The Welton Town Lands charfty own5 54.41 attes of agrlculiural Pasture.
The charlty15 unlncorporated. Therefore the land Is reOstered In the name of the
officlal Custodian of Charities land holdin8 service. Thi5 means ihat any deallng5
wlth the land are restricted bythe charlties act and the Tntst's governin8 document.
The land was first re$l￿ered w￿h HM Land Registry on 17 October 20LKI with Possessory Tltle.
This only happens when the orl8inal deeds cannot be produced at the time of fl￿ re8lstration.
More than 12 years have elapsed therefore Possessory rrtle will automatically convert to Title Absolute.
The Trustees conslder the land to be a lon8 temi Investment and therefore the land Is held in the balance
sheet at Cost. On 16 June 1025 the Trnst re¢•lved a&k* from H¢)wklns •nd H•rrL%on that the vac•nt
pos•$$lon Value to between £8.000 and £9,000 p•r *cre (£435,000 to £490AIOOI.
AGRICULTURAL TENANCY
The land is subiect to an agrlcuhural ienancy from 1987 on a full repairing and Insurln8 basls.
The ori8inal ierm was six years but this Is extendlble annually subject to 12 mcffiths notl¢e.
The current tenant Is D.A Ofleld and the annual rent Is £3￿15.70 payable in half yearty
Instalments on 25th September and 25th March that produces an annual yield of cl%.
The annual rent between 2014 ind 2019 was £65.00 per acre.
The rent was last revlewed In 2025 by Hcfv¥kln5 & Ha￿lSOn wh•n th• rent m4nt•ln•d •t £70 p•r •u•.
On 16 Jun• 2025 the Trust recehed adv1￿ from Howklm and H￿SOn that the rent from the land
