The objective of the Trustee5 is to admlnister and manage the property of the trArity in
accordance WFth the Scheme of the Charity Commission, to provide accommodatlon and
5ervlces for people In need such as to alluw them to Ilve independently in a carlng

The affairs of the Charfty are detem)Ined bythe Trustees, who recelve t)0 remuneratlon. The
ex-officlo Trustees are nominated by the Scheme of January 1989 as amended In June 2018.

resolutlon of the Trustees passed at a speual meeting. The Trustees hold quarterly Ordinary

The House Supervlsor Is on dorty from 8 arn to 5 Monday to Frlday. At all other tlmes.

The Sitè Suporvlsor keeps tho 8round# In ordèr and monitors seeurlty on the slte. They
operate the h&itln8 and hot water systernsand cany out maintenance tasks. The deaners care
for the common areas of the propwty Indudlng the Resident< Hall. Chapel and guest fiat.
The Chèwaln condurts re8ular *r¥ices In tt* Charws thapel and provldes pastoral care to
the residents. A Lay preacher conducts some ser¥lces.

The Reverend Robin Hun8erford remalned an ex-officio Tfustee representlng the Chan￿lIOr
of the Cathedral Church of Sa115bury. The posttlon of ex-offluo Trustee filled by the Rector to
the Ecclesla5tital Parlsh of Heytesbury with Tytherington and KrK)ok 15 currently vacant due ot
the interre8num. Mrs Chrtstlne L Sltwell was appolnted as an ex-ofFicio Trustee representing
the parlsh of Hey(esbury wlth Tytherln8ton and Knook on 9th March 2020. Mrs Amand
Chee51ey was appolnted as a ctropted Trustee also on 9th Marth 2020. Mr Jonathan Wansev
was appointed as a co-opted Tn&stee on 7tr1 De¢ember 2020 and Is Vlce Chalmian of Trustees
and Chalrof the House Commlttee. Mrs Sue Nevllle w45 appolnted In l)ecember 2021. Mr aive
Glbson In Marth 2022 Mr Rlchard Blath was appolnted In July 2022.
PROPERTY
The Hospftal Is located In the vlhage of Heyiesbury on a site of approximately two acres. There
are 37 units of accommodatlon In total of whlth two are allocated as a resldence for the site
Supervlsof and House Super¥lsor, one 15 Set aslde as a Guest fiat for use of Resldents,
vlsitors and one as the Olfke forthe Admlnlstrator. Of the 33 Almshouses, some are for sln8le
o¢¢upancii S¢)me are gjltable for sln8le or double and some are exduslvety for double
(Kcupancy. The accommodatlon Is contalned In severnl bulldinss ran8ing from a Georglan
Grade 2 Usted bulldlng to block5 of fiats and bungal¢)ws constnthd between 1970 and 1976.
In addltlon, there Is a Chapel, a ResidenW Hall with a kitthen for eommunal use and laundry
for use by all Residents.
REVIEW OF AcnvmE5
At the start of the year. there were no vacant dwelllngs. One property was refurblshed.
RÈsldent numbers were 43 at the start and 42 at the end of the perkxl. A steady flow of
•nqulrles, leadSng to app11catio￿ rewlted In an o¢¢upancy rate durfng the year of 98% belnR
athleved. The tharltys pollry Is to malntalft the AIMS￿U$es at stsndards appropriate to
todarf5 ewertatlons and durlngthe yeartwo propertles were completely renovated. The staff
house No. 28 was reoccupled wlth the arrfval of the new Ste Superrfisor M5 Karen Ri88s who
took up the appolntment In August 2023.
The re51dent staff contlnue to wwktlrelesslyto ensure the safety and securty ofthe residents,
rnalntalnlng a dean en￿1(￿rnent In the cornmunal areas and lia15ing with others for the
provlslon of shoppinL prescripti(Jns and a host of other needs.
The Patronal Festival marked Stjohn's $51°year and took place on 23 June wlth our Patron
Lord Heytesbury in attendance. The Carol Servtce In December 2023 saw the retum of the
lo¢al school tholr and was a Joyous occa51on followed by a well-attended ￿IdentS, and
trustees, tea. Other seasonal actmtles suth as the pre$d￿l nativity play performed Sn the
Hall were also Su￿eSSfUl

residents to help one another and join together in artivities tfthey wish. The Sociol Commlttee
has expanded its programme but we are not yet back to prfrcovid levels of artlvltv

42 nights in any year. In practlce, It w(¥Jld be In exceptk¥nal cases that appllcants under

RISK MANAGEMENr
The Trustees have examlned the rnajor stratsw¢ bu￿ne$S and operatlonal flsks that the
Charlty fèces and conflrni that systems have been estsbllshed to enable regular reports to bè
produced so that the necessary steps can be taken to lessen these risks.
CAPITAL FUND5 and RESERVE5 POUCY
The total walue of the Capital and Reserve fijnds on311t Marth 2024 amounted to £3,246,Hl
The Cy¢li¢al Maintenance Fund {CMF} was consclldated Into the Extraordlnary Repalr Fund
durln8 the year.
The Extraordlnary Repalr Fund (ERFI Is a Desiyed Reserve Fund for future maj
expendltures.
The Buildlng and Reno¥atlon Fund was ¢or6olldated Intothe Extraordlnary Repalr Fund during
the year.
The General Reserve Fund ts an UnrestTi￿ Fund and is used for the day-ttrday 5ncome and
expenditure incurred in the operation ofthe Hospitsl.

The reseNes policy and k￿8-te￿I flnanoal strategy are to ensureihat St John's has adequate
reserves to meet any requirement thirfn8 finandally thallen8lng periods. The CMF and the
Bulldlng and Renovation Fund are all desl8nated funds..
INVESTMENTS
The Charws Investments are held as Cornmon Investment Funds ICOIFI with CCLA Investment
Mana8ernent The market value of Investments with CCLA stood at £2,768,596 on 31
March 2024 (2023- £2.484,8741.
INCOME and EXPENofwRE
The CharitVs income during the year arn￿￿ted to £336.616 and was derived as to £65.128
from interest earned by the investm￿t portfollo and as to £2S8,988 from monles provlded
by the resldents of the Almshwse unlts by way of weekly malntenance charBes, other
contrlbutlons for water. heatlng. sewage and small charges for 8arages and other Incldental
Income, totalllng £125￿. There We￿ no fundfaisin8 activities. Expendlture amounted to
£440,800, all related to the runnin8 of the Charity.
The prlncipal asset ol the Charlty. apart from its irNestment portfollo, Is its freehold property
conststlng of Its bu51dln8s and slte at He￿ry. The book value of the property remalned
£312,232. The slte Is entlrely used for Almshouse purposes. There are no Investment
propertle& The bulldln8S the slte are currently Insured for a totsl of £10,246,375.
FINANCIAL posmoN
The tharftrfs financlal posltTon ts SOUTKI and all Funds are adewate to meet any foreseeable
demands that May be made on them. A Qulnquennlal s￿rveY took place In the Summer of
2022 and has Identffled the I-￿ year needs major malntenance work5. To meet the
addltlonal expendlture funds from the ERF were drawn arKI the majorfty of thls Is now
commltted.
There are no 518nlflcant financial obll8atlons outstandln8. The Charlty Is not dependent at all
upon the sUPPOrt of •ny Indmduals, corporatlons or classes of donors. The valuation of
Invested assets with caA at the end of the flnaTKlal year has resulted In 3n improved balance

The CharitVs income during the year arn￿￿ted to £336.616 and was derived as to £65.128
from interest earned by the investm￿t portfollo and as to £2S8,988 from monles provlded
by the resldents of the Almshwse unlts by way of weekly malntenance charBes, other
contrlbutlons for water. heatlng. sewage and small charges for 8arages and other Incldental
Income, totalllng £125￿. There We￿ no fundfaisin8 activities. Expendlture amounted to
£440,800, all related to the runnin8 of the Charity.
The prlncipal asset ol the Charlty. apart from its irNestment portfollo, Is its freehold property
conststlng of Its bu51dln8s and slte at He￿ry. The book value of the property remalned
£312,232. The slte Is entlrely used for Almshouse purposes. There are no Investment
propertle& The bulldln8S the slte are currently Insured for a totsl of £10,246,375.
