Income was £55.743. Expenditur8 was £58.148 (including
depreciation} with the result there was a deficit of £2.405.
Property Dlgelosure:
The Organisation owns the tre8hoid land and buildings Situated In
Finkie Street. Cottingham and shown in thè accounts at tho
original cost of £54,439.
The trustees are of the opinion that the market value of such land
and buildings is considerably in excess of its bookvalue but do not
feel that any u$&ful purpose vKuld be served in having a
professional valuation undertaken with th8 attendant costs. The
building is howeveT valued at £1,543,937 for insurance renewal
purposes.
Finances..
The C l O has adequate financial resources to meet its day to day
expenditure and follows the practice of financial prudenc8.
Re$erve¥'.
The C l O has adopted 2 policy of caution towards its finances and
reserves. Accordingly, they do not U8e funds unnecessarily,
However certain improvements to the building h8ve been carrie
out in the year reported on in order to ensure that li continues to
be attiactive to people wishing to rent it. The level of resewes is
maintained at the stated level to ensure that future maintenance
and costs can be adequat81y catered for.
Rlsks:
The C l O is not, as far as it is aware. exposed to any risks other
th8n those which are cOVe￿d by insurance.
Accounts:
The accounts comply with statutory r8quir8ments, the gov8rning
documentand the SORPISORP 271.

accounts. The Management Committee considerthat an audit is not required for this year lunder
section 43121 otthe Ch8rities Act 1993 (the actll and that an independent examination is needed.

My examination was carried out in accordance with the General Directions glven by the Charity
Commlssionars, An Èxamination include8 8 review of th8 accounting records kept by th8 ch8rity
and a comparison of the accounts presented with those records. It also includ8s considemtion
of any unusual items or disclosures in the accounts. and seeking explanations frorll the
managesrent committee concerning any such rnatters. The procedures undertaken do not
provide all th8 evidence that would be required in 8 fvlt audit, and consequently I do not express
n audit opinion on accounts.

The lollowing accounting policies have b88n US8d consistently in dealing wth it8ms which
are considered material in relation to the charitys accounts.
Accounting Conventlon
The accounts have be8n prepared on the receipts and payrnents basis and in a¢cordan¢e
with 8pplicable accounting stand8rds and Ststements ol Recommend&d Practice.
Incom8
All receipts from rents, donation5. investments and interest aro accounted for atthe tim8 the
C8sh is actU811y received.
2. Fixad Assets
The Trust's freehold propertysituated in Finkle Street, Cottingham wag erected in 1954 and 18
included in the accounts at its original cost plus additions to é2te, giving a total cost ol
£54,439. It Is valued tor insurance renewal purposes In the sum of £1.543,937.
The fixtures and frttings owned by the Trust have been acquired on an ongoing basis since
1954 and are valued for insurance purposes at £100,000.
