This valuationwas reviewed by Paul JohnsonFNAEA who concludedthat as at February2010 the value had not

2020wasnotsignificantlydifferentfromthisvaluation.Thevaluationof£400,000thereforeremainsthe one
used for these accounts.
However,thenatureofthepropertymeansconventionalvaluationapproacheslackreliabilityand this
valuation is subject to a high degree of uncertainty for several reasons:
- There is no open market for properties of this type.
- The propertyis fundamentalto the existenceof the charityandthe trusteeswouldneversell the property.
Accordingly any valuation based on annual rental / maintenance income is not wholly relevant.
-ThegradeII*listedstatusofthepropertymeansanybuyerwouldbeundertakingamajorcommitment to

relatively low as a result.
