The financial statements have been prepared in accordance with the accountlng polS¢ies Set out In note I to
the finandal ststements and comply wlth the Charity's Trust Deed dated 9th Septernber 1977. the Charitles
Act 2011 and "Accounting and Reporting by Charltles.- Statement of Recommended Practlte app11cable to
charrties preparin8 thelr accounts in accordance with the Financial Reporting Standard applicable in the UK
and Republic of Ireland IFRS 1021" (effective l January 20191.
Oblecllves and actl¥ltles
The Charity's objects are to providing a55i5tance either general￿ or individually to persons resldent in the
town of Warwlck. who are In need. hardship or distress.
Publlc Benefft
The Trustees have paid due regard to guidance issued by the Charity Commission In decldlng what actlvltles
the Charity should undertake to ensure that public benefit is maintained. As well as the provision of
Almshousè facilities for those In need of accommodatlon the charity provides a range of grants each year in
order to extend the number ol beneficiories it can reach.
Ath12￿ments and performance
The Charity provides Almshouses accommodation at West8ate and Tibbrts Court in Warwick. Thè costs of
providing this accommodation are financed by investment income, rents f¥om agricultural land and a share
of SirThomas Defves Charity. All ofthe Almshouses were occupied durlng Ihe year.
FTnanclal revlew
At 315t December 2025 the Charity's unrestrlcted fun(k comprised of unrestritted general funds of £214,192
12024 - £202,806) anrj the Extrarjrdlnary Repair Fund and Development Fund, held in designated funds. of
£280,079 12024 - £285.6481, totallinB £494.271 12024 - £488.4541. The unre51ricted tsnds comprise of
investments of the Charity totalllng £438,83212024 £452,382) and the net current assets of the Char￿V of
£63,31412024- £50,247) and long term liabilities of £7,87512024- £14,175). Endowment funds consisting of
investment5 and property stood at £1.737.996 12024 - £1.772,1121. Given the nature of the Charlty's
activltles, the Trustees believe kt hs appropriats to hold around £25,000 as unrestricted cash reserves to meet
the Costs of emergency ￿paIrS that could arise at any time. The balance of unrestrided reseNes will be used
to fvrther the charitable objectives of the Charity. The balance of thè Charlty'5 unre5trfcled fund5 has been
iwe5ted in COIF funds, which are periodically ￿vieWed bythe Trustee5.
The Trustees have consid￿d the risks to which the Charity is exposed and have establTrshed the principal risk
to the Charity as being the dilapldatlon of the propertles. The Charlty's properties are regular￿ reviewed to
ensure that they are property maintained and that all Hea￿h arbd Safety issues are add￿SSed. The Trustees
malntaln satisfartory insurance of the Alm5house5 which have provision for alternatfve a¢¢ommodation costs
In the event of damage or destruction by fire or other comprehenswe risk5.

H•ns for I￿Ure periods
The Trustees continue io pro8resS the sale of the land at Barford. During 2023 a contrnct for the sale of the
knd was signed. The completlon of the contract was conditional upon planning pemiission being granted for
Ihe development of the land. Although In February 2025 plannin8 consent was obtained in principle, Section
106 condrtions could not be asreed and subsequently in February 2026 the Trustees agreed to enter Into a
new uncondf(ional sales agreement which they antlclpate wlll complete before thè end of 2026.
Structurei governance and marmgement
The charity is governed by a Trust Deed dated 9th September 1977 and Is reglstered with the Charilv
Commissioners (No. 2168301.

inlormation regarding It. The Clerk to the TNstees wlll wrtte to the new Trustee with a copy of the scheme
govern1￿ the charrty and a copy of the last set of accounts. The Chairman and the Clerk to the Trustee5 will
a150 provide all the a5515tance and information necessary for the new Trustee to become familiar w￿h the
worklngs of the Charlty and the responslbllltle5 of becomlng a Trustee.

1.1 Accounting convention
The financl81 statements have been prepared In accordante with ihe Charity's governing document.

January 20191. The ChèrSty Is a Public Benefit Erbtity as defined by FRS 102.
The Charfty has tsken advantage of the provlsions In the SORP for charitles not to p￿pare a Statement
of Cash Flows.
The tlnancial statements have departed from the Charities (Accounts and Reports) Regulatlons 21X)8
only to the extent required to provide a true and fair view. Thi5 departure has Involved following the
ststement of Recommended Practice for charltles apptying FRS 102 issued 2019 rather than the version
of the Statement of Rtcommènded Ptartice which 15 referred to in the Regulation5 but which has since
been withdrawn.

Monetary amounts In these financial statements are rounded to the nearest £.
The finantial statements have been prepared under the historical cost convention. modified to include
the revaluation of freehold pmperties and to In¢lude Investment propertles and certain financial

At the time of approvin8 the financial Statements, the Trustees have a reasonable expertatlon that the
Charity has adequate re50urtes to continue in operatlonal existen￿ for the foreseeable future. Thus

statements.
1.3 Charitable fvnd5
Unrestricted fund5 are available for use at the dlscretion of the Trustees In fvrtherance of theli
charitable objectives.
Restricted funds a￿ subject to specrfic ¢ondriion5 by donors or Erantor5 as to how they may be used.
The purposes and uses of the restrFtted fund5 4Te set out in the nole5 to the flnancial Statements.
Endowment fund5 are subject to specific condttions by donors that the capital must be maintèrned by
the Charity- The endowment funds comprise the Almshouses buildings and investrnents.

The housing propertles whlch are Almshouses are included in the accounts at "deemed cost" The
tran51tional provr5ions of FRS 102 are belng followed and the valuatlon at the date of transition ha5 not
been updated. As the propertles are maintained in a state of repair such that their estirnated residual
value is not less than their carylng value. no depreciatlon Ss provided. The trustees regularly ￿vieW
their valuation in use and reflert any irnpairment in wdlue.
Land and bulldlngs are Included in the accounts at valuatlon.
Fieehold land is dep￿cIated.
The gain or loss arising on the disposal of an asset Is detemilned as the difference between the sale
proceeds and the carrylng value of the asset. and is recognised in the staternent of financkal artivities,
