¢. Th¢r¢ h&v¢ been no new trustee appointsnents or resignations in the year. There is still, however. a n¢¢d for additional finance trustees to assist iii this area. The joint wardens, Kim and Angela who had bcen appointed on a trial basis are iiow on pennanent contracts and arc proving to be popular with residents and Trustee5 alike. Thursday s¢tviccs hAve continued with the usiial mix of visiting preachers leading ivorsliip. The list of worship leaikrs has groivn over tlie last few years giving r¢bidgnts' a wide variety of different worship styles. Thanks are due once again to our pr¢achers and accompanists for their loyal service. The administrative burdetlfor stnall organisations such as ours continues to grow aftd the Trustees begRn the pmc¢ss of devegistratioll from the National Register of Soeial Housing. The report to die Charity Commission has grown in Scope over the last few years and th¢r¢ is now a requircment for an annual report to the Houbing Ombudb-rnan. The Trustees continued to exercise diligent manageittent and control of tlie Charity's finances. RESERVE POLICY Tile Revenue R¢serve is maintained at a level which, in the opinion of the Twstees, is &ppropriate to provid¢ for th¢ commitments of the Charity for the foreseeable future. The Tiustees set aside a sum each year for Cyclical and E¥traordinary Maintenance. These sums are based on the recommended amount per unit as advised by the Almshoiise Association. The Trusl¢es have evaluated these figures And, from previous experience, believe they are adeqiiate for the typ¢ of property held by the Charity. VALUE FOR MONEY ASSESSMENT The A550ciation has Tnallaged to keep contributions from residents at the same level as in the previous year, while continuing lo niaintain and invest in the properties. whilst also reducing the deficit from tlie pr¢vioiis ycar. The Trustccs tlierefore believe that they have demonstrated their commitment to achieving value for money.
