Club IThe Clubl 881ablish8d in 1955 as the UK3 2111 Club. The Club recewed its Charter from
Llon¥ Internallonal on April 1955 and is now approaching rts 70th year.

be a focal point for the Town. The Book Den i¥ run by members of The Club supportèd by a largo
and deduled team of volunteers. Customers come lo the from far and wKle across Sussex
and the Book Den provKle8 an important 8ervKe of not onty 8ellirwJ donated book$ and other tsm8
bul recycling those that may olherwise end up in landfil.

The Charity's Bo)kshop Iknown as the Book Den) continues to operate al ils latast location at
W88 Church Walk since il opened on lat July 2017. There are less than three years remaining on
the len-year lease acquired when the Book Den moved to its new premises. The ￿ase was
tran$fe*rred to the CIO from the fomer Charity Trust trustee$ a$ part of the change of charity 81alus
that took place in 2021.
The Book Den continues, as in past years, lo be run by members of the Burgess Hill Disliict Lions
Club and IheiT voluntary help8rs.
For the period the 8ook Den has produced a nel surplus of £48,073. No value has bèen included in
th8 financial slalements of the considerable asso1 of volunteer assistance provided by Lions Club
mambers, their partn6r8, or other shop workers. Tho charity continues lo be very grateful for this
valuable pool of support and wish88 to thank all concemed. In addition, our continued gratitude and
thanks go lo the many memboTS of the loc81 community who kindly donate books to the Charity.

The Lé*e on thè 8ook Dén was r&assi9ned from th8 Trustees of the Burgess Hill District Lion$
Club Charitable Trust Fund to the CIO a$ part of th8 change of Charlty Status that was effecteol
during 2021.
The Lease 1$ hékl by the Charitable Incorporated Organisation and thi8 provides limited liability
protection for the CIO Trustees and the members of the Club. However, in the unlikely event that
the CIO We￿ lo d8fauk on its obligations under the Leos0, under Property Law any liabilities
outstanding would ￿Vert to the prevK)u8 individual Trustees of th8 fome¥ Charitable Trust. For Ihl$
reason, the CIO continue8 to Bel 88ide suffi¢ignl re8grves to ¢over any oper81ing lease IlabS1ilie8 of
the Chartty Bookshop (See Re8erve8 Pollcy below).
Under the lem8 of the Bookshop lease 4t the >year point of the 10-ye8r lease, the initial rent (of
£10,000 pèr 8nnuml w88 reviewed and revised accordingly, with the revised rent being due from
the rent payment date In December 2021 al 8 r8te of £17,500 per annum1£4,375 per quarter}.
The current leasè on the Book Den will expire in November 2026 and with tho uncertainties of
whether a new lease will be granted by the landlord. and the future ol the Club's main fund-raising.
