Report to the Charity Commission 2023 

The Trustees are pleased to report that the largest project they had undertaken in 100 years has been completed. The works were recommended in our last quinquennial inspection in 2016 and on the advice of their Conservation Architect Scott and Company, they are arranged to put the works out for tender, to replace the slate roof and raise one chimney to the ground and rebuild and re-point the 4 chimneys. 

The tender (gure of £90,488.96 was accepted and the contractors were informed. We then had the delay because of covid which delayed the start until late 2021 and completed in the middle of 2023. 

Trustees’ biggest problem was raising the funds for the works, they applied for a loan from the NAA, which was successful, draw down capital from their ERF funds with M&G investments, then using surplus monies in our Lloyds Bank Business account for running costs. 

The Charity can report that all the letting accommodation is occupied so given them an income for general maintenance. The (nal outstanding works will be the decoration of the external of the property with an to complete in 2024.
