Trustee5 Report and Accounts The Mary Dains Charity Registered Charlty No. 1197401 Financial year to 31" December 2025 Objerts of the Mary Dalns Charity (Registered charity no. 1197401) 11} The object of the charity is to advance the non-conformist Christian Religion through the provision and maintenance of a Mission Hall. 121 The relief of poverty in the area of benefrt by the provision of facilities, grants, items or services to individuals in need or organisations supporting those in need including through the provision of accommodation. This wordin8 had been altered slightly by the Charity Commission to the above when on 10th January 2022, the Charity Commlsslon approved the creation of THE MARY DAINS CHARITY a5 Charitable Incorporated Organlsatlon with the re8lStered charily number 1197401. This alteration, made at the request of the 4 trustees after discussion with the Charity Comm15slon, was sufficient to allow the chapel building to be used for wider community purposes to glve It a practical future a5 well as for non-conformist reli8ious purposes. The Trustees The trustees slnce 2021 and during this financial year have continued to be: Peter Hill Diana Hoy Klmberly Led8er Steve Mountain We have been willing to take on the challen8e of giving the former charity of MARY DAINS'S MISSION AND HOLIDAY FUND CHARITY1253412) a charlty which had assets of a 4 bed-roomed manse although in poor condition, a Chapel / Mission Hall built in 1877 although in deterioratln8 condition and poor facilitie5, sitting on a 314 acre plot of land, and dwindlin8 financlal reserves, a positive future. This challenge has involved.. Revising the Objects of the origlnal charlty to give 8reater flexibillty in the future use and purpose of the Chapel / Mission Hall This purpose reco8nises that the charity needs an Income to sustain itself Turnln8 the former unincorporated charity into a CIO Registerin8 title to the property in the name of the CIO where it had not been previously reglstered wlth the Land Registry. Sale of The Manse 31st May 2024 with the proceeds after fees and other expenses invested in a relatlvely high ylelding money market-ba5ed fund so that the capital amount doesn't chan8e. These proceeds are available for the refurbishment of the Chapel and adding modern toilets and a proper car park at the side of the building with, the trustees hope. a residual sum available for the buildin8 of some almshouse bungalows. Havlng retalned half of the land, to build some almshouse bungalows for the benefit of people from the local and nearby villages in need of housing with whatever funds are remaining. Trustees Report for the year to 31 December 2025 The sale of the Manse was completed on 3151 May 2024 and the funds invested in a money market- based fund avallable to charities so that the capital sum remains intact and the money attracts better rate of interest than paid on traditional bank deposit. We took variou5 Steps to tidy up the site by: Having the land regularly mowed including the car park area alongside the chapel which we had cleared of brambles, nettles and weeds. Having a strong fence and gate erected alongside the13ne from the main road to the chapel. Secured the access to our neighbourfs property by erecting a good fence there. We interviewed three firms who we had selected to potentially help us in dealing with the total renovation of the chapel, with our first question being was It worth saving or were the costs of renovation likely to outweigh our available funds. These were firms which specialised in the renovation of old bulldings. It took some time doing this but we finally selected a firm to work with who turned out to be local to the Trimley area. This firm gave us a budgetary estimate for the costs of renovation. Thls figure was within our means to pay it and we therefore decided to pr¢xeed to a renovation of the building. The trustees are now in the process of getting the building ready for workmen to begin work by completing varlous survey5 etc. We are also making decisions about what works are necessary to preserve the future of the building for the next 100 years and what is not strictly necessary. We are conscious that It is very easy to spend lot5 of money and on things which are essentlally cosmetlc but that don't add practical value to the building that would make It better used in the future.
