The Trustees present their Annual Report together with the independenty examined accourrts for the
year ended 31 March 2025.
Structure. Govemance and management
Renhold Charity Cottages is comprised in a scheme dated 15 Febnjary 1972 in the Partsh of Renhold In
Bedfordshire and In the matter of the Charlties Act, 1960. The Charity holds land In Raven5den Road.
Renhold totsling approximately 4 acres, part of which contains four bungalows buih in 2(KJO occupied by
alms persons. The rem3lnder of the land Is let on an agricultural tenanry.
The charlty is administered and managed by a body ofTrustees that consist of fNe competent persons
belng one eX￿fficI0 Trustee. two nomlnatlve and two ctropted Trustees.
The eM￿fficI0 Trustee shall be the Vicar of the Parlsh of Renhold. Renhold Parish Council has the right to
nominate two Trustees. Each appolntment shall be made for a term of four years. The persons appointed
may be, but need rK>t be, a member of the councll. The co-optative Trnstees shall be persons by virtue of
their association wlth and knowled8e of the village of Renhold. co￿ptat￿￿ Trustee5 are appolnted by
resolution of the Trustees and shall be appolnted for a period of five years.

The Charlty Commissioners approved a scheme on 15 February 1972 by Deed authorising the Tnjstees to
let the land and buildings and apply the income (after the expenses and suitsble provlslon for future
repalrsl for the benefit of the alms people occupyin8 the bungalows in accordance wlth the Deed.

The prlnclpal artiwty continues to be the management and overseeing of the almshouses and adjoining
land. All almshouse5 were occupied durin8 the year.
An Informal maintenance contrart is in exi5tente forthe on801￿ malntenance of the ground5 (excluding
rear 8ardens whlch are the re5ponsiblllty of each occupler}.
Any surplus fvnds are used to increase the malntenance reserves In Ilne with the recommend3tK•ns made
by the Almshouse Association and the remainder retalned for use in a potential new scheme.
One bungalow became vacant during the year. Afvll refurblshment took place and a new beneficiary was
appolnted and they wlll take up ottupancy In May 2025.

Flnancial Review
For the year ended 31 March 2025 the charity had a deficit of £21.609 lsurplus of £3.578 in 2024). Total net
assets excluding the upllft In value of the properties againrt their cost amourrted to £397,0101£418,619 In
20241.
The Maintenan￿ charge5. whlch Increased to £90.1￿) per week for Nurnbers 1. 3 and 4 and £115.00 per
week for Number 2 from l April 2025. The Trustees review the thar8es on an annual basis.
Reserves Polky
The Trustees consider that the level of reserves15 approprlate, havlng regard to future refurblshment costs
and the plan to build further hO￿Ing unlts.
Pl•ns for Futwe Perlods
The trustees have now received quotations for the installatlon of wlar paneLs on the bungalows and It
hoped that this work will commence in the summer of 2024. The long tenn oblectlve of the charltyls to
bulld addltlonal bungalows on part of the adjoinirvd agricultural land owned by the charlty.

accuracy at any tlme the flnancial position of the tharity and to enable them to ensure that the finandal

They are responslble for safe8uardlng the assets of the charlty and hence for takin8 reasonable steps for
the preventiorn and detectlon of fraud or other irregularities.
The Trustee5 have due ward to guldance publlshed by the Chalrty Comrnls5ion on publSc beneflt. The
charity prowdes affordable housin8 for needy people who We￿ born and lor reside in the Parlsh of
Renhold. The Trustees are aware of the guidance and understand that It should be taken Into account when
maklng a decision to whlch the guidance is relevant.
