The Trustees have continued to mairtsin. upjate ￿ operate th& eighteen AJMsh￿ses, as r8quired by
the Trust Da. The Trustees have made &grNficant progress In many addit￿nal aspects of the Charty's
work. The Almshouses in Station lane have t￿n fitted wih secondary glazing, at a CO￿ of approx.
£15,7tKJ. 12 8 14 Church green have b88n rwcofod at a cost of just ovèr £45,0(KJ. The￿ will te ftN1h8r
gnificant cost over the next few years. as Ihe Almshouses will re4uire revrac￿r￿. The Trustees have
more than sufficient reserves to be able to carry out thal work. wl*n f4uir￿.
Th8 inveslmont woperty P)rtfolio was strwiglFE￿l iwo years w by the wrchase from resorves of a
third housg for SuPP￿ted Liwn9. wthich provides SUFPJI to the community and a reasonable retum for
Charity.
Trustees have continued to Work with Aspire * the Hub at 14 Churth Green. which provides lo
our yourKJ kW)le aged 18 10 25 who may become hom8less without intervention. The Charity provFdes a
grant equal to tho rent for years to aid Aspiwe build the service. This will reduLZ to 50% of the rent
from July 2025.
The Chanty continues to receive a st&*ly stream of requests mainly for white gocmls for pe(yle
moving into social housing. Grants totalling £43.175 wtre made during the year.
Financial review
The trustees are of the opinkn that free resertses sWd be mantained at a18V818quivabent to six months
expendbture on maintenance aNJ grants. Inc£*ne is relaiivdy secure from cornmercialty lel proFerknes aThJ
stock market income ha$ not slN)wn any d￿lne. Any wexpecW major repairs coukl be funded in an
emergency by the realisatton ol the lithd investments.
At Ihe yeer end. free reserves were £73.308 whth would be equiv8lwx to sx months (rf nornial year on
yeai expendilure in 2024125 lexcluthng extraydinary repairs of £91k). Res8rves arè conssdered to be held

The IKUStees seek to hold a medium-risk #Jare portfdio which wll generate an aveoje retum. The
propety and stock market investments wwe reviewed and the income generat&J was con%dered
satisfactory ￿)nsidering effects of Covid. Adjustm￿ to th& share ponlolio were mad8 on the
recommendalion of the Charity's pYofe5sional stockbroker advisor.
Dividend and inv8Stment Ir￿Me d￿reaSed slightly from £53k to £50k. The investment pc4tlolio
benefitted from net re81ised and unrealised gains on revaluation of £16k during the yew. The Trustees
consider the ¢urrent investment wllcy to be 8FVo￿ale to meet the ch8rity's objectives aTrJ aims
