Wills & Stickland Homes is a Charity that has 14 bungalows. These bungalows are let to people aged 55 years and over, who are capable of looking after themselves. There are four one bed bungalows and 10 two-bedroom bungalows. The bungalows are available to rent to suitable residents at a subsidised, below market value, price. A warden lives in one of the bungalows and is on call for any urgent assistance, e.g. if any of the residents are taken ill during the night to contact the emergency services.
The rent that the residents pay, covers most repairs, and miscellaneous expenses. In addition to general day to day property maintenance and repairs there has been significant expenditure during the year with extensive improvements to heating systems and several of the rear gardens, along with external drainage improvements and replacement garden pathways. This has been a significant investment which has directly benefitted the residents.
The Trustees have maintained a focus on governance and financial stability, and the end of year accounts reflect this approach and gives the Trust a strong platform for the following year where a significant property investment programme is planned.

I report in respect of my examination of the Trust's accounts carried out under section 145 of the 2011 Act and in carrying out my examination. I have followed the applicable Directions given by the Charity Commission under section 145151{bl of the Act. I have completed my examination.
