The Charity has twenty-five dwellings which are let out at affordable rents. The Charity also owns the Town Hall & Market Hall, and both properties are rented out to local groups etc. for the purpose of coffee mornings, tabletop sales etc. The Town Hall is also leased to Merlin Cinemas who operate three screens showing films and live events from various venues across the UK.

As both the Market Hall and Town Hall are old buildings there is ongoing maintenance for both properties. Renovations to the iconic Clock Tower and the front of the building commenced during October 2024. An estimation for the cost of repairs is £125,000 – the original figure of £115,000 has increased as additional work has found to be required. The Charity were hoping to raise 50% of the cost from the local business community but this has not been forthcoming. The Charity will, therefore, entirely fund the project.

Kingsbridge Town Lands Charity (Kingsbridge Feoffees) Independent Examiners Report Independent examiners report on the unaudited accounts to the trustees of Kingsbridge Town Lands Charity (Kingsbridge Feoffees) We report on the accounts of the charity for the year ended 31 December 2024 which are set out on the following pages. Respective responsibilities of trustees and examiner As the charity's trustees you are responsible for the preparation of the accounts" you consider that the audit requirement of section 144(2) of the Charities Act 2011 (the 2011 Act) does not apply and that an independent examination is required. It is our responsibility to: -examine the accounts under section 145 of the 2011 Act; -to follow the procedures laid down in the general Directions given by the Charity Commission under section 145(5)(b) of the 2011 Act,. and to state whether particular matters have come to our attention. Basis of independent examiner's report Our examination was carried out in accordance with the General Directions given by the Charity Commissioners. An examination includes a review of the accounting records kept by the charity and a comparison of the accounts presented with those records. It also includes consideration of any unusual items or disclosures in the accounts, and seeking explanations from you as trustees concerning such matters. The procedures undertaken do not provide all the evidence that would be required in an audit, and consequently no opinion as to whether the accounts present a "true and fair" view and the report is limited to those matters set out in the statement below. Independent examiner's statement I have completed my examination. I confirm that no material matters have come to my attention in connection with the examination which gives me cause to believe that in, any material respect: the accounting records were not kept in accordance with section 130 of the Charities Act; or the accounts did not accord with the accounting records; or the accounts did not comply with the applicable requirements concerning the form and content of accounts set out in the Charities (Accounts and Reports) Regulations 2008 other than any requirement that the accounts give a 'true and fair, view which is not a matter considered as part of an independent examination.
