The Pearce Co8gan Foundation is a charltable company. Ilmited by guarantee, incorporated on 4
December 2014, and registered as a charity on 11 May 2020. The company was established under a
Memorandum of A£sociation which estsblished the objects and powers of the charitable company
and is govemed under its Article5 of Asgxiation. In the event of the company being wound up
members are required to contribute an amount not exceeding £10
The trustees when complete consist of at least 3 persons. The￿ is not a maximum number of
trustees, and the trustees may at any time appoint a trustee to fill a vacancy or as an additional
trustee who 15 eligible and pemiitted to do so. The Chairperson shall seNe for a temi of 3 years and

The compary was fOrn￿d in December 2014 and was registered as a charity with the CharFty
Commission on 11 May 2020. The company is constituted under a Memorandum and Articles of
Association and is limited by guarantee. It VRS formed with two purposes:
to promote for the benefft of the inhabitants of London and the sOUth*ast of England by
providing an area for use as a community garden and other activrties and facilities for ￿CreatIOn
or other leisure time occupation of individuals who have need of such facilities by reason of their
yOLrth, age, infirmity or disablement, financial hardship or social and economic circumstances or
for the public at large in the Interests of Social welfare and with the object of improving the
condltk)n of life of the said inhabitants.

We help and Inspi￿ people who mi8ht otherwise find it dFfficult to do 50 to get outside, get active
and connect with nature. We also work to conserve and enhance the local meadows and ancient
woodland. All our activities are built on four priorities-
o Getting outdoors.

o Getting to know where your food comes from.
Getting in touch with nature.

These actNlties and the development of supporting infrastructure are funded from donations from
the owners of Green Farm and other member5 of the public. local fund-raising attivities and grants
from other charitable or8anisations. It is the trustees. objectNe that a significant proportion of the
operational fundin8 requirements will be met by donating the surplus from the commercial activities
at Green Fèrm.
The Pearce CoEgan Foundation 15 located at Green Fann in Shadoxhurst. The company has a lease
agreÈment with tho Owne￿ of Green Fami to lease the land used by the tomp&ny for the Wildlif
Community Garden for a peppercorn. The agreement also allows the company to use any other
parts of Green Farm to deliver its charitsble purpose free of charge.
We revtew our aims. objectives, and activities each year. This review looks ot what we have achieved
and the outcomes of our work in the 12 months to 31 March 2025. We have referred to the
guidance contained in the Charity Coinmission's general guidance on public benefit when reviewing
our aim and objettives in planning our future activities. In particular, the trustees consider how
planned a¢tNitie5 will contribute to the aims and objectives they set out.

BUSINESS REVIEW AND FUTURE PROSPECTS
2024-25 was a year of significant change. In particukr. we stsrted a relationship with Dandelion
rime. a Maidstone based charity Icc#: 11366131- Dandelion Time IDTI is a nature-based charity that
grves early support to children who've suffered from trdumatic experiences such as domestic abuse
and neglect. We help them overcome their emotional and behavioural issues to build self*steem
and confidence. and cope better at home. at school and in Itfe.
DT'S purrk)se is tightly aligned with our charttabie objectives. During the year. DT therapists have
been running sessions at Green Farm on Wednesdays. using the Potting shed in the Community
Garden, the space in the woodland at Fairyland and meeting the farni animals around the farm.
We are plannin8 to build a 60 sq. metre Community Room durin8 2025-26whKh will be used by DT
three days a weeL significantly increasing the impatt that can be achieved throuEh, what will
become, their Ashford base. DT will rent this space on a part-time basis from PCF.
Outdoor Camplng
Our Outdoor Fami￿ Comping programme uses our relationship the Outdoor People based in
Hackney to dellver 5-day weeks forfamily camping in Fairyland, the woodland at Green Fami.
These camps are expensive to set up and run with each week costing nearly £io.orxi. This includes
the costs associated with recruiting tsmilies into the program, mini-bus hire, travel for the less well-
off families, food for the week etc. Unable to get grants. this year. we decided that PCF should fund
the majortty of the program and we ran a week at the end of May 2024.
Community Garden
The Wildlife Community Vegetable Garden is a key resource ofthe Pearce Coggan Foundation and a
core aspect of our work.
We provide educational experiences and work placements for local children and offer volunteering
opportunities for people who are seeking to manage mental health issues. reduce stress or spend
more tlme outdoor5.
The garden was created in 2015 from a 0.24 hectare10.6 acres) rough piece of familand. leased o
peppercorn rent from Green Fann. It was initialFy cleared by the fam's pigs and has been developed
wlth wildlife in mind; we never use chemicals on land.
During the year, Shelly Woodcock was the Garden Manager, working with our new part-time
gardener, Nerys.
Shelly has brought a dIffe￿nt dynamic to the garden and instigated a full .ntrdr￿ policy. This fits
perfectly with the PCF and G￿en Fam philosophies of "working in ha￿nOnY wtth nattjre" Every
time a spade or fork turns over the soil. it is harniing the soil in 3 ways: it exposes precious carbon to
the air which Oxidises and 8ocs off as carbon dioxide- wt exposes arTrd lose¥ molsture, and it disrupts
the biology, breaking up fungal webs. hanning barteria and cuttin8 up womis. Not diggin8 makes a
significant contribution to soil health and carbon sequestration.
The Marlise Meuter greenhouse. which was bought with a number of donation5 in 2023, has proven
its worth, not only as a Spa￿ for growing but also a 8reat locatv)n for the weekly pop-up in
inclement weather.
We have been fortunate enough to build a strong relationshlp wwth a Iordl Community Servlce tearn
who, for Several years, have brough a Small group on payback 10 the garden each week. Tnls h35
been a v31uable resource fr)r the garden and is direct￿ in line with our charitsble purpose.

Through0￿ the year our staff and volunteers help us to grow a range of produce, which we sell to
Green Farm Spa & Retreats and, for donation5. at a weekty pop-up shop to rdise much-needed
funds. Produce and the popup shop donations together raised £3,812 during the year IFY23..

Our ability to provide volunteerin8 Opportunities 15 important to us and we have a few volunteer5
who come regularly. WWOOFers (World-wide Opportunities on Organic Farms) who stay at fj￿en
Farm and volunteer both on the fam and in the8arden, and ofcourse the regular Community
Service. During the year, we have had the following volunteer artivity in the garden.-
Volunteer people-days: 267 (Ff24: 2301. delrrfering 1,169 volunteer hours IFY24: 1.0321
School Vlslts
Visits by year groups from local primary schools is becoming a focus for us with the pupils spending
their time out on the farm and in the garden. In the garden. they learn about edible plants,
propagation and pollination, fftting in with their curriculum. In FY25. we had three visits from local
primary schools totalling 50 pupils. This is a program that we are developing.
Pop up Stall I Coffee
The company started a weekly veEetable stall in May 2020 to encourage visitors to come to
the Community Garden. Run entirely by volunteers. this has become a regular weekly event for the
local community aTbd has buiFt up a small but commttted visitor base who enjoy coffee and cake and
a chat. The donations gwen each week are useful sourcè of additional income.
We continue to average between 8 and 12 visitor5 each week, sometimes more. This 15 an important
weekly socialising activrty for those who do come. The popup currendy meets in the Marlise Meuter
greenhouse which limits our ability to grow the event and does provide Some constraints on our
ability to Use it for its proper purpose- growing plants. This event will move into the new
Community Room durin8 FY26, which will provide a much better home.
ECOKids
Aut¥Jmn 2022 saw the stsrt of our new ECOKid5 progrnm with Jenny Ramsay leading regular weekly
nature-focused actNities for pre-school children during tem times. The participants. with their
mother5/carers Spend about 2 hours at Green Farm. in the Community Garden and in Fairyland with
a dIffe￿fit nature theme each week, dirertly fitting our objectives of getting kids outdoors and in
touth with nature. During FY25, over the five 5-week temis, we had a total of 43 children
participating {FY24= 381.
We also run extra events in school half-temis that can include slightly older child￿n. During FY25 we
ran two of these events IFY24:51 with a totsl of 34 child participants IFY24.' 531.
The proceeds from running these events go to Jenny- PCF is willin8 to fund free or discounted places
to low-income families.
Famlty Events
We opened the garden during the year to two. large family events: an Easter-Egg Trail in April and a
Teddy-Bear< Picnic in July. Both events were free of charge, and each brought well over 150 visitor
families to the garden. The Easter Eggs and the Teddy Bears We￿ hidden around the garden and In
Fairyland, encourasins vi)itors to be walking in nature.

Conservation
While most of PCF artivities have been focused on the first of our chaiitabfe purposes. helping and
inspiring people who might otheThvise find it difficult to do so to Bet outside. get attive and connect
with nature. we are wn5CiOU5 that we have a second Purpose which can be pardphrnsed as working
in Colla￿ratIon with others to improve biodNersity on a landscape scale.
Green Farm has been c105ety involved with Kent Wildlife Trust (Kwf) forover 15 year5 including
commissioning a SUTvey of the blodiversity of all the meadows, swn50ring an app￿ntICe and the
creation of an annual nature calendar forthe Aslrford Meadows Project that included Green Farm.
created an Upper Beult Farn)er Cluster in 2019. The largest tributsry of the Upper Beult run5 at
the bottom of Fairyland and Green FarmlPCF t￿rne inaugural members. Since then, we have been
workin8 Wlth the cluster on various biodiversity projects includin8 improving habttats for
Nightingales & Turtle Doves.
In 2021. Southeast Rivers Trust (SERT) came to us with a project forthe improvement of the water
quality in the Beult. The Beult is the only clay valley rlver in Kent and is a designated SSSI (Site of
special Scientific Interestl from Marden, 7 miles downstream from Green Fami to its junction wlth
the Medway. The work will include naturtrbased solutions to flood the bottom of Fairyland,
includirE Leaky-woody Dams. blocking the strearn itself and digging scrapes to hold water. This work
will be done in 2015 and will provide an intorne strearn for PCF.
Future Prospert5
The owners of Green Farm are committed to funding the company to the extent necessary so that it
can carry out its purwses without having to rety on grants to meet its operational expenses. The
chartty will seek grants to support the fvnding of capitsl infrastructure projects. As the commercial
acrivtfies at Green Farm become profitsble, these will generate the funds required: in the meantime,
any shortfall is BNen as private donations by the owners of Green Fann. The Trustees are cOnf￿ent
that this fvnding model is sustainable.
We have declded that we wll convert an existing store into the ￿. metre Cnmmunity Room that
we have been planning. This is instead of building a new buildinB for which we have achieved
plannin8 consent. Dandelion fime will rent the facilty 3 days a week and they will give PCF £15.IXX)
advanced rent to help fund the build. This room will proV￿e an exciting new faciltty for both
charities, 8iving a warm. dry space for School visits, the Week￿ pop-up coffee shop and for Dandelion
rime to deliver their counselling sessions. This ￿11 provide a significant revenue stream for PCF once
the DT advance has been wound down.
The 8eult resilience project will be constructed durin8 2025, deepening our relationship with
and SERT and providing an excitin8 new habitat for wetland flora and fauna, and a 5-year revenue
stre8m for PCF.

FINANCIAL REVIEW
General
The Trustee Directors are responsible for preparirE the Trustee Directors. ￿port and the financial
statements in accordan￿ with applicable law and United Kingdom Accountine standards Iunited
Kingdom Generalty Accepted Accounting Practice).
Company law requires the directors to p￿pare financial ststements for each financial yèar. Under
company law the Trustee Directors must not approve the financial statements unless they are
satisfied that they give a true and fairvEw of the state of affairs of the charitable company and of
the incoming resources and application of resources, including income and expenditure, of the
charitable company for that period. In preparing these financial statements the Trustee Directors are
required to:
select suitable accounting policies and then applythem consistently;
observe the methods and principles in the CharTties SORP-
make judgements and accounting estimates that a￿ reasonable and prudent,- and
prepare the financial statements on the goin8 cofi￿rn basis unless it is inappropriate to
presume that the company will continue in operation.
The Trustee Dirthrs are responsible for keeping adequate accounting records that are sufficient to
show and explain the company's transactions and disclose with ￿asonable accuracy at any time the
financial position of the company and enable them to ensure that the financial ststements comply
wtth the Company's Act 2LI)6. They are ako respxjnsible for safe8uarding the assets ofthe company
and hence for taking reasonable steps for the prevention and detection of fraud and other
irregularities.
In preparing this report the Trustee Directors have taken advantage of the small companies.
