with the Financial Reporting Standard appli¢abl¢ in the UK and Republic of Ireland published
in October 2019 issued by th¢ Charity Commission and the Financial Reporting Standard
applicable in th¢ United Kingdom and Republic of Ir¢land (FRS 102 Section IA). Th¢ financial
statements comply with the charitable company's governing docum￿( the Memorandum and
Articles and the sp¢Gial provisions of Part 15 of the Companies Aci 2006 relating to small
entities, th¢ Charities Act 2011 andthe Charity Commission's published guidance on the Public

Th¢ objectives of th¢ charitable company ar¢ to maintain and preserve the common lands
formerly held by the EA)rd of the Manor of Totteridge and th¢ rural am¢niti¢s attsching the￿0
for the benefit of the r¢sid¢nts of Totteridge and neighbouring distri¢ts and visilors.
Review of activities
l. The statement of financial activities is s¢t out on page 9.
2. The activities of the charitsble company are un¢hanged since last year and are principally
the maint¢nance and conservation of manorial lands owned by the charitable company in
TOtt￿idge and the preservation of the amenities of Totteridge. The charitable company is
by the Council of Mwem¢nl which may, from time to time, appoint a member of the
charitable company to the Council of Management. The Council of Manag¢m¢nt meets
s¢veral times each year to wnsider matters arising in relation to achieving the objectives of
the charitsbl¢ Company.
3. Net income l (exptrtditurè) for the yeor omounted to a rtet Surplus of £l0.789 1 (20?4." n¢¢
deficiency £4.653) b¢for¢ net 8ains / (losses) on fixed asset investments. Expenditure was
closely monitored throughout the year and some substantial improvements projects were
undertaken. A review of th¢ finances of the charitable company 15 Set out below.
4. Members contributed a totsl of £10,158 (2024.. £9.877). We aim to recover income t&x on
many of the contributions and that requires the charitable wmpany to obtain a gift aid
statement from each individual contributor when appropriate to do so.
Wayleav¢ income continues to be a most imp)rtAnl source of recurring income to the
charitsbl¢ Company and £140.926 was received in 2025 Q024 . £118,580). Wayleave
income continues to be wnsid¢r¢d a stable forn) of income with a reasonable prospect of
growth in future years.

5. Expenditure on main*enanct of the common lands ineluding litter elearaneo amountéd to
£130,638 (2024 . £134.807). The cost of maintaining our land is expected to r¢main a
significant overhead in the fvture and as previously reported the Trustees have been
working towards a position where our sustsinable incom¢ matches our annual expenditure
and believe this is nearto being achi¢v¢d. Totteridge residents will continue to benefit from
th¢ maintenance and improvement works that are carried 0￿.
6. The investment in our own maint¢nance building and equipment severnl years ago and the
tractor and other equipment more recently ¢ontinues to achieve a saving in third party costs
as well as providing flexibility in the timing of ground maint¢nan¢e and grass cutting. Our
fixed &ssets now hav¢ an ongoing canying value of £54,950 (2024.. £52,106).
7. In ￿cOrdanCe with Uni*d Kingdom Generdlly A¢c¢pt¢d Accounting Practice (UKGAAP)
our investments have Iwi valued at market value at the balance sheet date resulting in a
suplus of £55.827 (2024.. surplus of£41,884). Th¢ value of our investments at the balance
sheet date £947,016 (2024 - £891,189) with an original cost of £733,570 (2024 -
£733.570).
FuDd8 Strnethre Policy
8. The Trustees believe that the charitsble company has sufficient reserves to meet its needs
¢ff¢¢tively. Some of the reserves are designated to enable $pecific projects to be tsckled as
appropriate. Most of these designat¢d r¢serv¢s arose from one-off wayleaves grant¢d in
previous years. There is no rcstriction on their use. Surplus funds are invested in income
generating products &s shown in note 7.
9. The report and financial statements were approved by the Council of Management on 18
May 2026.
Method of Election ofmembers
10. In accordan¢¢ with the Articles of Asswiation a Person. b¢in8 a resident or property owner
of Totteridge or, being a body coryorate, unincorp)rated association, or parthership having
its main seal of business in Totteridge, desiring to qualify and b¢ admitted as a member of
the charitable company must sign a forni of application for membership.
The Council of Management may make regulations from time to time for the admission,
resignation and remov81 of any person, destrin8 to support the charitsble company as
'asso¢iates' who shall not be entitled to vote at general meelin85 of th¢ ¢haritabl¢ ¢ompany
or to attend such meeting &s of ri8ht.
Volunteers
I l. There are no unpaid volunteers. other than the Council of Management who give th¢iT tim¢
freely unless disclosed otherwise in note 14. The charitable company d4XS not carry out any
significant fundraising activities.

charitable company was & paty during the financial year.
Investment Policy
14. £947.016 (880/0) Q024 . £891.189 (88/0)) of the charitable company's reserves of
£1.070,827 (2024.. £1.004,211) is held in investments. The current poli¢y of the charitable
company is to hold a SI￿lfiCant amount of its reserves in medium and low risk S￿untieS
to generate income and Protect capital. These invesknents are h¢ld for th¢ long terni.

IS. Th¢ ¢haritable cijmpany will continue to maintain and preserve its ¢ommon land in
Totteridge.
Goverjwiee and Intsrnal Control
16. The appointments of the Company Secret8ry and Tre&8urer have segregated accounting
duties which provides the wsthold¢rs with th¢ scope to dele8ate certain tasks which should
allow more time to be spent on strate8ic planning matters.
Auditor8
17. A resolution to r¢-appoint the auditors, Duncan and Toplis Audit Limited, will be proposed
at the next Annual Generdl Meeting.
Rigk MaDAgemellt
18. The Trustees continue to assess th¢ majorrisks to which the charitsble company is exposed.
The charitsble company has continued io have net outgoings or small surpluses in r￿ent
years and the Trustees continue to s¢¢k ways to increase income and control expenditure to
move to an annual breakeven or small surplus ￿sition to prevent the redu¢¢ion in the
charitable company's reserves. However, they have not identified any risks which give an
immediAte cause for concern.
Public Benefit
19. The TTUStees are aware of the need to demonstrate publtc benefit and in planning our
activities durin8 th¢ year we have kept in mind at our meetings the Charity Commission
guidan¢¢. The objectives of the charitable company are shown on page 2.
