Responslbllltles and Basls of Report The charlvs trustees are responsible for the preparatlon of the accounts. The charfvs trustees conslder that an audit is not requir￿1 for this year under section 144(2) of the Charities Act 2011 (the 2011 Act) or under Regulation 10(I)(d) of the Charities Accounts (Scotland) Re9ulations 2006 (the 21x16 Accounts Regulation5) and that an Independent examination is needed. It Is my res￿nSIbIlIty to: examine the accounts under section 145 of the Charides Att 2011 to follow the prc(edures laid down in the general Direttions given by the Charity Commission urKler 5ectron 145(5)(b) of the 2011 Act; and to state whether particular matters have come to my attentlon. THE SWAISLAND TRUST Cbari stration 208965 ANNUAL REPORT OF THE TRUSTEES For the Year Ended 31st December 2025 The trust comprises one propety in Iron Mill Lane Crayford Kent DAI 4RW and was once known the "Clergy House" It Is divided into two 5elf-contaÈned flats 10 and 104 which botb have 3 rooms, & bat1￿00M and a kitchen. Ob ectives and Public benefit: The tn]st deed, which has been in existence since 1876 originally provided nurses for the sick and nourishing food for poor convalescents and to benefit the deserving poor. Surplus income from the Swaisland Tn￿t provides additionat funding for the Stable Almshouse Trust which is on the same sits. tn 2024 major work to the roof was undertaken at a cost of £19,000. In 2025 the downstairn flat was completely renovated with a new bathIoom and kitchen, fire and Sound proofmg between the flats was instslled, insulation w&8 added and the flooring was replaced throughout. Reserves: In 2000 the trustees set up a repair fimd for the propety, which is invested in the CF￿rItIeS Official Investment Fund (COIF) to be used as a long-terni investment for future repairs and a cyclical maint¢Dance fund for routine repairs. Amounts transferred into these fimds are in line with the recommendations of the National Almshouse Association. There were no transfers in 2025 as reserves were used to pay for the renovatio tn the year 2000 the Crayford United Charities, which was an arnalgamation of several Sn￿11 endowment fi￿dS left in perpetuity, was wound up and the 1.726 COIF income shares were transferred to the Swaisland Tn￿. These are shown at base cost ¢stimated from 1991. Their market value is showi in the notes to the accounts. (d) The trustees are resrx)nsible for keeping accounting records, which enable them to disclose with reasonable accuracy the financial position of the charity, and for ensuring that they comply with applicable law and r¢gulations.
