Fdlowln8 the sad passing of Malcolm Rost￿￿¢￿sh in December 2024 we were delithted to welcome Pat Laird as a new resident in April 2025. As expected, the year was characterised by heawi experKliture ￿ Maj￿ repairs. We also inevitably incurred some expenses during the void period between residents. The repairs expenditure related to remedial electrical w(xk fdlowing a quinquennial inspection in 2024, the installation of new fire alarms, damp alleviation and general repair work5 to the external elevations including the repair of spalled brlckwcKk, defective downpipes and the drainage channel to Na l Tower Hill. Further work is planned to repair spalled brickwcKk to the other almshc￿5eS durin8 2026. Investment markets rose significantly during the year despite notable volatility followin8 the imposition of US tariffs. We invested a further £I0.1X￿ of our Oesignated Reserves in the stock market reflecting the lon8-term nature of these reserves which are held to cover the cost of future extraordinary repairs such as re-rcw)fin& As at 31 December 2025, Designated Re5erve5 st¢JJd at £88,046 (2024.. £74.878) of which approximately 66% was held in diversified pcded Charity funds with equity and bC￿d exposure managed by professional mana8ers. Our aim over time perKlin8 their utilisation is at least to maintain the real value of these re5erve5 and generate a small surplus wIth￿t takin8 undue risk. Our General Reserves are held in cash to provide immediate liquicfity to fund day-ttrdav expenditure. During the year they declined to £8,2W (2024.. £23,723) reflectin8 the heavv repairs expenditure durin8 the year and one-off vad costs. This is at the lower end of our pollcv of normally maintaining General Reserves equivalent to between 6 and 12 months, ncffmal expenditure. We expect to re1￿lId our General Rese￿ durin8 2026 to aV￿d havin8 to dip into Jr Desi￿ated Reserrfes. Charlie Limmer stepped down as a Trustee In early 2026 cn ccynpletion of his term of office. Over the last four years he had been heawly invc4ved in mffiitc*in8 and improvin8 the conditi ofthe alMSh￿ses. We are most ￿ateful ts all he has d￿e and wish him well.
