The charity is constituted by a Trust Deed dated 1646 as implemented by a further deed dated 91h
March 1981, whl¢h was fLSrther updated by an amendment dated 13th January 2003.
The trustees are appointed/removed by democratic pro￿55.
The chairperson for the year was John Vlolet
Objective and a£tivities
The charity is a parorhial charity whose main objective Is to relieve poverty in the Parish of Bideford
by providing Aln)shou5es as cheap housing facilities for poor elderly people {except in special
circumstances to be approved by the Commisslonersl,
The management eommittee aim to provide housin8 facilitles for a Falr weekly maintenance fee and
employ a clerk to the Ln￿tee5 to oversee the runnlng of the charty.
In planning their activttles for the year, the trustees have kept In mind the Charity Commis5iOIIS
8uidènce on public benefiL
Achievements and Perfomian¢e
All flats were hjlly oryuplod throughout theyear with a5 much malntÈnance and improvements carrled
out as finance5 allowed. The obllgatory maintenance is fully up to date. decoration is of a good
standard which allowed for the improvement of a further bathroom.

During the year, all the srA flats were fully occupied. The malntenance charge 15 £92.50 per week
collected every 4 weeks, The ststutory EIRC electrical test Wa5 tarried out, and no faults were found.
Further significant Improvement has been made with the bathroom made into a shower room for flat
5. Having contlnuAI problems with the intercom this wa5 replaced for both st3lrways Improving
5eGurity forthe residents.
Cash resource5 at the end of the year irbcreased by £7,892 on the previous year. The Investments
have remained in the same fvnds as the previous years namely.
M&G Charity Multi A55et fvnd {preMously known as Natlonal Association of Almshouses Common
Investment Fund). The shareholdlng at the year end was £11,572.
Blackrock Charities UK Bond Fund A Accumulation Ipreviously known as Chaml¢o Common
Investment Fund IAccumulatlon Sharesll, The shareholdlng at the year end was £32,073.
Risk and Reser¥es
Tho charity holds reserves forthe purposes of repairworkthBt may be required on the property from
time to time, The current holding of reseNes and investments is deemed adequate to protect the
charity from any risk It mayface.
Specific Restrictions Imposed by Char"rt¢s Govemin8 Doeument
The ¢harfty must only provide accommodation for those people deemed to be poor elderly persons
within the ancient parish of Bideford and a fairweekly malntenance fee must be charged, exceptwith
the specific permls5ion of the Commissloners.
Investment Powers, Polity and Performan¢e
The tnF5tees must use all funds firstly for day tts day management expenses and then a cumulative
maintenance fund is permitted. An exEf30rdinary repairs reserve is a further mandatory Investment.
All investments are held in the name of the clerk.
