The Trust provides buroalow accommodation for the elderly and infimi
who are inhabitants of the parishes of Boston or Skirbeck.
The bungalows have one bedroom, a bathroom, kitchen and
loung8ldin8r. The bungalows have small lobby entrances. There are
small gardens to Ihe front and rear of the bungalows for ihe benefit of the
inhabitants.
The inhabitants must be over the age of 60 years or in the case of
husband and wife. one of whom is over thal age.

The Charity pays for the annual servicing of the gas applIan￿S in the
bungalows, pays the anrKJal water rates. The Charity pays to maintain
and repair the bungalows as arrtj when required. The Charity is updating
the central heating systems with more efficient boilers when necessary.
The Trusteès have had regard to the guidance on public benefrt ISSL
by the Charity Commission when exercising their powers and duties
when relevant at their Trustee meetings.

Summary ofthe maln
achievements of the charity
during the year
During the yéar the bungak)ws have teen kept in good order by a variety
of minor repairs and renewals being carried out. Induding the
replacement of boi￿rS and extemal works to improve the properties.
On6 of the properties has undergone a bathroom refurbishmenL
In 2023 the Trusteès made Ihe decision to refurbish ￿ properties.
Three properties were uninhabiiabl8 and so il was agreed to spend
significant funds on gettirnJ two of the properties habitable and relet. The
properties refurbishrnent has completed during 2024 and both properties
have now been ré4et. The charity has completed works to tidy up the
front exterior of two lurther properties. in keeping with the refurbished
ones. All W(￿wOrk has teen painted and roof tops cleared and some
bk)th Work compleled to th8 ouiside t(Jarders.
The Trustees also considered the WMC payments as residents had been
paying a low ratè for many years. The trustees have come to a decision
to increase the ￿nI at £60 per week to £62.50. For the resbdents paying
£80 per week. this will increase to £84.
The trustees are aware that somp of the properties have an issue with
damp. At this stage they feel the work is a major tssk and they will
monilor and review in th8 fuiure.

Financial review
The properties owned by the trust are intended to be held indefinitety for
the furtheranGe of the goals of the Charity. The Trust holds investments
with the intent of generating income to enable the continual repairs
required to keep the properties in ￿0d condition. The Trust retains
monies W on behalf of the Charity in interest tearing accounts.

The Trustee5 had rewewed the investments arKI feel they are
underperforming. bul decided that the cost to review the perfomance al
this point would outweigh any gain. This will continue to be monitored

work done to the properties. The truslees have also made the decision
to no longer pay the T V Licence on behalf of the residents.
