The tru5tee5 present the charity's annual report and financial statements for the year ended 31 December 2025.

Structure, Governance and Management
The charity was eslablished under the piovision5 of the Chaiitie5 Act 2011 las amended),
The charity is a trust governed by a Charity Cornmi%sion Scheme dated 31 August 1972.
Trustees
The body of tru5tee5 con515ts of two ex-officio trustees and no less than three co-optative irusiees. The ex-officio
trustees cornpri5e the patron of the ch3rity and the Provost of Sunderland Minster. The co-optative trustees ar
persons who through residence, occupation or employment have %pecial knowled8e which will be of benefit to the
charity.
Ex-officio trustees hold their position b¥ virtue of their office and will 31way% be trustees ol the charity. Co-optative
trustees are appointed for a term of live years by a resoluiion of the tru5tee5. The co-optative trustees currently boast
the following expertlse-, legal m3tter5, architect, chartered accountant and a former Clerk to the Trustees.
Statement of Trustees, ResponsibllltlÉs
The Charities Act and Reg15tered Social Housing Legislaiion requires the trustees to prepare financial statements lor
e3ch financi81 year which give a true and lair view of the State of the affairs of the charity and of the surplu5 or deficit
for that period. In preparing these financi31 statetnents, the trustees are required to.
select suitable accounting policies and then apply them consisienily-,
make Judgements and estimates that are reasonable and prudent.
prepare the financial staternents on the going concern basis unless it is inappropriate to presume that the
charity will continue in busines5.
The trustees are responsible for keeping proper accounting records which disclose with reasonable accuracy at any
time the financial position of the charity and tD enable it to en5uie that the financial statements comply with the
Chariiies Act 20LI, Schedule I to the Housing and Regeneration Act 2008 and the Accounting Diiectitsn for Private
Registered Providers of Social Housing 2022. They are 2150 re5pon51ble for Safeguarding the assets ol the charity and
hence for taking reasonable steps lor the prevention and detection of fraud and other irregularities.
Code of governance
The tru5tee5 have adopted the prtsvisions of the revised Codo of Governance, issued by the Nation31 Housing
Federation in 2020.. Excellence in Governance-. Code for members and good practice. As a charity, Ihey have also
adopted The Charity Good Commission Governanie Code.
To help monitor how the chaiitv 15 performing against this guidance on 'governance, accountability and probity" the
trustees carried oui a review of policies and procedure5
The result of the review shows ihat, in501ar as the Code applie5 to 5m311 regi5teied social landlords, the Code is being
followed. During 2025. the trustees have worked to update existing policies to reflect best practice and will continue
their work in this area in 2026.

Objectives and activities
Object5 of the Churity
The charity, which was founded in 1725, aim5 to provide low c05t, low maintenance accommodation for elderlv
tenanis who can demonstrate their need 101 same.
Public Benefit Statement
The trusiees have complied with the duty in sectlDn 17 of the Charities Att 2011 to have due regard to public benefit
guidance published by the Commission during the year.
Achievements and Performance
At 31 December 2025 there were 2 houses and 6 flats occupied b¥ elderly tenants. Further details on activities during
the year are produced In section 6, below.
Financial Review
The financial result5 for the year are shown in the attached financial statements,. the surplus for the year, after the
transfer5 01 £1,000 to the cyclical maintenance reserve and £520 to thE extraordinary repair fund wa5 £12,708. The
trustees recornmend no furiher designation ol the reSe￿e5.
There were no gr3nts or donations received in the year,. in the prior year Ihere were £11,975. There has been a
dpcreaso in income of £8,644. The tru%tee5 have continued to maintain tight control over expenditure, with the result
that the chaiity ha5 been able to generate sufficient funds to meet the annual transfer to designated reserves.
Chaiitable expenditure remained in line with th& prior year. There were no quinqueNnial works undertaken during the
year.
Voluefor Money Stondurd
The charity has 3pplied the Value for Money Standard for Registered Providers of Social Housing 2018, which c3me
into effect I" April 2018. Out ol the seven Value foi Money Metrics, R&inve5tment and New supply delivered do not
apply to the charity as they do not acquire, develop 01 dispose of social housing properties Gearing also does not
apply to the charity as all residual loans are paid off. Interest cover % cannot be applied 35 the chariiy has no Interest
or finance casts.

Extraordinary Repair Fund IERFI
Thi5 designated fund, which we are required to maintain under Charity Commission sealed order, 15 to be used for
future major expenditure. The annual transfers are met from the Income and Expenditure Account
Cyclical Maintenance Fund ICMFI

General Capiial Account
We also maintain 3 general capital account which reflects OLir Invesiment in the fabric of the almshouse properties,
Undesignated Reserves
The undesignated reserves of the charity amount to £218,77712024.. £185,537). Over the years in which the charity
has operated, it h35 managed to build up reserves which have been invesied in a portfolio of stocks and shares. The
charity has become reliant upon the dividend and Interest Income which the portltslio 8enerales,- without It the charity
would not be able to suppori ihe levels of expendirure that it does. A5 3 result, the Iharity looks on these inve5tment5
as quasi-endowrnent. Tho trustee5' policy in relation to reserves is to ensure that, in the event of a significant
reduciion In income, they could at least maintain the almshouse properties to an acceptable level.
Investment Policy and Performonce5
The trustee5 take the view, that the financial objective ol its Investments is to generate a 5UStainable return to help
deliver the objects of the charity.
The trustee5 are required to pay annual 5um5 of not le55 than £520 to the oflicial custodian for charities to be applied
to the credit of an accouni entitled Extraordinary Repairs Fund. The official custodian invesis th&se yearly 5Um5,
together with Income accruing, ill National Almshouses Association Common Investment Fund accumulation units. Th15
3part, the tru5tee5 have the power to invest In such manner as ihey see fit Funds are now vested with L¥cetts
Financial Services Limited I"Lycetts"I who are expected to manage 3 portfolio of Investments in accordance with the
charity's Investment policy. This policy is io adopt a medium risk strategy based on maximi5ing the returns on the
investments, whilst obtaining re310nable growih in the markei value of the portfolio. This policy may need to be
reviewed following the formulation of re5erve5 policy (see above).
During the year the value of the charity'5 investments, after net disposals of £520, increased by £31.745.
