HEDGER'S ALMSHOUSES REPORTOFTHE TRUSfEES FOR THE YEAR ENDED 31 DECEMBER 2025 Hedger's Almshouses was endowed as a charity by an indenture of the 24th of October 1805 between James Hedger and his sons. He appointed them as trusteesof collages he had built at Hedger Court, Webb8r Road in Southwark. Revenues from other prop8fTy provided an incorne to maintain tho cottages forthe'support and comfort'of eight poor women aged at least 50 years. The indenture commemorates 19th ol August 1797 as the foundetion date. The current schemewas sealed in 1988 when 8 bungalows were bullt on a new site at Merrow, Guildford. The main objects of the charity are to provide and maintsin a group ol dwelling houses for the use of olderwomen of limited means. Subjecttothis the income may be applied forthe benefit of all or any of the residents from time to tlme in such mannerasthe Trustees thinkfit. The Trustees are responsiblefor keeping proper accounting records which dlsclose with reasonable accuracythe financial position of the Trust. A full risk assessment has been made and a reserves policy implemented as recommended bythe Charitycommlssion. Risks are being managed in accordancewith thls assessment. and no rlsk is regarded as high. TheTrustees ensure that free reserves of £7.000 orthe equivalent of six monthsWMC (weekly mainten8nce contributions) from 2 bungalows are kept available to auow the charitytooperate forat lea8t six months duringtwo Vacancies. In February 2025 KellyWestVA)od joined Our communityas ourvolunteer Warden, acting as a good neighbour. Kelly has given invaluable supportto her neighbours and has been arranging regular social events for the residents, utllising our newgarden room. Kelly has beenjoined In her new home by her university student son, Noah. Noah appearsto be popularwith the18di68, especlally helpful with some of their technical issues and assi5tingin diggingtheirgardens. Kelly has demonstrated she is 8 wonderful 88setto Hedger's, and we are hopeful she wiu be with us for manyyears. There were further changes to the Trustee board in 2025 when 2 residents ofwykeham R08d joined ourteam. In February Helen Payne was appointed to the board. Helen's family moved to Wykeham Road in 1968. Ilving opposite the Almshouses and Helen spend her a large part of her childhood there. She moved back to help look after her mother and utilising herfinancial background Helen w88 able to prepare the charity's accounts and secure the services of a volunteer independent examiner. The board has therefore appointed her to the role of Hon. Treasur8r. In October another neighbour, Martin Suttie, was also appointed. Martin's late mother lived at No 2 Hedger's. and he was able to communicate with her over his garden fence. His motherw8Svery happyduring her time at Hedger's and Martin feels in his role 8sTrustee he can contribute tothe happiness and security of other18dies in similar positions. However, at our October board Tneeting. our longest 3erving board mernber. Edward Martineau. 8dvised us that he h8d decided it's time to step down as Ch8ir. Edward became a trustee back in 1972 when hew8SjUSt 23 and barelyout of university. takn'ngon the role ofchair IM8nagingTrustee) on the death of Mrs Lillian Disney in 1991. For literally centuries ourtrustees have been members of the Hedger's family orveryclosely associated with them. Edward is the last of that line- with even his association with the family being hardly close- hisgrandmother's first cousin married the last Miss Hedger who became the Mrs Disneycommemofated by a stone set in the Almshouses). Edward has guided the charityto a point where its continuation, in hands outside the family, looks very secure. We

thank Edward for his years of s8rvice and commitmentvthich has got us tothis point. Sue Howson volunteered to become Chairfor a 3-yearterm and her 8ppointmentwas unanimously approved by the other Trustees. The board is confidentthat Sue has allthe skills necessary to guide the charity confidently into the future. Edward's dedication to the charity has been matched by hiswife Susan. For more than 30 years she has taken on the role as our Clerk tothe Trustees. but Susan hasdecided it is also time to retire although she plans to swap roles andjoin the existing6trustees on the board, meaning we will retain her inv8lu8bl8 knowledge. We are verygratefulth8tshe is willingto dothis as she has been the Life blood of Hedger's. A subgroup of Trustees began the difficult proce8S to ftnd her replacement 8nd following 8 Facebook advert overthe Christmas holidayswewere luckyto be approached by Cheryl Pool8. Cheryl has the ideal skillsforthe role with a can-do proaclive attitude. and we are so pleased she has accepted th18 volunteer position. The transition from Susan to Cheryl has 81ready started and ouraim is for each to be secure in their new roles byend ofApril2026. A subgroup of Trustees has also worked on the transition ol storing 811 our key data and documents from individual computers to Dropbox, a free secure, accessible on-line storage system. It has been challenging project, with a steep learning curve but the benefits are nowvisible, especially with the change of Clerk, e8 records can be transferr8d s88mlessly. Our bungalows are now60 years old and generalwear and tear is beginningto show.st yearwe insulated the eaves of 3 ofthe bungalowsto help with the damp issues being experienced. Thls year we carried out the same work on the other 5 bungalows, allocatingthe cosls as extraordinary repair. There had been a very persistent issue with damp at No 8. caused by an external18aking drain, and the resident Mrs Dawson, ha$ been extremely understandingand patient whilst investigations have been taking place and the matter was finally resolved thisye8r. The propertles are now all experienclng problems wlth the originalwooden front doors, some of which w511 not open. As 8 prioritythe Trustees are loO￿ngtO repl8cethe doors in early 2026 and have allocated suff icient fundsto do so in the 2026 budget. Th8r8 have been many changes for both the residents and th8 trustees over the past year, but everythlng h88 been man8ged and we are very confldent forthe future of Hedger's Almshouses and lookforward tothe summer p8rryto be held for Edward and Susan to thankthem forth8ir years of serviGe.
