## **Objectives and Activities** 

## **The objects of the CIO as set out in our constitution are:** 

1. To promote for the benefit of the public the conservation, protection and improvement of the physical and natural environment of Horsenden with particular reference but not limited to: i. Biodiversity and trees, plant, birds, and animal life; ii. Historic buildings and facilities; iii. Agricultural and horticultural activities. 

2. To advance the education of the public in the subjects of the environment, agriculture, horticulture, cultural heritage and history in particular as they relate to Horsenden. 

3. For the public benefit, to provide facilities in Horsenden for recreation or other leisure time occupation of individuals who have need of such facilities by reason of their youth, age, infirmity or disablement, financial hardship or social and economic circumstances or for the public at large in the interests of social welfare and with the object of improving the condition of life of these individuals or the public at large

**Our mission** : To protect, develop and promote Horsenden, for the long term, as an urban site of nature conservation whilst engaging and educating the public through courses, talks, events, and tasks 

## **Our values:**

- Conservation: We value the natural environment and seek to protect and enhance it in all that we do. 

- Learning: We encourage, and facilitate, people of all ages to experience and learn about nature and their local environment. 

## **What we do:** 

- Practical conservation tasks to preserve, and improve for biodiversity, the Horsenden area. 

- Assist in maintaining the buildings, infrastructure and facilities of the farm. Including growing vegetables, maintaining the orchard, keeping rare breeds livestock. We also maintain public areas of the site to ensure it thrives as a community space that can be enjoyed by all. 

- Run community events to showcase the farm, orchards, surrounding natural areas and the work of the group.

- Run courses for the promotion and perpetuation of traditional crafts, conservation skills and permaculture methods. 

- Collaborate with local and national groups with similar conservation aims, notably supporting reintroduction programmes for Harvest Mice and Beavers. 

- Provide opportunities for local school children to learn about and engage with the natural environment and farming. 

## **Structure, Governance and Management** 

The Trustees present their report and the financial statements of the charity for the year ended 31 December 2024. The trustees have adopted the provisions of the Statement of Recommended Practice (SORP) “Accounting and Reporting by Charities” (FRS 102) in preparing the annual report and financial statements of the charity. 

## **Trustees:** 

The trustees who have served during the year and since the year end were as follows:

Friends of Horsenden has a 15-page Constitution as a Charitable Incorporated Organisation and its only voting members are its charity trustees. We adhere to The Charities Act 2011 definitions of trustees as the people who have general control and management of the administration. The Code of Conduct for the Voluntary and Community Sector principles state that ‘trustees should have a diverse range of skills, experience and knowledge needed to run an organisation effectively’ and that ‘trustees should receive the necessary induction, training, and ongoing support they need to discharge their duties’. 

**Appointments** are made as per the Articles of Association and our Governing Document which specifies that there should be a minimum of 3 and a maximum of 12 Trustees. Apart from the first charity trustees, all trustees are usually appointed for a fixed term of 3 years, by a resolution passed at a properly convened meeting of the charity trustees.

**Benefits** . Trustees do not receive any benefits from their position. They are entitled to reclaim travel and other reasonable expenses incurred in their duties. Claims in the 2023-24 period totalled £55. 

**Trustee meetings** in 2024 were held monthly. 

## **Recruitment** 

Trustees are recruited from existing members, supporters and via third party advertising. 

**Induction** procedures for new Trustees are the responsibility of the Chair. All Trustees are provided with a detailed role description and given informal guidance and support regarding their role. 

**Responsibilities.** The trustees are responsible for preparing the Trustees’ Annual Report and the financial statements in accordance with applicable law and United Kingdom Accounting Standards (United Kingdom Generally Accepted Accounting Practice). The law applicable to charities in England and Wales requires the trustees to prepare financial statements for each financial year which give a true and fair view of the charity's incoming resources and the application of those resources for that period. In preparing these financial statements, the trustees are required to: 

- select suitable accounting policies and then apply them consistently. 

- observe the methods and principles in the Charities SORP 2019 (FRS102). 

- make judgements and estimates that are reasonable and prudent. 

- state whether applicable accounting standards have been followed, subject to any material 

- departures disclosed and explained in the financial statements. 

- prepare the financial statements on a going concern basis unless it is inappropriate to 

- presume that the charity will continue in operation. 

The trustees are responsible for keeping proper accounting records that disclose with reasonable accuracy at any time the financial position of the charity and enable them to ensure that the financial statements comply with the Charities Act 2011, the Charities (Accounts and Reports) Regulations 2008 and the provisions of the trust deed. They are also responsible for safeguarding the assets of the charity and hence for taking reasonable steps for the prevention and detection of fraud and other irregularities. 

The trustees are responsible for ensuring that they have complied with the duty in section 4 of the 2006 Charities Act with regards to the public benefit statement.

## **Financial Overview** 

## **Funding Streams** 

Friends of Horsenden benefits from a broad and diversified mix of income streams. Corporate volunteering contributes around twenty-eight percent of income, while sales of items such as juice, vegetables, honey and eggs; annual community events; and space hire each contribute around twenty percent. The remainder comes from courses, donations, and other smaller items. A diverse range of income streams helps reduce dependence on any single stream and allows the charity to plan with greater confidence. 

This is the first annual report for the Charitable Incorporated Organisation and therefore covers a longer than usual accounting period of just over thirteen months. The income disclosed in the accounts includes the closing reserves of the previous community group, which have been treated as donation income. 

## **Reserves Policy** 

The charity maintains a reserves policy that is reviewed annually. The aim is to hold the equivalent of six months’ operating expenditure as a prudent buffer to manage short-term income fluctuations and ensure continuity of services if income performance does not meet expectations. The target will be adjusted where necessary to reflect anticipated changes in operating costs throughout the charity’s expected growth and development. 

## **Risk Management** 

The trustees have identified a number of main risks to the charity, including the risk of financial fraud and error; health and safety issues across site operations; the potential loss of trustees; vulnerabilities arising from an entirely volunteer-led operating model; and the seasonal and unpredictable nature of trading and growing activity which increases the risk of a funds shortfall. Regular meetings between trustees and between management on site are held to discuss these risks and to agree and oversee appropriate mitigating actions, with no risk causing concern over the capability of the charity to continue operating as a going concern.

## **Achievements in 2024 and future plans** 

## **Vegetable & Flower growing** 

**Context:** The vegetable garden has been maintained and developed by the veg team over the past few years. Beth Cullen has joined the volunteer team and brings a wealth of experience, knowledge and enthusiasm to develop the growing activities further, introducing cut flower growing among other avenues for diversification. 

**Aims:** Develop the site to maximise its potential as a sustainable commercial market garden, while maintaining conservation principles and supporting biodiversity. 

## **Achieved in 2024:** 

- Polytunnel cover replaced with funding from Ealing Council (Section 106 funds). (Polytunnel currently in sole use by Mindfood). 

- FoH funded Beth to enrol on a year long Orchard Management course begun Sept 2024 - learning is already being applied e.g. active pest control strategies in place. 

- Re-organisation and expansion of growing beds including: 

   - Removal of dying plum trees, hornbeam hedge & hazel trees to increase light to existing beds and allow for more usable growing spaces in the top paved area. 

   - Removal of old shelter structure, originally constructed for pizza oven which is no longer in use. 

   - New beds created in the terraced area between brewery container and orchard - planting in these beds will be flowers to be both productive and visually attractive for visitors. 

   - More beds were created in the top orchard area - weeds and scrub cleared, fruit trees mulched and grease bands applied to protect from pests. Areas being in constant use for growing allows better access for ongoing orchard management. 

- Small polytunnel created from re-purposed materials. Currently planted with spring bulbs. 

- Further clearance and creation of beds in the area behind the hayloft. The natural run of water from the hill and ditch arrangements makes for a suitable place for a wildlife pond in this area which is in development. 

- Farm driveway area cleared and re-organised to allow for deliveries and storage of bulk materials e.g. woodchip/ compost. 

- Old compost bays removed (initial plan was to re-develop in the same place, however on removal it made sense to use that area to expand growing beds). Changed from structured ‘bays’ to a ‘piles’ system for greater flexibility and potential to process bigger volumes of material. Piles set up on the driveway

where the caravan was previously - moved away from the greenhouse for greater accessibility and safety. 

**Plans for 2025:** 

- Continue to maximise growing spaces - taking advantage of spaces between current structures (i.e. polytunnel/ green houses) 

- Continue Orchard management plan and bring lower orchard area into the same system. Pruning of trees planned for Jan 2025. Potential to introduce comfrey (or similar) as dual purpose ground cover and source of material for making natural compost tea fertiliser. 

- Create a new shelter structure in the paved growing area. To provide shade/shelter and gathering area for use by all volunteer groups, as well as potential use for workshops/visits. 

- Improve irrigation systems - ideally with drip irrigation covering all growing areas (to be costed) 

- Repurposing of tree nursery area - potential plan to move fruit bushes from Bernt’s Border to tree nursery and develop soft fruit cage. (Fruits can be used for site made preserves & jams - reducing need to buy ingredients). (Bernt’s border would then come under maintenance of the gardening team). 

- Partnership working with a company/organisation to develop a Bokashi composting system. (This system incorporates a fermentation process using coffee grounds to deal with material such as brewers grains and food waste, making them easier to incorporate into the compost mix and not attractive to rats). 

- The system will be set up in the tree nursery area that has already been cleared by volunteers. 

- The system is somewhat experimental so it will take time and ‘try it and see’ approach to get the system working to its full potential for our site. 

## **Education** 

**Aims:** To develop an educational offer for school groups, in line with the national curriculum. We hope to develop educational resources for a range of key stages that schools can either use ‘self-directed’ or through visits hosted by us. The educational focus would be on the links between food production, biodiversity and the natural environment. Schools will be charged for visits/resources at a reasonable rate. 

Developing an educational offer will not only bring benefits in itself but will also support longer term plans and funding bids by building relationships with local stakeholders and demonstrating impact and links with the local community. 

**Achieved in 2024:**

- Beth Cullen and Emma Woods have begun developing a plan for resources and have hosted a primary school visit. 

- Beth has forged a link with Elthorne Park High School where a group of students did a project to bid for a pot of funding nominating Friends of Horsenden as their chosen charity. 

- Hedge planting and maintenance, and new fence installed around grass/fruit tree area between woodpecker hollow and canal path. Gradual process to get the public used to the idea that that section is enclosed from public use. 

## **Plans for 2025:** 

- Create a School’s Garden as an extension to Woodpecker Hollow. The idea would be to design and develop this in partnership with local schools to involve them in the process and ensure it fits students needs. 

- Build a shelter and handwashing station in the tree nursery area. (Sink already sourced free). This can be used by both volunteers working in that area and visiting groups. 

## **Community events** 

**Aims:** Create opportunities throughout the year for the local community to engage with the farm and related enterprises, educating on the activities and conservation practices that happen at Horsenden and the ecology of the surrounding area, and celebrating farming and countryside traditions. The primary aim of events is to engage the community, but they also provide a significant fundraising stream. 

## **Achieved in 2024:** 

- **Festival of Nature, 01 June** . Talks and tours about aspects of the site and wildlife that is local to the area. Nature trail for children. Market place of local wildlife & conservation organisations. Craft stalls. Food and drink stalls. Raised: £2400 

- **Apple Day, 14 September.** Apple juicing, Morris dancing, apple related crafts for kids. Music acts. Craft market. Food & Drink stalls. Raised: £3800 

- **Christmas in the Courtyard, 08 December.** Small scale event with craft stalls from Horsenden producers/crafts. Cakes & Drinks in hayloft. Intended to have a local choir as well as brass band playing Christmas music. Storm Darragh hit that weekend, so the choir cancelled and stalls were moved inside. Lower attendance than expected due to the bad weather - however we still raised approx £1000 

**Plans for 2025:**

- **Wassail, 25 January** . The traditional Wassail has previously been a small event for volunteers only but due to interest from the public the 2025 event will be opened to the community for them to come and watch the procession. 

- **Festival of Nature, 14 June** . Building on the success of previous years we aim to establish the Festival of Nature in the Horsenden/Perival calendar in the same way that Apple Day has become an established tradition. We will build on the educational aspects of the day and create opportunities for people to find out more about activities and plans for the farm & wider site. 

- **Apple Day, 13 September** . Continue the tradition of music and fun for all the family. Apple day is a well established date in the local community’s calendar. 

- **Christmas event, 06 December** . Possibly a craft fair. Content to be decided nearer the time based on team capacity and other events/workshops going on. 

## **Long term sustainability projects** 

## **Taking on the site lease** 

**Context:** Horsenden Farm site is owned and managed by Ealing Council. Friends of Horsenden have been using the Hayloft, toolshed, growing areas etc on an informal basis to this point. There is an understanding with the Parks Service but no written agreement. 

**Aims:** Gaining a long term lease for the site will give Friends of Horsenden security of tenure ensuring charity activities can continue for the long term regardless of any potential changes of personnel or plans at Ealing Council. 

Any bids for funding for development of the farmhouse will require a long term lease to be in place. 

## **Achieved in 2024:** 

- Dialogue with Ealing Council has been opened and information on the process has been shared. Two meetings with the LBE Strategic Property team. 

- Business plan to support the application from the lease drafted 

- First draft Tenancy at Will issued by Ealing Council (this is the first stage in the process, formalising FoH’s current site usage) 

## **Plans for 2025:** 

- Continue negotiations with Ealing Council, with support from the Parks Team, to first confirm Tenancy at Will, then proceed to Lease agreement.

- Further develop the business plan to support the lease process, incorporating newer plans around growing and educational activities. 

## **Restoration of the House** 

**Context:** The farmhouse has been left in disrepair for a number of years and is currently unsafe to use. Consultation activities took place in 2022 which showed significant support from the local community for the house to be renovated for the purposes of community use. Feasibility surveys & reports have been completed in previous years showing the viability and scope of the project. 

**Aims:** Restore and renovate the house building to provide office, enterprise, workshop and educational spaces to further support the charity's aims & activities - both through use by the charity and space hire to generate income. 

Ensuring the long term future of the house as a resource for the local community, safeguarding against either falling into further disrepair or being taken into purely commercial usage not fitting with the farm ethos or community needs. 

## **Achieved in 2024:** 

- July 2024. Applied and were shortlisted for Design for All project support fund. Although unsuccessful in the bid to win pro-bono project support, the application process enabled us to gain valuable information from experts in the field on the stages involved in developing this kind of project requiring significant grant funding. We were also advised on potential costs for each stage which can inform our long term financial strategy. 

- Conducted scoping meeting with an experienced fundraiser with links to the farm to gain insights into the role of fundraiser and what needs to be in place. 

## **Plans for 2025:** 

- Focus needs to be on securing the lease for the site as this will be a pre-requisite for any significant funders. 

## **Public enjoyment of farm site** 

## **Gardening Group** 

**Context:** Established in early 2024 the gardening group was set up to meet the dual needs of: 

- providing additional volunteering opportunities on the weekends, including lighter duty/more accessible tasks,

- and maintenance of the public areas of the site to keep them safe and attractive for the public. 

**Aims:** To maintain and develop the growing spaces in the public areas of the site to keep them safe and attractive for the public. Planting to be sympathetic to the methods, ethos and aesthetic of the farm, using native plants where possible, a focus on plants that support pollinators and using perennials where possible for greater sustainability. 

## **Achieved in 2024:** 

- Thriving and well organised group of volunteers established, with a core team of 5-6 volunteers driving developments. 

- Weekly saturday volunteering sessions. Which have evolved into members of the team carrying out gardening tasks independently on other volunteer days (mon & weds). 

- All public areas now looking well kept and stocked with plants. 

- Successful bid for free bulbs from the Metropolitan Public Gardens - Bulbs for London Scheme. 

## **Plans for 2025:** 

- Remove weedproof membrane from sensory garden to make weeding & maintenance easier. 

- Move fruit bushes from ‘Berndt’s border’ to previous tree nursery area and convert the area into a wildflower border. 

- Increase accessibility and safety of paths. Moving slate and shingle around to ensure this is better in short term and using hardcore and wood chip from HH’s stock.  Ambition to apply for grant funding to install a brick pathway, wide enough for wheelchairs, laid professionally and additional enhancements to pathways around the sensory garden. 

## **Site improvements** 

**Context:** While Ealing Council are the landowner and responsible for the structural upkeep of the site, Friends of Horsenden contribute to site improvements in order to enhance the site for both volunteer community use and for public enjoyment. 

**Aims:** To maintain and develop the farm site for safe, enjoyable and productive usage for both volunteers and the public. 

## **Achieved in 2024:** 

- No significant site improvement projects in 2024.

**Plans for 2025:** 

- Refresh of toilets to enhance cleanliness - replacing broken equipment e.g. seat in ladies toilet, bin in disabled toilet. 

- Proposal for drinking water fountain to be installed for public use - costings & practicalities of installation to be explored. 

## **Conservation on nature reserve site** 

## **Ecology Group** 

**Context:** Volunteer Group formed in September 2024. 

**Aims** : To conduct surveys to inform and  improve management and conservation of Horseden (meadows & woodland) and increase biodiversity, with a focus on indigenous flora and fauna. Additionally to provide data to open access for the benefit of all and to underpin future funding bids. 

## **Achieved in 2024:** 

- Core group of volunteers formed, including a range of expertise and experience around biological recording. 

- Aims established and outline plan formed for a schedule of surveys encompassing key species/habitats. 

- Horsenden Ecology group set up as a project on iNaturalist to allow for open access data recording and to feed into national data. 

## **Plans for 2025:** 

- Calendar of surveys  to become established. 

- Handbook covering aims, methodologies, calendar etc to be developed. 

## **Sunday Conservation Group “** _**The Woodlanders” /**_ **Rohais** 

**Context:** Dedicated and long-standing group of volunteers meet weekly on Sunday mornings and work on the wooded areas of Horsenden West, uncovering the historic buildings of Rohais and the paupers village. 

## **Achieved in 2024:** 

- Work continued to create a ‘forest orchard’, clearing scrub to open up the forest floor, planting wildflowers, improving drainage channels. 

- Creating increased sightlines from the road through to the meadows and wider view aids with traffic calming on Horsenden Lane by connecting drivers with their surroundings.

- Creation of ‘hybrid’ hedge, using both live planting and dead hedging techniques, along horsenden lane has served to both reduce fly tipping and protect the woodland area from unwanted footfall. 

**Plans for 2025:** Continue the development of this area. 

## **General Wednesday volunteer conservation tasks** 

## **Achieved in 2024:** 

Completed regular conservation tasks in support of the work of the Ealing Council Ranger, including, but not limited to: 

- Cleared area for and planted hazel coppice in old woods. 

- Maintained and planted new hedges across the site. 

- Thinned and maintained ‘whittler’s wood’ for tree health & fire safety. 

- Ditch work to create drainage and new ‘ephemeral’ ponds. 

**Plans for 2025:** Continue conservation tasks in line with habitat management plans. 

## **Business Development** 

**Context:** Various business strands have been developed with the dual purpose of providing stable and high value income to support the wider projects of FoH, and to provide development opportunities to volunteers to develop new skills and gain work experience. 

**Aims:** To provide value to the community through a thriving offer of courses, events and workshops for both cultural enjoyment and education on the subjects of conservation, sustainable farming and local history. Whilst bringing a sustainable income to support all FoH activities. 

## **Achieved in 2024:** 

## **Corporate volunteering:** 

- Relationship established with HandsOn London, resulting in regular groups attending the site. Staffed jointly between HOL & FoH. 

- Two independently booked corporate volunteering groups booked and staffed solely with FoH volunteers. 

## **Space hire:** 

- Processes and policies developed for administration of space hire. 

- Hosted our first wedding reception. Test case to see if the site is suitable for such an event. The day was extremely successful with excellent feedback from family and guests. 

- Relationships developed with two local crafters holding regular workshops in the Hayloft(Fermenting/kombuch making & Tufting).

## **Courses, events & Workshops:** 

- Successful workshops held in Basket making, hedgelaying, Christmas Wreath making. 

- Monthly educational  walks around the nature reserve site were well attended. 

- Small music event in December 2024, sold out at 40pax. Additional income made from refreshments sales. 

## **Planned for 2025:** 

- Expansion of Corporate volunteering offer, developing further relationships. 

- Development of formal, paid, corporate volunteering leader roles. 

- Expansion of courses and workshops offer through Beth’s flowers enterprise and new woodland workshop. 

## **Animals/Conservation grazing** 

**Context:** Friends of Horsenden (FoH) work in partnership with the Horsenden Rare Breeds (RB), a separately constituted group, to support conservation grazing on the Horsenden Nature reserve site. 

RB have a smallholding agreement with Ealing Council. The range of animals kept by the RB group has included cows, goats, chickens, ducks, geese, pigs. Although RB is a separate entity it is closely integrated with the Friends of Horsenden Charity and the workings of Horsenden Farm, which can be exemplified through: 

- The RB Shetland cows are used for conservation grazing on Horsenden Hill 

- Many volunteers work for both the Rare Breeds group and FOH 

- Eggs from chickens and geese are sold on the charity veg stall. 

- A significant amount of the work carried out by the general FOH volunteer group contributes to the maintenance of the animal accommodation 

**Aims** : Conservation grazing across the Horsenden Nature reserve contributes to habitat management allowing a wide range of species to thrive. 

## **Achieved in 2024:** 

- The two cows on site both successfully calved. One female calf has been retained to add to the Horsenden herd, one male calf was re-homed as keeping him would pose a risk to public safety. 

- Gruffalo paddock. There has been considerable volunteer efforts to remove scrub and professional tree removal work to tree stumps/roots that would be potentially dangerous to grazing animals.Actions taken mean this paddock is now in good  condition for accommodating animals including new calves. 

- Remaining standard trees will be left in-situ to provide shade. 

- Recent testing has shown that the soil in this paddock is in good condition. Herbal lay seed mix has been spread in the paddock and plants are starting to

show. This will increase biodiversity as well as provide beneficial food sources for the animals, providing nutrients and reducing the need for artificial supplements/medicines. 

## **Plans for 2025:** 

- Continue conservation grazing & develop working relationship between the two groups for strengthened collaboration.

   - I report to the trustees on my examination of the accounts of the above charity (“the Trust”) for the year ended 31/12/2024. 

- **Responsibilities and** As the charity trustees of the Trust, you are responsible for the preparation **basis of report** of the accounts in accordance with the requirements of the Charities Act 2011 (“the Act”).
