Priory Pools Community Centre is a registered charity (number 1208293) operated as a Charitable Incorporated Organisation (CIO). It was formed in 2023 and is governed by the Objectives and Activities set out in its Constitution, adopted on 15[th] May 2024. It became a charity on 16[th] May 2024. Its address is Lyttelton Road, Warwick, CV34 5EP.

The charity has no paid staff and is administered by a Trustee Board elected in March 2024 which comprises 5 Trustees:-

## **Objectives and Activities**
The objects of Priory Pools Community Centre (PPCC) are:
_To further or benefit the residents of Packmores area of Warwick and the neighbourhood, without distinction of sex, sexual orientation, race or of political, religious or other opinions by associating together the said residents and the local authorities, voluntary and other organisations in a common effort to advance education and to provide facilities in the interests of social welfare for recreation and leisure time occupation with the objective of improving the conditions of life for the residents._
_In furtherance of these objects but not otherwise, the trustees shall have power:_
_To establish or secure the establishment of a community centre and to maintain or manage or co-operate with any statutory authority in the maintenance and management of such a centre for activities promoted by the charity in furtherance of the above objects._
The main activities of PPCC during the year were the planning and design of the new community centre, and fundraising for the new centre including grant applications and events. The Trustees have paid due regard to guidance issued by the Charity Commission in deciding what activities the charity should undertake to fulfil their public benefit obligations.
## **Achievements**
Priory Pools Community Centre has made further strong progress this year towards the establishment of this much needed new community centre for Warwick, and we hope to begin the build later in 2026 and open in Autumn 2027.
A full design team is supporting the project, comprising Architect, Quantity Surveyor, Structural Engineer, Mechanical & Electrical Consultant, and two voluntary advisors from the construction sector. The full detailed design has now been completed and a detailed cost plan prepared, and the project will be going out to tender to a number of potential contractors in April 2026.
We have an integrated fundraising plan that incorporates residents' fundraising activities, local press coverage, small trusts, companies, groups, online fundraising and larger grants. So far, we have secured over £1.7 million towards the expected total project costs of £2.5 million.
During the financial year to 31 March 2026 we secured 2 further large grants from Warwick Provident Dispensary and the 29th May 1961 Charitable Trust, alongside grants from Warwick Town Council and Warwick Court Leet. These funds, along with a number of the major grants achieved in the 2024/25 financial year, will be paid to PPCC by the grant providers later in the project when the build is underway, so do not as yet show in the accounts. We are awaiting a decision on a number of major grant applications which would provide the final funds required.
The local community has been very active in supporting the fundraising efforts throughout the year, running a number of events, starting with a “Market Takeover” to build awareness and create excitement around the project. Other activities have included a Dog Show, a Halloween Fun Day, online raffles in the Spring and at Christmas, a Dog Calendar, and events held at Warwick Racecourse and Warwick Boat Club. The local residents group held Easter and Summer fairs to spread awareness, consult local residents and raise some funds. We also have a monthly members lottery, and continue to plan further events.
We are fortunate to have broad support for the project in the local area, and continue to be supported and assisted by Warwick District Council, Warwick Town Council and Warwickshire County Council, who all recognise the importance of this new community centre. The Gap
Community Centre continues to support the development of the service delivery plans, and in February 2026 they ran a vision day with local residents and stakeholders to further develop these plans.
In the coming year, while the building is being constructed, the detailed focus will be the development of the operating plan, service delivery timetable, and recruitment of key staff and volunteers, in advance of the anticipated opening in September 2027.
PPCC also supported the planning, fundraising for and installation of a community mural on a railway underpass leading to the community centre site now and this was completed in May 2025 and now enhances the local environment in advance of the community centre construction. Some funds remaining from this project will be used for community artworks related to the new centre.
## **Financial Matters**
Throughout the year the PPCC operated a current account with Lloyds Bank for the holding of cash reserves. The Independent Examiner of the PPCC accounts is Mr Paul Underwood, of 5 Brooke Close, Warwick CV34 6PE.
The accounts are prepared on a Receipts and Payments basis. Income for the year was £109,003, and expenditure was £83,879, primarily on required surveys and professional fees. The cash reserves at the year-end were all restricted funds, with £196,979 for the Community Centre Build Fund, and £4,415 for the Community Mural Fund. Major grants pledged but not yet received are not included in these accounts
No trustee, committee member or persons known to be connected with them received remuneration or benefit directly or indirectly from the Charity during the year.
The trustees declare that they approved the Trustees’ report above at the Trustee Board meeting on 24th April 2026.

## Independent Examiner’s Report to the Trustees, Priory Pools Community Centre

## Accounts for year ended 31 March 2026
I report on the attached financial accounts of Priory Pools Community Centre, (“the Charity”), for the year ended 31 March 2026.
## Respective responsibilities of Trustees and Independent Examiner
The Charity’s trustees, (the “Trustees”), are responsible for the preparation of the accounts. The Trustees consider that an independent examination of the accounts is required under section 1 44(2) of the Charities Act 2011, (“the Charities Act”). The Trustees do not consider that a formal audit of the accounts is required.
It is my responsibility to:
- examine the Charity’s accounts under section 145 of the Charities Act,
- follow the procedures laid down in the General Directions given by the Charity Commission under section 145(5)(b) of the Charities Act, and
- If applicable, report to the Trustees on any particular matters that have been identified.
## Basis of Independent Examiner's report
I have conducted this examination in accordance with the General Directions given by the Charity Commission. The examination includes a review of the accounting records kept by the charity and a comparison of the accounts presented with those records. I also considered any unusual items or disclosures in the accounts and sought explanations from the Trustees to understand these, where applicable. The examination process does not involve reviewing the level of detailed evidence required in an audit. Consequently, this report does not constitute an opinion as to whether the accounts present a “true and fair” view of the charity’s financial position. The examination is limited to those matters set out in the Independent Examiner’s statement below.
## Independent Examiner's statement
In conducting this review, no matter has come to my attention that gives me reasonable cause to believe the Trustees have not met the following requirements in any material respect;
1. to keep accounting records in accordance with section 130 of the Charities Act, and
2. to prepare accounts which accord with the accounting records and comply with the accounting requirements of the Charities Act.
In conducting this review, I have not discovered any other matters to which the Trustees’ attention should be drawn to enable a proper understanding of the accounts.
