Governlng Document
The Charity wa5 registered on 2@ September 1962 and its 8oveming document is a scheme of the
Charity Commissioners dated 2F September 1963, as amended by schemes dated 4 May 1966,

Objects
The objectSve of the Charlty is the provlslon of 26 Alrnshouses for poor. aged and desernln8 persons.
Propertles are refurblshed as they become vacant and- with the exception of periods of
refurbtshment- the Almshouse propertles were l(XN occupied durlng the year.
The prlnclpal funds of the tharlty during the year were derlved from the weekly malntenance
charges pald by the charitys beneficlaries. income from a rentsl property and dividends ￿ceiVed
from the charws investment portfolk>.
The Trustees meet no less than six times a year to review management accounts and Investments. to
discuss property mana8ement issues and to consider ￿ports from the Warden and Trustee vEslts.
The meetin8s a￿ r￿t quorate unless 4 Trustees are present, and all declslons must be resofved by a
majorty decision.
Following a number of years of SiBnifKant investment In the slte and bun8alows, thls has been
somewhat quleter year with work mainty focused on general ongoing rna1ntenan￿. Two propertle5
become vacant durin8 the year and We￿ fully ￿fUrbIshed. Once was occupied by a r*w beneficlary
and the other Is currentfy awaitin8 OCCUPatlon.
FIna￿[al ftevlew
The major expenditu￿ during the year was in relatlon to refvrbishments and irnprovement of the
properties, general malntenance of the properties and the provision of a part tlrne cle￿ and
Warden. The recelpts and payments account forthe year showed a surplus of £32.469 (surplus of
£3,071 last yearl. ThSs included maklrY8 an investment of £16,614 into a Common investment Fund
held with M&G Investments. Total net assets excludirg value of the properties amounted to
£748.6191£671M3 in 2023). Trustees receive no ￿muneratIon or other benefits in relation to thelr
involvement.
The runnln8 costs of the charity continue to be impacted by 4nificant rise in everyday
expenses. However, despite this. the charity continues to manage a healthy financial position.
Trustees consider that the level of reserves held is appropriate in order to protect the future
operatlons of the charity, having regard to future refurbishment costs.

The Trustees have appropriate policies in place for Safe8uardin& financlal Contro15 and Investments
lincludin8 Reserves). Conflict of Inte￿$ts. Equality and Diversity and Risk Management.
Publlc Benefft
The Trustees are awa￿ of the Charity Commissions 8uidance on public benefit and consider that the
charitable objects fall well within the public benefrt guidelines.

I report on the accounts for the Charity for the year ended 31 December 2024.

As the charity's trustees you are responsible for the preparatlon of the annual accounts. you
do conslder that the audit requirement of section 142 of the Charitles Act 2011 (the Attj
does not apply. As Independent examiner It Is my responsibility to examine the accounts in
accordance with the Dirertions of sertion 145 of the Act and the guidance given in
"Independent examination of charlty accounts- Directions and guidance for examiners
ICC32)" and to state whether any partlcular matters have come to my attention.
Basls of examlnels rewt
My examination was carried out in accordance with the Guidance, cc32, 8lven by the Charity
commlsslon. An examination include5 a revlew of the accountin8 records kept by the charity
and a comparison of the accounts presented wfrth those retords. It also includes
conslderation of any unusual Items or disdosures In the accounts and seekin8 explanatlons
con¢emin8 any suth matters.

Based on my examination no matter has come to my attentlon:

requirements:
