At 31 December 2025 the balance held on Designated Funds was £30,525 (2024: £30,525), held on the General Fund was £276,362 (2024: £220,387) and held on the Endowment Fund was £533,855 (2024: £527.3 I 8). Full details of movements on the funds can be found in note 12 to the Accounts, on page 13. 

## **Investment policy** 

The cautious investment policy set in a previous period continues to operate and carries a moderate risk. Charity's investment funds were invested in accumulation shares held in the M&G Charity Multi Asset Fund with all dividends being automatically reinvested into the fund until December 2025. The decision was made to transfer these funds to Sarasin & Partners and this was complete in 2026. 

## **Future plans** 

There is a large capital expenditure expected in 2026 for replacing the communal windows(£ 159k) and the communal boiler(£ 14k) and a drawing on the investments is required to fund this work. 

## **Public benefit** 

The Trustees have considered the Charity Commission's guidance on public benefit and consider that the activities of the Charity meet its charitable o�jects and provide a benefit to the public. The primary activity undertaken by the Charity is the provision of accommodation to persons of limited means at a cost which is less than they might have to pay in the private rental sector. 

## **Trustees' responsibilities statement** 

The trustees are responsible for preparing the Trustees' Annual Report and the financial statements in accordance with applicable law and United Kingdom Accounting Standards (United Kingdom Generally Accepted Accounting Practice). 

The law applicable to charities in England & Wales requires the trustees to prepare financial statements for each financial year which give a true and fair view of the state of affairs of the charity and of the incoming resources and application ofresources of the charity for that period. 

In preparing these financial statements, the trustees are required to: 

- select suitable accounting policies and then apply them consistently. 

- observe the methods and principles in the Charities Statement Of Recommended Practice (SORP) 2019 (FRS 102); 

- make judgements and estimates that are reasonable and prudent; 

- state whether applicable UK accounting standards have been followed, subject to any material departures disclosed and explained in the financial statements; and 

- prepare the financial statements on the going concern basis unless it is inappropriate to presume that the association will continue in operation. 

The trustees are responsible for keeping proper accounting records which disclose with reasonable accuracy at any time the financial position of the charity and enable it to ensure that the financial statements comply with the Charities Act 2011, The Charity (Accounts and Reports) Regulations 2008 and the provision of the constitution. It has general responsibility for taking reasonable steps to safeguard the assets of the association and to prevent and detect f[r] aud and other irregularities.
