I rep)rt to the tharlty trustees on my examination of the accounts for the year ended 31
Decemkr 2025.
Responslbllltles and Basis of Re￿rt
The charity's trustees are responsible for the preparatlon of the accounts. The charws trustees
consider that an audit is not requlred for this year under section 144(2) of the Charities Act 2011
(the 2011 Act) or under Regulation 10(I)(d) of the Charities Accounts (Scotland) Regulations 2006
(the 2006 Accounts Regulations) and that an indeFEndent examination Is needed.

examine the accounts under section 145 of the Charities Act 2011
to follow the prO￿dureS laid down in the general Directions given by the Charity
ComMi￿10n under sectlon 145(5)(b) of the 2011 Act;
to state whether particular matters have come to my attention.

The Annle Pim Trust comprlses three self-contsined slngle fioor cottages known as the
almshou￿, and one house. The prcperties are situated in Iron Mill Lane, Crayford, Kent DAI

The trust deed dated IP December 1910 promdes 'almshouses for the aged and deserving poor
being members of the Established Churth of England and reslding in the said Parish of Saint
Paulinus, Crayford and the adjoinlng Parish of BeXIe￿,. The twstees let the house at a market
rent, the surplus from which is used to pay for the upkeep of the almshouses. Liverniores Estate
Agents manage the properties on a day-to4ay basis ft)r the trustees. In 2020 the chimneys were
made safe and the roots to the almshouw and house were replaced, the exterfor renderlng was
refurbished together with the rainwater goods at a total cost of £83,694. The house no.7 was
redecorated with some reft4rblshment costing £25,433.50. In 2021 no.9 was refurbished at a cost
of £25,615.
The Theodore Pim Almshou* Augmentstion fund was established to assist with the upkeep of
the Annie Pim almshouses. The Edward Russell Stoneham endowment fijnd was established for
the assistan￿ of any respectable parishioner being a member of the Church of England, on
account of ill heatth or misfortune. The Emergency Repalr Fund is an investment with the
Charities Offlclal Investment Fund (COIF) for fvtU￿ repairs and there Is a cycllcal maintenan
fijnd for routine repairs. Amounts transferred into these reseNes were in line with the
recommendations of the National Almshouse Association.
The trust deed states that the trustees should be the Incumbent of St Paulinus Church, cra￿ord
and Its Church Wardens with dlscretion to appoint others for their expertise. The trustees serving
in 2025 were Rev Paul Prenuce (Chair), David Day Church Warden (appointsd 2017 for hls
expertise), Ruth Lambourn (Church Warden appointed 2025))

The trustees are requir&J under the CharitJes Att 2011 to prepare financlal statements for each
financial year whlch give a true and fair view of the charity's financlal activitles during the year
and of Its financial position at the end of the year. In preparing financial statements givlng a true
and fair view, the trust*s should follow best practi￿ and:

Select suitable accounting wlicies and apply them consistently.
Make suitable judgements and estimates that are reasonable and prudent.
State whether applicable accounting stsndards of recommended prattl￿ have been
followed, 5ubjett to any departures disclosed and explained in the financial statements.
Prepare the financial statements on a going concem basis unless it Is Inappropriate to
presume that the charity will continue in operatlon.

The trust￿ are responsible for keeplng accounting records, which enable them to disclose with
reasonable accuracy the financial position of the charity, and for ensuring that they comply wkth
applicable law and regulations. They are also responsible for safeguarding the assets of the
charity and for tsking reasonable steps for the preventlon and detection of fraud and other
irregularfties.

1.1 These finanaal statements have been prepared under the historical cost convention and
indude the result of the chariWs operations, which are described in the Trustees, Rep)rt,
as in prevlous year5. The financial statements are prepared on a receipts and payments
basis as in previous years whlch is an Option where the income is less than £250,0(K).
Tanglble fixed assets for use by the charity. The original cost of the properties is not
known and no value 15 attributed thereto. The Insurance value is £1,022,282. All tangible
fixed assets are held to benefit the charivs benefiaaries.
The income from rents and investments a￿ shown gros5. Income from the permanent
endowments has been received in the period as stated in the accounts.
1.4 VAT is not recoverable by the charity and as such is included in the relevant costs in the
ststement of ￿nanCIal Activities. The charfty does not pay tax as it does not trade.
Management and administration expenditure includes all expenditure not directly related
to the charitsble activlty. Thls Includes costs of a managing agent, and independent
examiner.
