OBJECTIVES AND ACTivrriES
The objeclive of the Charity is to rnaintain the properties known as The Pery Amshouses the
purwjse of providing a(xxbmmodalion to persons wJed over sixty. who are preferably practisirrfJ
member5 of a Chdslfian Church resNJing in the Ciwl Parssh of Winierb￿rne and who comply ￿th
certain other cOr￿1￿"0n5 as Spe￿fied in 8 sealed by the Charty Commissioners in 1993.
The Twslees have regard trj Ihe guidan￿ issued by the Charity commissi(￿ on PLJblio benefiL
The charity rèceives fvnds frcxn tharges rwsed on residents in the fomi of maintenance fees. The
charges are raised to cover the costs of providirvJ supFort and services lo the residents and
maintenance of the grounds and e4uipYnenL
ACHIEVEMENTS AND PERFORMAMCE
2023 saw an expected VLMd at the teginning of Ihe year ￿llch resulted in a ma￿r refvrbishment
ich also included 8 new kitchen being installed. Ths ak)ng with further rising damp works and
the installation of a new car part( for two cars. had a major impact on eXpèThjitu￿.
A Se￿-aSsessrnent was undertaken on conwaints which showed cOm￿ance in ail areas.
resident satisfaction suNey was also undertaken in line Wbth the Regulator of Social Housing's
tenant satisfaction mèasures which sl￿W@d p￿aSIr0 results in an areas wilh r8sid8nts not
reswnding (Jisappoinlment in any of the rest*)nses.
FINANCIAL REVIEW

from Investments £567 {2022- £3451. The overal deficit for the year amounted to £4,25112022-
£19.448, ex¢luding a revaluation loss of £380.(KKI).

The Trustees have an approved Reserves Pclicy Ithich is reviewed anwalty. The Trustees take
the wew that reserves are essential lo maintain lthe ongoing M*)ility of the charity. The
Extraordln8ry Repair Fund {ERFI 1$ 3 designated fund whi¢* wll be Ltsed for fijture major
expendknre. The ￿nd is invested kn a¢¢umulatM)n shares arKI In a CrynrtK)n Investrnenl Fund.
The c￿lical maintenan￿ Fund ICMF} is a designaled fund to which transfers are made from the
Income and Expenditure Account. and is used lo meet mainienanc& costs occurring at re9ular
intervals. The Trustees ￿(￿jg￿lSe the need lo have SLtfficientfunds in reserve readity avai18ble 8S,
or ¢onverM)l& into, cash to cover day to day eXp￿￿￿ilUfe. espe0a1￿ in the event that there is a
reduction in Monthly Mainlenance contribUb￿ IMMC) (r￿ne followirvJ the departure of residents
P8ndirKJ new resdents being appointgj. In order to mitvJate this risk. the trustees have cakulated
that free reserves of£4.000 would be needed to allow the Charity to operate for at least 12 M￿th$
without Incomè from onè house's MMC. As at 31 D8(xi)￿r 2023. the balanc* offijnds h8ld was
£2,636,451 12022 - £2.640.7021.
The Value for Money Statement and Matrix ￿ been review￿ and Ihe Trustees have ojncluded
that the Matrices arB r¥Jt relewant lo. aThJ therefore do not ap￿1 to. the Pery Amshouses.
