The Trustees present their annual retx)rt and the financial slatements for Ihe year ended 31
December 2024.
OBJECTIVES AND ACTivmES
The oiyective of the Charity is to mainlain the prornrties kno%￿ as The Pery AlMshoL￿S for the
purpose of providing accomnTh)dation to persons aged over sixty. WIK) are preferably praclising
members of a Christian Church resi(fing in the Civil Parish of WinterFx)ume 3nd who L￿pIY with
certain olher condittons as speofigd in a scheme sealed by the Charty Commissioners in 1993.
The Trus18és have regard to the guidance issued ty the Charity CommissK*s on public benefit.
The charity re￿iVeS funds from chaw raised on restdents in the form of maintenance fees. The
charges are raised to cover the c£tsts of providiNJ supw)rt and Servi￿ to the residents and
maintenance of the grounds and ￿uip￿￿1L
ACHIEVENENTS AND PERFORMANCE
During the year 2024, deven residerts who have strung tie5 to the tocal parBh were offered
affordable housing solutions, reduong the strain on putdic services and fosteTing local connections.
One propety. following a thang8 in rwdency. required refurbtshment to ensure it remaingj fit for
purpose. ProFWty repairs undertaken for the reporbng period totalled £20.984 ensuring thal they
met essenlial safety. comforL and mcrflem living rgquirements.
The Ombudsman Complaints Self-Assessment was undert8ken in June which show&J c£JmF4iance
in all areas of the code's requirements.
FINANCIAL REVIEW
During the year Maintenance Conffibulions amounted to £39,621 (2QY23 - £35.942) and inc4)me
from investments and grant total £2.985 (2023- £567). The overall surplus for the year amwntsd
to £6,873 (2023 - (£4,251)). Eyndittjre for all rna1ntenan￿ and govemance activtties w8rè
congruent with budget forecasts.
Reserves policy
The Ttuslees have an approved Reserves Pdicy vthith Is rewwed annually. The Trustees tske
the view that reserwes are essenlial to maintstn the ongoing viability of the charity. The
Extraordinary Repair Fund (ERFI is a designatgj fund will be used for future major
expenditu￿. The fijnd is invested in awmulation shares and in a Common Inveslment Fund.
The Cydical Maintenance Fund (CMFJ i5 a deS￿anated fund to whth transfers are made from the
Incom8 and Exp8nditure Account and is used to meet rnaintenance costs occurring at regular
intervals. The Trustees recognise the need to have sufficient fvnds in reserve readily available as.
or convertible into, cash to cover day to day expenditure. especially in the event that there is a
reduclion in Monthly Maintenance ContributTron {MMCI incc¥ne foll(Y•ving Ihe departure Df residents
pending new residents being appointed. In orderto mitigate this risk, the trustees have calculated
that free reseNes of£4,000 would be needed to albJv Ihe charity to operate for at ￿ast 12 months
without income from one house's MMC. As at 31 DeC￿ber 2024. the balance of funds held was
£2,643,324 {2023 - £2.636.4511.

The abo￿ capitsl expenditure relatesto an apwoved scheme forthe fefurbishment of thÈ ten Almshouses
whlch, together with land, were endowed to the Trust as part of a charitable settlement in 1851. There is
no evidence of any expenditu￿ of a capital nature having been borne by the Trurt from 1851 until tF
commencement of the scheme completed in 1982. apartfrom a kitrhen-bathroom extension tothe houses
about 1952, which were fInan￿d by a loan from &xllwry RDQ and improvements since.
INVEsfMENTS
Investments in Governmentstocks were transferre(I to the National Association of Almshouses
in 1962163 in exchange for shares in the Common Investsnent Fund. In the absence of records
of the original cost of the inVests￿nts. the base values of these shares in the Common
Inve5trnent Fund are stated at Fund manage￿ prices at 24 De￿mber 1979.
