H EDGER'S ALMSHOUSES REPORTOFTHE TRUSTEES FOR THE YEAR ENDED 31 DECEMBER 2024 Hedger's Almshouses was endowed as a ch8rlty by an indenture of the 24th of October 1805 betsveen James Hedger and his $ons. He appolnted them as trustees of cottages he had built at Hedger Court. Webber Rd in Southwark. Revenues Irom other property provided an income to malntain the cottages for the'support and comfort. ol eight poorwomen aged at least 50 years. The indenture commemorates 19th of August 1797 as the loundation date. The current schemewas sealed In 1968 when 8 bungalows were built on a newsite at Merrow, Guildlord. The main objects of the charlty are to provide and maintain a group of dwelling houses for rhe use of elderly women ol limited means. Subject to this the income may be applied for the benefit of all or any ot tne residents from time to time in Such manner as the Trustees thlnk fit. TheTrustees are responsible lor keeping proper accounting records whlch dlsclose with reasonable accuracy the financial position of the Trust. A full risk assessment has been made and a res8rv8S policy implemented as recommended by the Charity Commlssion. Risks are being managed In accordanGe with thls assessment and no risk is regarded as high. The Trustees ensure that Tree reserves of £7.000 or the equivalent of six months WMC (weekly maintenance contribulion31 from 2 bungal¢Ms are keptavailable to allowthe charityto operate for at least six months durin8 two vacancies. The Trustee8 are 8180 responsible for safeguardingthe assets of the Trust. Insurance cover torthe bulldings is secured with the Royal and Sun Alllance plc for E1.633.753 from July 20241£1,730.116 from July 20251. Maintenance and repair funds are in place to enable the charlty to maintain constant programme ol refurbishment. In November 2024 ourvolunteer warden of 13 years. Sally Chapman. rètlred. Sally has been missed by the residents and Trustees alike. butwe wlsh her well In her retirement. Once Sally left, we started the process of advertising for a new Warden and preparingthe bungalow foi a new occupant. We are pleased that in early 2025 we managed io appoint Kelly Westwood to the role. Nicky Smyth. FoundeT'S Trustee since 2010, resigned as a trustee In January 2024. As the last known dlrect descendant of James Hedger. Itwas a very difficult decision for her to make but as she now lives in Devon her involvement had become no longer practicable. Thls means that we no longer have Founder's Trustee. which is very sad indeed. The personal Involvement ol Hedger famlly members since our foundation 230 years ago has been crucial to the charity and we are indebted to them all. More recently. Nicky's mother Anne Srnyth and her brother Jonathan were Founder'sTrustee$ before her. Nicky's grandmother, Lllian Disney, masierminded the move trom Lambeth to Guildtord and plaque noting her eff orts is mounted in the wall bemeen Nos 4 & 5. The sundial on the18wn is 8 memorial to Jonaihan. These will serve as lasting reminders ol the family's dedication. There werefurther changes to theTrustee board in 2024. In January, Sue Howson and Francesca McPhail were appointed to the board. Both have been fantastic addition$. In particular. Sue has updated our website, and Francesca prepared all thewonderful lood for the paty below as well as putiing her hand to several practical'DIY'jobs. At the end of the year. Hugh Henderson Cleland tendered his resignation after 14 years, service as a Trustee. noiing that the recent additlons to the Board had now made the future of Hedger's look as secure as could be. Hisjudiclous and timely actvlce was always much appreciated and again. our gratitude is Immense. Thanks malnly io the efforts of SueTester (frusteel Hedger's secured 8 generous grant from Your Fund Surrey Ismall Community Projects) to ereci a Garden Room on the site. This now provides a

wonderful community space for the residents, where they can socialise wilh each other and entertain their families. Many thanks to Councillor George Potter for facS1itatlng the award. Further donatlons were received Irom the Mercers, Company. the Poyle Charity and the Guil(Jford Lions and this has enabled the 8pace to be fully furnished. and equlpment provlded. An afternoon partywas held for the opening vthlch was well attended bythe donor8 and reported In the local press as well as In The Almshouses Gazette. Our bungalows are now60 years old and general wear and tear is beginnlng to show. Several of our residents have experienced problems with damp in their properties to varying degrees. Considerable time. effort and cost {approx. £3.500 In 20241 has been Incurred tryingto Identify and rectify the Issues. Insulation has been extended to the eaves of three of the bungalows Inos 1.2 & 41 and the cost 1£2.2701 has been allocated to the Exiraordlnary Repair Fund. It is planned to do the same work ro the other 5 bungalows in 2025 as it does appear to have had 8 posltive effect. There has been a very persistent issue with damp at No 8. c8U3ed by an external leaking drain. and the resldent. Mrs Dawson. has been extremely understandingand patlentwhllst investigations have been taking Place (finally resolved in 202511. I should especlally like to thank the Trustees for all their extra input throughout 2024, tor the pLannlng and installing of the Garden Room. which was not without a few hiccups, and for ensuringthe smooth running of the Charity during the interim period without a Warden.
